Property Ratings at Beechmont Townhomes
The apartments and outside are full of roaches and you can hear the mice in the walls. My neighbors & I both moved bc maintenance is a joke. They need to tear these old apartments down and rebuild. Oh, and there's mold.

First, let me start by saying this, I have lived here since the 80s, when it was Washington Park and I absolutely love it here. I have seen many people come and go but I call this place home. Second, the reviews that are being posted online cannot be true. I have never seen anything like what is being posted and quite honestly, it sounds completely made up. I can assure you, I have never heard of or even witnessed of any gang wars, garbage everywhere (except what I see people clean out their cars, instead of putting it in the trash) or rude staff, etc. The staff has always been pleasant to me and I have been to them. I have noticed people getting their stuff put out, maybe that is why there are bad reviews being made but that is not the property's or staff's fault. I'll end this with...don't always believe what you read and that's coming from someone who's lived here over 30 years. PS...There are several of my neighbors who have lived here a long time.
Don't be fooled, they changed name from Washington park cause it had a bad name, cause the poor ratings an the ppl. Changing name didn't change they quality, still the same, careful hanging anything cause chunks of paint will come off wall, maintenance take 2 mths to fix things, mice are over ran, basement floods, an office is nice an helpful only when u sign ur lease. They forget to tell you rent is raised every year with no cap on it.

I have lived here for a year now and I just renewed my lease. This place is dog friendly and there is plenty of space for my dog to walk. the office staff and maintenance are very friendly and understanding. I defiantly recommend this place

This is my first apartment and at first I was extremely nervous but the staff has been so helpful and pleasant. They have helped me with some of my questions and concerns about being a first time renter. It's a great community and I would recommend living here.

Great place to live and it's close to everything. The staff is great and any work orders that I've had are completed the same day. I have been through many management changes and I cannot not say enough about all the positive changes here. The property is always clean and the staff takes pride in keeping it that way.

My family and I moved in about 7 months ago and we love it. The staff is very friendly and helpful. The property looks very clean and well kept. We love the new paint colors.

The leasing office will show potential renters a model apartment misleading them to believe the apartment in the lease agreement will be of similar quality. The differences among units being that some would have either carpeted or hardwood flooring, and that you can choose between a finished or unfinished basement. Apartments have poor renovations with drywall issues, multiple layers of paint preventing doors from closing and worst of all flooding in the basement smelling of sewage.

Seriously, stay away!!!! This place is a joke. They’ll show you the model apartment, which is absolutely beautiful and perfect BUT the home you’ll move into is quite different. Quick, half done repairs throughout the homes, epidemic basement flooding with sewage, and intrusive staff (they feel that if they knock 3 times, they can enter your home as they wish). They just changed their name this week to Elements, but look up Washington Park Townhomes for a better idea of the quality (or luck thereof) this place offers. Also, you can go to Louisvilleky.gov and do a search of the complaints to the health department for each address, I wish I would have known to do that before signing the lease because there have been multiple reports regarding basement flooding from previous tenants that resulted in code violations and citations. Seriously, stay away from this place and these awful people.
