Property Ratings at Bear Run Village
We have really enjoyed ourselves so far at Bear Run. Love the beautiful spacious apartments and the fireplace has come in handy during the cold winter months. It is so nice and relaxing to be surrounded by the woods and near nature. The people have been very friendly. Management at Bear Run has been great to work with. We are excited to experience the apartment complex in the upcoming summer months and to be able to enjoy the pool!
I have rented an apartment at Bear Run Village for the past 2 1/2 years. I can tell you the previous owners of this complex had pitiful customer service skills (as lots of the old apartment reviews say)and they couldn't have cared less about the people renting apartments. That all changed in mid 2020 when the new owners took over. The staff of Berger Rental Communities have come in with a "customer first' attitude and I can tell you the changes from a customer's perspective are real. They are investing big time $$$ in property improvements all over the place. The new owners have a multi-year property improvement and action plan focused on making this the premiere place to rent an apartment in the North Hills. I know this because we receive regular communication updates from the leasing office on what is going on all around us. When apartments are vacated Berger's team comes in and completely renovates every apartment before putting them back on the market for rental. The maintenance team is first class and highly responsive when you need something repaired or fixed. There was a well orchestrated Halloween event for the kids and there are plans for other kinds of celebrations and community activities throughout the year. So if you've read old reviews about this place I can tell you as a current resident things are much different today and this is a place I would now recommend to my friends as a great place to live. In summary: the staff listens, they care about the renters and they are focused on making Bear Run Village a great place to live! You can't ask for more than that!
My boyfriend and I have lived here for just over a year. We love it here! It is a nice, quiet neighborhood. All of our neighbors are very friendly. It's just about 15 minutes to get to Robinson, Mcknight Road, or Cranberry. Maintenance is prompt and professional. Our AC broke last August and we had it replaced in less than 24 hours. You get a lot for your money here, and cannot beat the location!
I lived at bear run for just over and year. Management is quick to respond and maintenance is really fast. My only call out it to make sure that you write a very detailed report when you move in on everything wrong with the apartment and TAKE PICTURES. Also take pictures when you move out of the condition of the apartment. I had the carpet and the apartment professionally cleaned (they will charge you for it if you don't) and workers went in after I had left leaving marks and they charged me for it. the apartment was in better condition than when I moved in and still did not receive half my deposit back.

I currently live in this apartment complex and i am astonished on how i have been treated as far as a tenant living there. I have emailed about several things to be fixed, and cant seem to get a return email or call back. They used to be great, and i have lived here for almost 4 years. NO updates to anything, things are falling apart landscaping is HORRENDOUS, SO MUCH FOR LUXURY LIVING whoever the new owners are really need to step in.
We have lived here for 3 years, and in 3 different buildings. We have yet to ever have an issue, and the value you get for similar apartments in Pittsburgh is outstanding. The neighborhood is well lit, safe, and friendly. Shawn has always been a good help and responds promptly to your emails. Maintenance has came same day every time we've put in a request (5/5). We have looked elsewhere, but Bear Run gives you that "home" feel and we wouldn't pick anywhere else in Pittsburgh. Highly recommended.
Under no circumstances should anyone ever live here. Its too expensive for starters. The management here do not care for tenant safety as seen by our hot water tank blowing 4 times and spraying boiling hot water everywhere and injuring me and the other tennant. Management is rude and unwilling to do anything over the bare minimum to 'fix' a problem. They will try snd nickle and dime you for every little thing, amd most of the time its their fault. Our apartment is full of mold amd we tried to get a professional to look at it and their maintenance guys took one look and marked "its fine". People fly in their cars all around the parking lot to the point where i almost get hit several times a day. Avoid this mess of a complex at all costs.
I've lived here for four years and I have really don't have many complaints. Although I've heard that management has had some ups and downs, personally I feel very safe here which has always been my number 1 priority. The quality and sizes of the apartments here are really amazing for the price, especially compared to other areas in Downtown which are just ridiculous (and thats coming from someone who use to live down there). The property is right next to the highway which makes the commute super easy. I'm in downtown within 20 minutes and in the airport within 10. It's also super quiet and relaxing. I've always preferred quieter neighborhoods since I do a lot of work from home, and this complex has been a great fit for my lifestyle. I've been an active user of the pool and fitness center, I also have a dog that has been very happy to have so much space and other playmates around. Maintenance is responsive and thoughtful, if you ever have any issue Karl is the man, he's great! Overall I've thoroughly enjoyed my time here, I´m preparing my moving now because of a new job in Maryland, yet if I didn't have to leave Pittsburgh I would continue living here. I hope this is helpful for others seeking their new place!!!

