Halfway between Galveston and Houston proper, Dickinson’s convenience to both the beach and the big city makes it a popular place for commuters to call home. Dickinson Bayou leads straight out to Galveston Bay, making it easy to reach open water for boating and fishing.
One of the city’s most imposing landmarks is Sam Vitanza Stadium on the east side of town, home field for the Dickinson High School Gators. The city itself is primarily a bedroom community for the larger cities nearby, and those choosing Dickinson apartments benefit from convenient access to the attractions in both Houston and Galveston at their leisure.

Property Ratings at Beacon Lakes
During the day you won’t see parking as an issue but if you come home at night good luck finding parking.
Property Manager at Beacon Lakes, Responded To This Review
We are sorry to hear that you are having trouble finding parking; if you contact the leasing office we can look into finding you’re a reserved carport near your apartment home to ensure you have a spot each evening.
We have lived here going on 3 years and we have loved it. The management is very kind and helpful, my service requests are always answered very quickly and thoroughly. We feel very safe and it is such a beautiful community with the views of the golf course and they do an outstanding job with keeping the community clean and safe.

Thank you for being a resident of Beacon Lakes for 3 years and we appreciate the kind words! We love to keep our community clean for our residents to enjoy!
These apartments lure you in with a good location and nice floor plans. Then you realize you have to pay an extra $800+ a year just to guarantee a parking spot for you and your spouse. Even then wheels get stolen off of residents cars because management can’t figure out how to secure the property. These apartments used to be nice but the new management seems set on turning it into a dark, depressing, cookie cutter shell of what it used to be. Good luck with working out at the gym the weights get stolen frequently as well.

We are sorry to hear you are experiencing parking issues. During our tours with potential residents, we do state that parking is first come first serve and to guarantee a parking spot like a covered carport or a garage is an additional rentable item. The new management has done our best to upgrade Beacon Lakes once we took over as far as exterior paint, interior renovations, and renovations to amenity areas. If you have any further issues, you’d like to discuss – please contact the leasing office at beaconlakes@knightvest.com
I cannot wait to move! I have lived here for almost two years and new management is horrible! I loved it until new management came in and their changes are TERRIBLE for the tenants! The most recent offense is they took over half of the parking spots and reserved them, forcing tenants to pay $35 a month to park. There are only a handful of “free” spots…definitely not nearly enough for adequate parking. I cannot wait to move out! Great location, spacious apartments, bur management is awful! I cannot stress that enough!
We’ve been here almost a year and every time it’s time to pay rent there’s always a hidden fee for something . Love the apartment itself but I just can’t with the extra money we constantly have to pay each month . And not to mention the gate has been broken for months Now . So anybody could just come in . And residents hardly can ever get parking because non residents are parking in all reserved spots for residents . Not the best experience so far .

Thank you for reaching out. We do our best to be as transparent as possible in all that we do and apologize if there were any misunderstandings regarding our fees. We'd like the chance to meet to answer any questions you may have so please give us a call or email me at BeaconLakesMGR@pinnacleliving.com. We appreciate you bringing this to our attention and look forward to connecting. Sincerely, Charlotte C., Community Manager BeaconLakesMGR@pinnacleliving.com
People avoid this location: The management is really awful. They’re supposed to have 24/7 gym; however after Harvey they closed it and they’re still working on it. Your maintenance service requests will be managed extremely late and with only false promises. At the time of your moveout they will charge you in any way and believe me they will find a silly excuse for it. Few parking spots; and thin walls of the units are really frustrating. P.S the lizards and bees in this complex are found on the stairwell makes walking at night challenging. Don’t let their crocodile smile on first day or $1000 referral bonus etc tempt you. Just don’t waste your money.

Huge roaches, crappy appliances, poor customer, and not safe- ROUTINE burgulary. This place is the worst I have ever lived in! Please spend your money elsewhere!
I have been living at beacon lakes for almost a year and a half now, and I have to say the complex looks a lot better on paper. One of the major reasons I decided to live here versus the plethora of other options in the area is because of the amenities and the staff. Once I had moved in, those things quickly became the weak point of the community for me. I had some neighbors who were rather loud and always had people filtering in and out of their apartment at all hours of the night. Management was not interested in this when it was brought to their attention and nothing was ever done about it. This made for an uncomfortable living space. Furthermore, the amenities are more likely than not, not working. The pool was shut down for the majority of this summer, and the computers in the office aren't linked to the printer half the time. At the price point that is charged for my room, I would certainly expect more than a living space, I would expect the amenities to be available more frequently so that I can use them. My last concern was that there was a painting crew that was hired to redo the paint on all of the building and they left a mess, and were working for about twice the time they were supposed to, which made days off when I would stay home and relax, very challenging. Above all though, it seems like there isn't much you can do about it, it seems when you voice your concerns they are acknowledged but rarely addressed. This experience has convinced me to move on to a home purchase, because for the money being spent, I do not benefit from the convenience an apartment is supposed to provide.

