Property Ratings at Bel Air Oaks
I have nothing but good things to say about the apartment complex. They make the process so easy. Maintenance is on it! If you have an issue they address it right away!

We really appreciate your positive feedback! It's great to hear that you found our maintenance process so efficient. We will continue to strive to provide top-quality service. Thanks again for choosing us!
Worst place we lived. Paid a huge deposit to move in stayed one year exactly then moved. They did a walk through and stated what they would charge us that would come from the deposit. Low and behold the deposit comes in the mail missing over $1000. The charged for everything under the sun that was never mentioned when I made last payment. People are a complete ripoff and get over. Do not give these people your hard earned money. Also was literally promised to get $130 back waited and waited. Had to call them back just to find out that part of the deposit wasn’t coming back either like my god did you look at deposit amount and say let’s get our employees a bonus or pizza party with my money And don’t respond with I’m sorry about your experience. Respond by giving me the rest of my deposit back after staying in that hell hole.
I lived here for only 2 or 3 months about 4 years ago before I had to break my lease. Trash was every where, horrible roach infestation, poor office management. And constant leaking when it rains and leaking pipes that caused very high water bills. SERIOUSLY STAY AWAY
This place is nothing short of a joke. We have loved here for a few years and it has been a nightmare. Poor management, neglectful maintenance, broken promises, crime, drugs… you name it. You’d be better off homeless. What a joke. Once again we are without water. I have sent 7 emails to management and not a single one has been responded to. Nothing like having Christmas with 3 kids who can’t even flush a toilet due to the negligence of the manager. Nearly 48 hours in and they silt haven’t contacted a licensed plumber, they are relying on the onsite maintenance team to fix this water issue. DO NOT MOVE HERE.
Property Manager at Bel Air Oaks, Responded To This Review
We are so sorry for the inconvenience. Due to the cold snap the community experienced a large number of plumbing related issues that resulted in the need to shut off the water. We did contact several plumbers and were on a wait list, our team worked hard to address the issues. Thank you for your feedback, we are continuing to work on improving our process.
I liked the place at first but it's terrible now. been here for over a year. there's trash constantly throughout the complex. I've called and went to the office several times for work orders. Work orders don't get done. I've had an appliance out of commission for over a month. They don't care. They never call you back. Pest control is a joke. Don't do it.
Wish I could give it a zero. All the reviews are true. Had no air for weeks, took many calls to get anyone there to fix it. Freeze happened in Feb and when I left in Sept, my wall was still a huge hole - never fixed after multiple calls and being told it would be fixed. Left for three months to visit family and came back to a rat issue. Pest control just stepped over the issue. No traps laid until I complained 3 times and left a bad review. No help from office. Lost thousands of dollars (clothes, washer, freezer, housewears) and was charged for clean up and damage (not due to anything from me, but from rats). Tried cleaning apartment, but the rats made a huge mess and no air in end of summer. I have many pictures that showed dead rats in my washer, the stove, the broken wall. American Communities is the property management. I'd run from anything owned by them.
Me and my wife with our future son that is due in a few months moved in just maybe a month ago. Please don’t believe the photos that they use online. All you need to do is if you visit, take a walk through the entire place and you’ll see what they are hiding. People will pile up their trash bags by the side of the road. Since the valet trash crew won’t pick that up, it’ll sit there till a maintenance person does it themselves. So it takes a few days. Unfortunately, there is a pile up, literally in front of our door. Ive been emailing and talking with them to stop this since it COULD attract rodents, bids, bugs etc and guess what just found our food….. a rat. It got in some of our food and pooped in different spots of our apartment. Now, we keep our place very clean, so I wonder what attracted them to our place… Do not come here! Oh I can go on with all the broken beer bottles everywhere in the street and sidewalks.
Literally could go on and on. Current resident - horrible they don’t care about their residents, pay my bills on time, keep to myself but they don’t care- haven’t had air conditioning in a week and it’s july in texas. haven’t gone 60 days without an issue in these apartments. I have been here since January and it’s horrible. They scratched my brand new washer and dryers. Almost had my car towed because they forgot to register my parking pass and the air goes out every other month. not to mention the water gets turned off at least once a month. And don’t even get me started on the february forms

We are saddened to hear this, please reach out to our office so we may resolve any issues you are experiencing or clear up any misunderstanding. We hope to speak with you and rectify the situation, thank you for your feedback.
This place is absolutely garbage. When we first came, they messed up our parking passes because they didn't have a way to track down which covered parking is already taken. The place is filthy and roach infested. There was "pest control" that came the first week of our lease and stopped coming after that. There's garbage everywhere, and it always left either in front of the apartment doorsteps or next to the parking lots. During the winter storm, it took at least 2 weeks to restore the water and people literally had to get buckets of water from the community pool and boil it to shower with. They provided Porta potties for each section of complexes during that time , and they expected people to do their business in that unsanitary stall. It looked like a war zone. The management is horrible, and it take like 2 or 3 days for them to respond to your questions. Forget calling the office, they never answer. They also charged us for missing light bulbs off of our security deposit, but the bulbs were already missing when we got there. I'm pretty sure we bought them new light bulbs for them too. They have a tendency to turn off water(to my experience) on a weekly basis, and they don't turn it back on for HOURS! They keep blaming "the city of Plano" for their water problems, but in reality the piping for the whole subdivision is out of date and is the reason why they always get leaks and have to turn off the water so often. Each building is so outdated, it can't even handle you watching watching TV and having your AC on at the same time. Our breaker tripped at least once or twice a month at night because of those 2 electrical usage. Yeah the price is cheap but it definitely is not worth it! Save a couple hundred bucks for your deposit and tough out a bigger lease because this place is like living in a 3rd world country. Absolute hell hole!

