Apartments are cheap. But only because they are poorly made. Flooring doesn’t reach the trim so there are several places with gaps that let bugs in. When we moved in the door locks were barely hanging on and when we asked them to fix it, they just used longer screws into the drywall. That is a major safety issue in my opinion. Our biggest complaint is that we have asked several times to look at our A/C unit. But they never actually look at the inside unit. We have a two story townhome. We were told it had two full ac units and that was a major selling point for us. So tell my why I am in my apartment right now and it’s 82 degrees and the ac has been running all day. Our last three electricity bills have been $400 and that’s with free nights. When we brought this issue up to the apartment we were told by Natalie that “hot air rises”. Thank you for the science lesson, but we are aware hot air rises. That is an unacceptable answer when someone brings a complaint about the quality of living at your apartment complex. Lastly we have not had a working microwave and we sent in the request on the 25th of July. My husband went down to the office and was told we would have a microwave installed today. It’s 11pm I am sweating in my apartment and I don’t have a useable microwave. Just be warned they don’t care about their residence. They just want to get you in the apartment and make you pay them for nothing. We will be getting out of here as soon as we can.

The apartments are nice and spacious especially for the price we are paying. The school district is amazing and we have 3 kids so that was very important to us. The office staff is amazing and I'm minutes away from all my shopping needs.

We really had a very bad experience living here. There was no water for more than 3 weeks, Building got burnt in the fire, gun shots, Lady drove car to building, neighbors always shouting on the kids and threatening them, very noisy preston road and many more..

We saw 2 snakes in the creek and a snake in the pool.There were also many bugs that were moving in the pool as well.There were 2 turtles in front of my house that came to lay their eggs. So don’t waste your money on this community.
This place is very old and has bad roach problems. The photos they have posted don't fall for it. This place doesn't look that good. Everything is half done and they just paint over everything here. Before and after new management nothing has changed. Read reviews on all platforms is a must.

Since the storm came in and killed our water for 2 weeks we have had nothing but awful confrontations with the apartment. First that being a struggle to get any proration due to the have the storm gave us, Then when the new company came into effect they attempted to evict us because we "didn't pay rent" when I had receipt proof I had submitted a check to the office, Then they have had their lazy boss not approve anyone for emails outside the primary leasee causing lack of communication where they attempted to pull charges after the 1st of the month on us.

It's a very old apartment, we don't have water from 10days after this snow storm. Service is very bad. Till now they couldn't fix the problem. Horrible experience we have staying here. I recommend not to move in to this apartment.
This is an amazing place to live. I have lived here since 2016 and I have loved every moment! Since Joseph has been at this property it has only got better, Joseph is quick at getting my work orders done and is the sweetest most caring guy. I'm so proud to call Bel Air Willow Bend my home for as long as I can. Keep up the great work Joseph!

We have lived here for over 8 years now and management is awesome! It seems as though some of the negative reviews are being falsely typed. Joseph is amazing and addresses all our concerns in a timely manor. Maintenance has been amazing since Joseph took over as the new manager and we will continue to keep living here as long as he is here! The views of the creek are amazing and we don't have any pest issues. I'm guessing if people are having problems they must not be staying clean. Since Joseph took over he has started upgrades with granite counters and stainless steel appliances, so I'm excited to possibly transfer in the future to one with upgrades! I wouldn't believe any of the negative reviews, I've lived here for like I said, 8 years now and it has only gotten better since Joseph started managing the property. Keep up the great work Joseph and team! We will keep referring people to you!

Just a poorly maintained, rude management and expensive. Community is just surviving because of nearby school district otherwise there is no reason to stay in this place. Management is very rude and they don't listen to your any request. No club house or any other facilities. Creek that goes through community is poorly maintained and brings lots of roaches and insects. Staying in first floor is horrible and second floor has its own problems. No renovation and no new appliances. Construction is also very old and gives you hefty electricity bills in winter. When you will leave this place then they will charge you like anything for cleaning and maintenance.

I'm not sure what all these negative reviews are about. It's obviously previous complaints before the new take over and changes throughout the community in late 2016. I have lived here for over 6 years and seen management change, I understand that things can't be done over night and the new staff Joseph, Jamie and Maintenance have been amazing at promptly addressing concerns. I will continue to live here. The office communicate promptly (even after hours, which you won't find at other communities), they have advised us this year they're installing all new toilets, re-doing all the wooden fencing, adding a dog park and fixed lighting throughout the Community. It's rare that people post positive reviews and I wanted to share some insight on my experience. If you don't go tour and ask questions (which the staff is VERY honest and sincere) then you're passing up a great Community! People are more opt to post negative reviews because they were asked to leave because they caused pest control problems or they're disgruntled past residents venting on the old property management. I will continue to refer people here because this IS an AMAZING place to live! I would take the negative reviews with a grain of salt, because American Communities IS doing an AMAZING JOB.