Dear Resident, I sincerely apologize for any inconvenience you have recently experienced. As the new manager of Beacon Lakes I have walked the community and all of the amenities. The dog park is operational and mud free. However, I will inspect the park after the next rain storm to see if there is any problem with drainage. The pool areas are fully functional and sparkling and my intentions are to keep it that way now and thru the next summer season. Our community recently conducted a major project and added 23 new parking spaces to Phase 1. Additional parking will be added to Phase 2 sometime early next year. The community is also currently being fully painted to enhance its curb appeal. This project should last thru the remainder of the month. Please call me directly to discuss the matter of your walls cracking so we are able to address this. Thank you for being a Beacon Lakes resident and I look forward to being part of the solution. Sincerely, David Ferreira Community Manager Beacon Lakes 281-337-1133
If you are looking for a luxury apartment, do not be fooled by Beacon Lakes. The floor plans of the apartments are very nice but all the amenities you pay for are either under maintenance or broken. The air conditioners inside the apartments constantly break down and need repair. The office team doesn't seem to care much about anything. The pool is closed more days than open in the summer, the dog park is always covered in mud and over grown grass, and parking is terrible. With such high rent these things should not be happening. We have recently had large cracks in our walls and notified the office. They acted super shocked and told us they would have someone look at them right away..we still haven't seen anyone. The buildings are covered in green mold on the outside and the bushes are overgrow. The apartments themselves are very nice but everything else is very poorly taken care of.
Property Manager at Beacon Lakes, Responded To This Review
Dear Resident, I sincerely apologize for any inconvenience you have recently experienced. As the new manager at Beacon Lakes Apartments I strive for excellence and hope to address all the matters & concerns you have mentioned. I would like to invite you to please contact me directly so we may further discuss. I would like to mention that we are in the process of painting the entire exterior of the community. We’ve also recently added 23 new parking spots in Phase 1 of the community and are planning to expand the parking area on Phase 2 of the community early next year. Again, please feel free to contact me with any concerns. I look forward to helping resolve your service requests. Sincerely, David Ferreira Community Manager Beacon Lakes 281-337-1133
I have been a resident here for approx. 4 years, response to maintenance issues is excellent, being a senior on a fixed income is a challenge to live in a safe environment but management tries to work with me. If I were an apartment manager/owner I would try to keep good tenants like myself because constant turnover is costly just as paying low wages and having good employees quit which requires re-training is foolish and costly also!!
These apartments are nice.l but parking could be better, guest don't park in guest parking and the tow truck never comes to check like they did before new management so parking gets crowded sometimes, prices are competitive with the area and I don't have any pest problems, I have lived here 3 years
Apt is not too bad, needs parking is very limited, administration company sucks
For this being my first apartment I have had little no issues and my experience has been great! The size is wonderful, I have a one bedroom with almost 900 square feet. The kitchen is a decent size with dark appliances and dark cabinets, very modern! The bathroom and closet are huge! My favorite part! I have a garden tub and a walk in shower with double sinks, and cabinet space underneath... plenty of space!! The bedroom is a nice size as well , I don't have much furniture but what I do have fits perfectly in all of the rooms. The maintenance guys are very fast in responding to all request. I do not have much interaction with the office staff, which is a good thing, but when I do the ladies are always helpful and friendly! I do not have a pet but this is definitely a pet friendly place! The gym is decent for an apartment, better than the other properties I visited in this area. The location is wonderful, you are literally minutes from anything you can think of! Shopping, eating, beaches, entertainment... prime location!! The only down side is parking, I work varied hours so I may get off late at night or early morning and it is very difficult for me to find parking. There are reserved spaces and garages available but I don't work those hours often so I didn't see a need for it. Parking for guest is VERY limited,(I live in the newer section so there aren't as many spaces available as in the main building area.) My sister came to visit one night and couldn't find a space so she parked in a section not marked for visitors and she did receive a warning the next morning, so towing is definitely enforced!! I've had a few extermination issues but nothing major or horrible and since the exterminator comes once a week it was taken care of VERY quickly! The walls seem very thin at times, my upstairs neighbors are VERY noisy and I can sometimes hear a dog barking from my neighbors behind me but other than that it's very quiet and peaceful. There are a lot of medical professionals, elderly residents and a few families with children, so there aren't lots of parties late at night or loud music playing, very quiet complex. I highly recommend this to anyone looking for a very decent size apartment for a fair price in a prime location!