We will use your feedback to improve and hope we can come to a resolution.

Muchas gracias por las amables palabras Ms. Bonilla!!
They are affordable for a reason. Trash always visible on property (no dumpsters). Old leakey pipes with monlthy and some times more often "city" water shutoffs at inconvenient times. Jeanine is the only employee that has lasted my year here and most of the staff are temps. Old mirrors and cabinetry that have been here through decades of tenants and repainting. Cabinets don't align and are of extremely poor quality. No closet doors, with small bedrooms that make you feel tacky and cluttered looking at your entire wardrobe each time you enter. Great area, horrible overpriced apartments.
Bail Air Oaks apartment has been a headache since day one. If you're planning to move to this rotten area I would suggest to keep looking or get a very cheap discount on rent. Let's start of with maintenance. Ever since we moved here, there's been a leak from the upstairs hallway. No one has being able to fix it since day one, we constantly have to rotate buckets and walk through the hallway safely so we don't slip. So say goodbye to having guests. It's so annoying to keep having maintenance people coming in and out. Also the people who work at the office are rude and disrespectful so don't expect any good treatment. Second they're are constantly shutting off the hot and cold water for hours and hours. They'll give you an hour heads up or even less when they do their water repairs. Now it's been more than 4 hours. We called but they don't care. If you have pets, there is broken glass everywhere and trash everywhere. Say goodbye to the neighborhood strolls. We already sent email to the city of plano, hopefully they'll take care of these issues. I hope this review was helpful and if you still choose to rent here I feel very sorry for you and your family. As for us definitely not renewing the lease even with a discount.
Property Manager at Bel Air Oaks, Responded To This Review
We wish you had a more positive experience with us at Bel Air Oaks. Our team does their best to keep up with maintenance requests, trash issue and anything else we are aware needs to be handled. If you have not experienced great customer service from our team, please come in to talk with us so we can make sure this doesn’t happen again. We can assure you that our goal is to make Bel Air Oaks an enjoyable place to come home to. It does not benefit us to make our resident unhappy. Thank you and we hope to talk with you soon.
Since I have moved in, there has been one issue after another. Flooding in the apt multiple times, extremely loud neighbors, no water in the mornings on an average of 2 to 3 days a week, roaches, it takes months to complete a maintenance request. The complex looks nice on the outside, but not the case once you move in. Update:My apartment has flooded a total of 5 times since being there Oct of 2017...3 times in the laundry area (maintenance kept marking it complete when it wasn't) and twice in the living room. First living room flood was like a massive waterfall through the ceiling fan ruined lots of stuff...second was Sunday maintenance didn't show up for an hour and a half after my call. The flood started a little before noon and didn't completed until 9pm (guess who gets to pay that water bill). My lease is up the 22nd and i had asked the corporate office just to let me leave on October first with no additional fees. I have left multiple messages since initial call and no response. They don't care that my living room now looks like a construction zone...to me it would be more beneficial for them to let me out of my lease early so they can repair all damages, not just the ceiling. It looks like a nice complex on the outside, but it has been a mess since day one. And please no one from the office reply with your typical 'we are sorry' nonsense. Just let me leave without any repercussion, but that was denied. Proving they care more about money, than their tenants as human beings.
Property Manager at Bel Air Oaks, Responded To This Review
Thank you for your time in writing us a review. We do wish you had a more positive experience with us. We cannot prevent maintenance issues from occurring however, we are here to fix issues as they arise. Once we are made aware of an issue, our goal is to make all necessary repairs to avoid the problem from coming back. There will be times it takes a few different attempts when dealing with plumbing, electrical or any other item that has several components. Again, this is what we are here for and we will make sure we do our best to fix issues as quickly and efficiently as possible. Our team, including corporate, returns calls in a timely manner according to the order and priority in which we receive them. We do care about our resident and in no way does it benefit us to make someone unhappy. It benefits our community/company to make our resident happy, so they continue to stay with us as long as possible. Melissa, we do wish you the best of luck and apologize that we weren’t able to make a better impression on your experience here. Thank you for your feedback.
