I hate to have to write a review like this, but probably not a place to live if you’re looking as a resident. The care of the complex overall is poor- trash piles up near the dumpster for days, trash is left around the complex without being picked up my maintenance or residents. The gym is never cleaned and smells like sweat and cigarettes. I showed the leasing office a video of a severe ceiling leak in my bathroom and still, nothing has been done about it (not to mention I have placed work orders for it that have been ignored). I was promised on move in day that the mold in my bathroom ceiling would be addressed; it hasn’t been addressed BUT more mold has grown instead. Poor quality interior appliances and materials- the dishwasher doesn’t actually clean dishes but leaves them still dirty with a greasy film. And my fob key goes on the fritz on a monthly basis. I’m incredibly disappointed in the difference between what I was shown and promised on a tour, versus what I actually received.

Despite living at this property for over 5 years, I would never recommend it while it is managed by American Landmark. I'm sure if you are a prospective tenant, they're attentive and communicative, but once you actually live here, any issues you experience will just be brushed aside. After having issues with neighbors for months, the office managers were unwilling to offer me any assistance in providing a discounted unit elsewhere on the property or covering costs that I would incur to have to move to a different unit at the same price. I was basically told, you can move to a different unit and that's it, all because they refuse to do more than the bare minimum at addressing tenant's concerns. Previous property management companies were attentive and willing to work with tenants, but that seems to have gone away with American Landmark. The only reason they aren't left with 1 Star is because the maintenance staff is usually quick to respond to maintenance requests. Other concerns: - Rent keeps going up despite no additional value added to the units aside from putting in a new countertop and painting some cabinets. - There is a "technology package" included in your lease (not reflected on the rent prices on these sites though) that is basically inadequate apartment-assigned community wifi and basic cable for $89. - Mailboxes are perpetually broken and half of the wall is always open, leaving mail exposed to anyone who happens to walk by.

Are you planning on moving here? Well, plan on getting your identity stolen by the people that break into the mailboxes. This place has made my life a living nightmare. For months now, they have been breaking into our mailboxes and the maintenance staff just repairs them and let the stealing continue. No security at all. The most unsafe place I've ever lived in. The replies from the admin office are vague, to say the least, and they have not notified the residents of these ongoing issues.

While being here only 1 year I've seen at least 3 or 4 managers come and go. While claiming to be "luxury" apartments it's really just a shiny facade and not actually that luxury. On top of that Tennants were forced to pay for upgrades that weren't needed or wanted. They made us leave the apartment several times for them to complete remodels not caring that we had a 7 month old baby to take care of. On top of that the "upgrades" were of the lowest quality work and have since already crapped out. It's obvious that the new property owners really only care about making money. The valet trash service costs $30 a month and leaves the entire community looking like garbage since a majority of people who live here don't follow the rules, which means garbage everywhere when you leave and come home (also the compacter rarely works so there is huge PILE of garbage you have to drive by every day. There are security gates that never close. A bunch of mailboxes are broken and can't even lock. They forced us to sign up for a $90 technology package for internet and TV and even after a month never explained how to access it. We recently had a bug problem. They are short on maintenance crews (BEFORE the pandemic) and repairs are rarely completed in a timely manner. There are several other reasons this place is not worth staying at. Sadly, if you decide to break your lease they want 3 months worth of rent to do it. There is a good chance that once they finish gentrification of the complex all these issues will be a thing of the past, but I fully regret ever moving in here. Again. This has been my personal experience and others may love this place.

The reason I gave it a 1 star is because it does not deserve an overall three stars, plus the bad outweighs the good by A LOT. I have supplied some of my reasons here. I also advise that everyone read their contract completely before signing and ask questions. I WILL BE UPDATING THIS REVIEW ON A REGULAR BASIS. Issues in no particular order of importance; 1. The gate has not worked since I moved in late December of 2019 and still doesn't till this day 02/21/2020 - was told I'd get a key fob for the gate. ( didn't get one) 2. Still have not received washer machine and dryer machine - I was initially informed it would be delivered a week after I moved in, and I have asked numerous times after that. (I gave up asking - make sure it is in your apartment at move-in.) 3. There is nothing in place for resident safety - There aren't many lights here on the grounds so at night its extremely dark. There are no practices in place to even mitigate safety. 4. There is a great amount of unused covered parking and almost no-one uses it so if you get off at 5 PM and it takes more than 36 minutes to arrive home chances are you are parking along the sides of the complex (just get rid of some ports and incorporate some light fixtures) so at least if I have to walk with my child to my apartment from across the complex there is some sense of safety. 5. Uneven and broken terrain - mean there are cracks, loose gravel, and sharp and acute dips in the concrete pavement that goes unnoticed by management (not even a warning sign or cone) 6. The doors are not sealed properly - I learned this quickly once the temperature started to drop, no amount of heat keeps my apartment warm unless it is continuously running. 7. The bathroom toilets in the apartments are small and the bathroom sink water pressure is almost nonexistent plus the water heater and HVAC equipment are kept in the bedroom closet. (these may be more personal preferences but important FYI's) 8. The management/lease/maintenance team could improve (also refer to the good section of this post) The good in no particular order; 9. Mailbox keys - I struggle daily to open my mailbox because there is a lock malfunction or a box malfunctions it is so bad I thought I had the wrong key for a long while and did not get some important mail. (I still struggle with it)