RESIDENT 2007 - 2018 I just renewed my lease to stay on for my 10th year at Bear Run Village! I've been happier here than any place I've lived. It's a wonderful, safe, well kept apartment community that I'm proud to call home. My apartment is bright & beautiful with all the amenities I could ask for - washer/dryer, dishwasher, fireplace, central AC, walk-in closet, laminate flooring, nice size deck! The apartments are well insulated from noise. It's very quiet compared to other places I've lived. The complex sits up on a hill surrounded by woods and away from traffic and city noise. I have an amazing view from my deck and enjoy a variety of birds. It's a very dog friendly community - great for walking. The office staff is wonderful and I've always felt well taken care of and have been treated with courtesy, caring and respect. The maintenance guys are awesome - very friendly and professional and quick to respond if you have an issue. Snow removal is amazing! No worries in the winter. This is a great apartment community with nice neighbors of all ages. I would highly recommend Bear Run Village to anyone!

I've lived at Bear Run for 9 years now and have always been very happy here. I've been an apartment dweller all my life and I find my apartment at Bear Run to be the quietest and most well built of any that I've lived in. The office and maintenance staff are wonderful and take good care of their tenants. I've always felt very safe here. For me, it's perfect. Location is great. Equally close to I 79 and 279. Giant Eagle and Target just a couple miles away. I have a beautiful apartment with a washer/dryer right off the kitchen; a nice deck, a great view, a fireplace, low utility bills. I can have pets, there's a car washing area. I don't know what else you could ask for in apartment living. Definitely recommended!
Lived here for a year and documented all problems prior to move in. Once we moved out we received a letter in the mail stating that we would be responsible for paying in excess of $800 for new carpet even though the issues they claimed were ones that we clearly stated on our move in documents. Do not fall for their scams unless you want to pay in the end.
I wish I could give them a ZERO star rating. I lived here for a year and the management is awful. The people working at the office are extremely rude and never helpful. Our garbage disposal was broken when we moved in and they tried to charge us for breaking it! The outdoor balcony is rotted and moldy. The carpets are stained and frayed and no matter how thorough and accurate your description of the EXISTING damage on move in day is they will still blame you for everything when you move out. Not only will they keep your security deposit but they will charge you hundreds of dollars extra and give you three days to pay. Avoid the headache and avoid this scam!

We are sorry you had such a poor experience with living at Bear Run. There is no excuse for rude or unhelpful behavior by our leasing agents or property managers. We are under new management and we take pride in making every attempt to meet the needs and exceed the expectations of our tenants. The staff that had such issues in the past are no longer employed by our property. Major renovations have occurred since your stay with us, and other updates and renovations are ongoing on the property to improve the experience of all of our tenants. This includes everything from new gym equipment in the fitness center to newly renovated townhouses to a completely revamped service experience with courteous and professional leasing agents. When a tenant moves in, we give them a checklist and opportunity to review everything in their new home and mark anything that is less than perfect, which is ideally nothing. But if anything is missed by our team, we repair or replace it right away and never charge for any preexisting condition. The vast majority of our tenants have no issues on move out and if there is any damage whatsoever on move out, we photograph the damage and explain and discuss any relevant charges with the departing tenant after comparing with the initial walk sheet. We apologize that your experience was less than ideal with Bear Run and we will work hard to make certain no tenant in the future experiences the issues you dealt with in your stay with us. The leasing team and management that were on the property when you lived there have been replaced with an attentive staff focused on the needs of our tenants.
This community is marketed as a luxury complex. Aside from crown molding in the living room, most of the appointments around the space does not quite meet luxury standards. The grounds are well maintained though as well as the pool. The rent is reasonable.