I have been living in Bel air oaks apartments for about 4 months now. The first week me and my girlfriend discovered the following.. -cockroaches -broken ac (upstairs) -broken ac (downstairs) -ac is dripping non stop -bugs everywhere -doors dont shut So we filled out the maintenince request and called the office multiple times.. never answered and never got back to me. It still says “scheduled” 3 months later for the A.C leak on the application. So of coarse the wooden floor is soaking wet all the time, its about 90 degreese in my apartment all the time. Cant have our kid here incase she gets sick from the mildew exposure due to the leak. Despite being busy there is no excuse for it to take this long to fix. And if u look at other reviews, there are a lot of other people going through if not worse than me. Where is the apology? Wheres the staff that was so eager for us to sign and give them money. But isntead they vanished when we needed help. Cant even have my own kid at my first place.
Property Manager at Bel Air Oaks, Responded To This Review
We are sorry for your experience in such a short amount of time. Things are bound to give out on us from time to time which is why we have our maintenance team. They are all full time and available after hours for emergencies. We’re not sure why you aren’t able to get through by calling us. We have a full office staff and our answering service is live. They send us daily reports with notes on any missed calls. We will certainly investigate this and we thank you for bringing it to our attention. We encourage you to come speak with us so we can address your concerns in more detail. Its never our intention to make our residents unhappy. Our goal is to make sure you are happy as soon as you walk in our doors until the time you move out. Again, please come speak with us directly so we can help turn your experience around. Thank you.
It’s trash everywhere , and maintenance sucks. They never answer the phone like they that busy, these apartments are old and you can tell.
Stopped by to look on 4/17. She told me that I couldn't see any as it was raining and the golf cart was wet and that management forbade them from showing! I offered to get the key and I'd go myself. Unsurprisingly, she said no. She did mention I could go back over the weekend. I'm so looking forward to going back. Not. Surely, it doesn't rain on the weekend! As I was driving off, the yard maintenance guys were getting back to work.
This apartment complex has dramatically changed since new management has taken over. There are rats in EVERYONE home and walls. You hear them at night loudly scratching walls. The office staff gave me sticky rat trap, that don't work, and want me to free the rat to the wild if I catch one on the sticky traps. Maintenance take FOREVER to fix anything. My ceiling has fell in on me twice. One was downstairs because water runs through the wall and the other was in the bedroom while me and my 3 year old daughter was in the bed. My refridgerator goes out and ruins my food when I get home from work. I AM NOT MAKING THIS STUFF UP! Water is overcharge and I know because I work for the water company. I HATE THIS PLACE. Sonya is the sweetest person in the office!
This should be considered a scam and I will be reporting it as such as well as going all over any forums where your properties are listed to tell the truth. You have multiple adds about these one bedroom properties, which is exactly what I inquired about. Less than an hour later I showed up to find that there are no one bedroom places available, but there are multiple 2 and 3 bedrooms available at an elevated price. To start with, your prices are the same as a single family home in the area and the you neighborhood is put together like projects. No greenery and no amenities, yet you are charging the price for when you have them. First in a month or tow and then finally told maybe by summer. The place I was shown was "newly renovated" yet the work was less than satisfactory. No care in being taken as floors are being put in, but there was obvious water damage on the half wall to the kitchen that was just painted over, the stair railings were not even stripped before painting, and the shelves where closets should be were not even straight. Just painted over for quick turn around. The care in what was being done was so little that even the dirt where the washer dryer connections go was not even cleaned up from the last occupant. If this lack of care and pride is taking place in the beginning then it makes you wonder how it will be if you live there and have issues. This has to be the worst property I have ever viewed! Thanks for wasting my time! I should send you a bill for my time and gas money
I live in this townhouse for 8 years,is a little old but the size is decent and the price is good.the location is perfect .Need pay a car spot space to have no problem parking anytime ,the pools is always closed and they always shuttle off water for repairs .
They're so many locations nearby as in The Collin Creek Mall, restaurants, stores, and more just by a walking distance. The Oaks offer, two sparkling pools, a gym, many laundry buildings in the apartment complex, soda vending machines, various parking spots, many basketball courts, slides, and swings all inside the apartment complex, one tennis court,as well as 24 hours emergency maintenance. The apartment itself are a very good size, bedrooms and bathrooms are upstairs as the kitchen and living room downstairs. A sizeable patio with a access way through both front and back doors. Neighborhood is peaceful and the neighbors are polite, the office management have great attitude! The environment is so well clean and beautiful!
This apartment was the worst mistake we ever made. We relocated from Phila., PA. due to a job opportunity and this community is not visually appealing. Hot water is limited and off every other week and the trash is not picked up and we are paying for the service. We will NOT be renewing the least come June 2016.
There is a lot of violence in our apartments and bugs
So we moved in and we were so excited to be in our first apartments. However things quickly took a turn. After two weeks our stove stops working and a week later our kitchen sink refuses to drain. For two months the apartments didn't fix it. We had to go to the City of Plano for help. Then our A/c started leaking it leaked so badly it went through all the floors in our place. We called the office and the maintenance people for hours before the guy came out to look at it. He didn't fix it so we spent the entire weekend with out A/c in the middle of a Texas summer. With a whole host of other things wrong with the apartment itself the women in the office were rude. So please double check the reviews and make sure you document everything. The best thing about this place was it was close to 2 major highways that I take everyday.