Since the new company took over in the summer it has been horrible. Maintenance has left my apartment door unlocked, vendors were in my apartment without my knowledge and I came home to some strangers sunglasses in my apartment - never left a notice that someone had entered. It takes over a week to get work orders completed. My lease is up 2/21 and I have been calling for three weeks asking for a renewal notice and still have not been able to get one. Office staff is rude. Apartments are scary at night - lots of loud screaming, police visits, people lingering around in the dark. JUST DONT DO IT. The inside of the apartment is nice so don't get sucked in. Worst apartments I have EVER lived in.

If your apartment is important to you do not rent here. They are unhelpful and ignores tenants from all angles. These people over promise and under deliver from every aspect. I wish I could put 0 stars.high rent and the worst living conditions.

Please be aware. First, we signed the lease for more than what we were quoted when we paid the deposit and was told it was set. Second, we move into the unit to find that clearly no one had been living there due to the a/c not working at all and pest all through out the unit (which has not improved) it took them almost a week to actually get the a/c working. Since we have been here alittle over a month the a/c has broken at least three additional times. Victoria is great, however new staff and New maintenance men are cool but slow to respond. We still have not received simple things like key fobs to get into the gated complex. Overall this complex is not as advertised or what you will think it is upon first sight.

I have leased sight unseen. Belinda has been responsive and when she has been off Jason has been a great help. Very professional. I haven't seen the apartment yet but we are relocating from another city so based off what they have described it will be a good place for home for the next 2 years while we build a home.
Hyde Park @ Wells Branch has improved but can improve a bit more. Safety features can be added (security patrol onsite); benches along the gate (especially for the kids to sit for the bus); additional weight room (by the other pool) *not being utilized... I would recommend it, though. :0)
The delay from the initial report of a problem is concerning as it was off season for an AC repair.

Parking is always an issue and at the end of the day who wants to have to fight for a parking spot . Only other option is pay extra for covered parking

My personal experiences overall at this complex have been good. If I didn't like the complex, I would have definitely figured out other solutions that would have let me leave the property instead of transferring to a one bedroom when my roommate flaked. I would recommend to someone else.
If they are looking for a truly secure community, I would not recommend the Hyde Park at Wells Branch, because most of the time one or all of the gates are broken in the open position.

I would recommend Hyde Park at Wells Branch because the transition into the apartment has been great. The maintenance team has been very prompt at helping fix issues from previous tenants and has gotten everything in working order. The office staff is efficient and kind and the complex is generally clean.

Starting with the leasing Agent Belinda, our experience from the start has been nothing but positive and pleasant. With maintenance issues, we have only dealt with Louis and he has been nothing but timely, consistent in his delivery of service. Megan was great. She clued us into options we had to get out of our current lease early so we could move into these apartments ASAP.

It's a nice place to call home. What i appreciate most is having the choice to select carpet and having all the storage space so important too me.
I personally think it's expensive for this area, especially since this area is known to be a little unsafe. We've had mail stolen, and my boyfriend has had his car hit twice (once it was totaled) by reckless drivers (who were at fault). However, I still enjoy the community because the staff is nice and I love my remodeled unit.
While this is a great apartment with great value, a few things are lacking quality wise. All in all I would recommend this apartment to others.
Maintenance is fantastic in terms of my own experience. The only factors I'd consider in terms of a recommendation have more to do with overall cleanliness. Trash in breezeways, the conditions around the compactor, etc.. It's disgusting.
The staff are super friendly and nice while maintaining their professionalism. They were able to answer all question and offer advice as well.
The renovation of the apartment looks amazing. For a 1 person, 1 bedroom apartment, there is just enough room for a little social with friends and still have elbow room to walk around :)
Insulation is not great so you could hear everything from outside and the draft is a waste of energy at the end. Trash situation is out of control near compacter
For the most part I would recommend the complex with a remodeled unit. I think the prices are really high, but that's the going rate now in Austin which sucks. The buildings themselves are old so that means the electrical, plumbing, foundation etc. isn't great but the location is really good and I don't think the neighborhood is too bad.
When I asked to speak to manager I felt that the person did not want to put me thru to a mgr. all i wanted to ask was if I could please get out of my lease 30 days early since my daughter was in the Houston hospital and she needed me to move with her, where I am now, I had to wait ten days, I was told we will get back to you by Nicole yet she never contacted me, I had to call her and all she said was oh I thought someone else let you know.
The staff were absolutely great. I love the location, and the apartment management was very honest in billing practices. They are also very caring towards residents. This is the best complex I have stayed in, and I totally enjoyed living here.
It's a beautiful spacious place and all your amenities and service are excellent but the Insulation is not great so you can hear every conversation and noise from windows and when it's cold it is really felt. The trash problem it the recycling bin area is out of control with non recyclable items
They almost ruin my excellent credit score because of the incompetent manager and staff. Karma!