These are indeed older apartments that were bought a couple years ago by a company that is supposed to be a turn-around type company. However, they do not want to spend the money necessary for quality repairs. These apartments have not been maintained for many years which has resulted in a wide variety of problems that can pop-up at any time. Then, the property management will do the cheapest type of fix, a band-aid. Many residents experience flooding as I am experiencing. The first time the manager said the maintenance person had come by and there wasn't a problem. I said there is a problem so they hired a contractor who sent one guy out that walked around my windows and said it was the windowsill wood that had rotted. That was replaced for $400.00 (so I was told). However, the next rain brought the same amount of water into the apartment. Well, the same contractor came out and this time did a water test. He said the windows needed to be replaced after doing a "test" where they used a hose to spray water onto the window and, sure enough, we could see it start to leak after just a short time. I went to the front office and was told the manager was too busy to talk to me. Well, she was busy calling the owner of the contracting company to get him out here for a "cheaper" fix. Then, the manager came out of here door and yelled at me! Nice. When she called me later I was told the owner of the fly-by-night contractor company had come by and said the problem was really coming from upstairs...really? How interesting since we saw it happen from just spraying water at my windows. Anyway, once she had yelled at me I decided to call the City Inspector who came out that very afternoon. Oh, he found problems and they have now been cited for violations that will have to be corrected the right way and the City Inspector will look at the work to ensure it meets code. So, it rained again today and now the apartment manager did not send the Service Company to vacuum the water out so I have standing water in the apartment and my asthma is beginning to kick in..nice. Retaliation you think? Maybe. Feels like it. Had a long, rambling, angry email from her too. She wants me to sign a waiver of liability for the property and the company's coming to fix this mess. No way. This thing says I have to move my living room furniture into the middle of the room so they can cover it because of the dust!
I love what the owners have done and they chose an amazing team in the office to get us there! Joseph has crushed it with customer service and Kim is amazing too! I love that Joseph will contact you with packages in the office and the new maint. team is getting work orders done within 1 day of being submitted. I wouldn't believe reviews that are negative, as long as you're addressing your concerns with the office, they're taking care of them very quickly. Roof leaks, foundation leaks, window leaks have all been addressed that have been brought to their attention. New Carports, roofs and lots of other great things are coming according the the office. Thank you Joseph for all your communication and great customer service! You will go far in this industry!
The new team Joseph and Kim are amazing! All work orders are now taking 24-48 hours to complete and the property issues before are long gone! Please don't ever leave guys! The customer service is awesome and I am excited to renew this year! All the changes are so awesome and we're so glad you guys are making a big difference after a long wait for the right group to come in here!
Do you like living outdoors? Want it to feel like you are camping 365 days a year, even though you are spending a lot of money for shelter? This is the apartment for you. My unit came with foundation so uneven that every door shuts itself closed. When it rains outside, it rains inside too. The patio door doesn't actually seal shut, well, nothing does, so there is a large puddle of rain water in the kitchen the morning after an overnight storm. How about hearing the relaxing sounds of Preston Road as you drift off to sleep? Nothing relaxes a person more than horns honking and tires screeching morning, noon, and night. The windows don't fit correctly into the walls, and they did nothing to seal them. I went to Home Depot and added some foam tape to it myself so I could hear the TV over rush hour traffic. It helped very little, it's still quite loud. You like to be hot in summer and cold in winter, correct? Come on down to Bel Air, prince or princess. Because you are guaranteed to sweat through your jammies in July and lounge in your long johns in January. Look out for the ice, you will NEVER be able to get down the steepest stairs in America during Dallas' annual ice storm. Hope you have cocoa. Other than that, all the cabinets are missing knobs and nothing has been fixed without 4 maintenance requests minimum. The pool will never not be full of 30 children, do not take it into consideration when deciding if you want to live here. Unless you are under the age of 8 and only swim in warm water. Oh, and there are a lot of snakes and other fun critters when you do go outside. Plus plenty of off-leash dogs because No Rules Are Enforced! Think before you move here. Unless you are the camping type. Giving it two stars because the walls are gray and that is cute, and the layout has a lot of square feet. Enjoy.

I'm sorry about your experience, Joseph and Kim in the Office are addressing concerns that are being brought to attention, work orders are down to 1 day turn around, and all concerns with apartments are being addressed with the staff in the office.
Very poor maintenance and takes a long time to complete maintenance requests.
This is the worst community I lived with no maintenance, no customer satisfaction, im counting my days to leave this apartment community.
I only gave them one star because zero stars was not an option. We live here ONLY for schools, we've been on wait list at other apartments for a year. We have had over 6 occasions of flooding from bathtubs draining into floor to pipes bursting to water coming through windows and foundation during rain. We have a foundation leak that no one can repair so constant wet carpets are causing mildewed carpets that smell. The staff is terrible and have a lot of turnover. The tubs need too be resurfaced however they are unable to do so without you leaving for several days. There are cracks in foundation, gaps in ceilings & around door frames where you can see outside light shining through. Whatever you do please don't rent here!
First, although this complex is an older complex, don't judge a book by its cover, the apartments themselves are very nice on the inside!! Brand new carpet, new paint, all black appliances, nice fireplaces and dark wood laminent in the kitchen and bathroom. Now for the rest of the review; When I moved in two weeks ago my move-in day was a mess, my AC had to be repaired and part of my kitchen countertop was damaged so the fact it wasn't 100% move-in ready was a little disappointing....BUT Mike in the leasing office was SUPER nice and helpful and made sure my AC was fixed ASAP and my countertop was made brand new within a week (no waiting and waiting). Then a few days after I moved in Lauren the property manager personally came to my apartment to apologize for my apartment not being ready and presented me with a $20 gift card to Target and a nice 'Welcome' mat for my front door. She kept in touch about the repairs for my countertop and Mike called me a few times to check-in. Great customer service!! Great location and fair prices.
Even though the apartments were built in the 80's, the interior renovations have brought them up to date. The living rooms are spacious as are the bedrooms. Sandwiched between luxury homes and great shopping, dining within walking distance, its the perfect place for those looking for convenience and security. Love it!
