overall its a nice place to live because of location and no one bothering you and nice amenities but the apartments are too little for the price to be expensive.
I don't recommend! things take a long time to fix, I don't feel safe in the garage, and there are roaches in our apartment.

Have you ever wanted your roof to leak mildew water on your bed for over a month? Have you ever wanted to contact management asking them to fix said leak with very little communication from them unless you go down to the office to chase down the property manager? Have you ever wanted to be told the roofing company will come look at it and then not hear anything for weeks? Then this is the apartment complex for you!! Back in July, my air conditioning was out for over 48 hours and was not repaired without repeated calls to the office regarding it. And no acknowledgement of the lack of responsiveness. Even with this slight I was willing to consider staying as I loved the area. But honestly this has been miserable. I shouldn’t have to sleep on my couch for over a month to avoid mildew water dripping on my head. Also the elevators are frequently out of order, the apartment smells like weed constantly, and many of your neighbors allow their dogs to use the hallways as their restroom. For whatever reason half the complex has decided to stack their trash in the trash rooms instead of placing it down the chute? Not sure how that habit was developed but it’s kind of like living with children.

This place is a sham! The only thing going for Berkshire Howell Mill is the location. Don’t be fooled by the “luxury” amenities. There is no sense of urgency when it comes to repairs. The management is full of empty promises. The upkeep is nonexistent. Grounds need pressure washing. Pool needs proper cleaning by real professionals. Handling of trash needs improvement. You can get better treatment at another apartment complex.
Have really been unhappy with this place. Nothing ever gets fixed. The elevator in the center of the community has been out for over a MONTH. The others break frequently, leaving you only able to walk all the way across the complex or to use 8 flights of stairs to walk up to your apartment. They mentioned a lot of things they were rolling out before I moved in such as parcel lockers to pick up packages after the office closes, as well as a new updated gym. Nothing has happened or even been started. The pool turns full on murky green for a week at a time in the summer, making it unusable. The place itself is dirty. The hallways always have spills, dog pee, and trash on the ground. Just this week there was an entire ramekin of something that looked like ranch dressing spilled in the elevator. Disgusting. The only good part is the office staff. I like those who work in the front office, but the complex itself is expensive for what you deal with.
I’ve lived here for almost two years. While I love the location, people, most of the staff and the convenience, there’s too many things that have simply fallen apart over such a short period of time for a “luxury” complex. While the pricing - at least at first and on paper - seems appropriate when you consider the apartments’ finishings, size, location and amenities - it has become vastly diminished by the fact that we are paying luxury pricing for the following: • Elevators that are regularly out of order • Fire alarm goes off ALL THE TIME for no reason • Daily 4am loud bell at the post office next door • Giant hole and busted water pipes in garage • Sewage burst in garage- poop literally everywhere • Loud music at night from complex’s speakers • Trash chutes overflowing • Algae/bacteria buildup in dog drinking fountain • Bleach used to “fix” buildup in dog fountain • No consequences for residents who let dogs poop everywhere without cleaning up • Toxic chemicals used to “clean” dog park “grass” that has made multiple dogs very sick - like mine • Irregular maintenance schedules to replace air filters / water filters or keep AC/HVAC units working properly year-round. Multiple resident without AC during hottest summer months. • While there’s nothing wrong with children, Berkshire has become overrun with kids - and many are disrespectful/obnoxious in the common areas. • Inattentive, defensive management who never seem to take responsibility for all the above. Instead, we get melodramatic excuses and surface-level, temporary “bandaids” to “fix” whatever the issue is of the day... all in the hopes of subduing the inevitable firestorm of complaints. Look, I know it’s not a simple task to manage this kind of property and keep everyone happy. I used to own a large house, so I at least somewhat understand how *stuff* happens. However, you cannot charge residents at this level without providing the amenities and comforts that were promised. There is absolutely nothing OK - at all - with any of the items listed above. Next time management “fixes” something, they should actually put in the effort - and dare I say money - to get it done properly! I loved this place when I moved in. However, management somehow managed to turn a loyal, patient and understanding resident into an unhappy one by raising my rent way higher than it’s worth to deal with the aforementioned problems.
I have been a happy resident here for 3 years now. The vibe of the community is really great- lots of nice, friendly people who live here. The apartments themselves are beautiful... really elegant. The Mezz (clubhouse) is suave and chic and a great place to watch TV, get free starbucks drip coffee and entertain. The staff is super nice, especially Steven. They make sure to make their residents welcome and have what you may need. They also throw AWESOME parties/events. For example: a how to roll sushi class taught by Japanese chefs, hired a personal french chef that made the best omelet I have ever had, another personal chef that taught us how to cook, roof top parties and more. They even hired a contestant on the Voice to sing at some events. All of these are free btw! Always delicious food and good drinks. This complex is pet friendly and has a great gym. They even have a personal trainer that is there and gives free workout classes once or twice a week. I have enjoyed living here very much. The location is great, although Howell Mill can be a bit traffic heavy at times. The maintenance staff is very wonderful. They really go to great lengths to fix what you need. The elevators are frequently clean and have a wonderful lemon smell to them. Sometimes they are out of order- but it's usually a resident's fault for keeping the door open too long. My boyfriend and I have observed some management and staff changes over the years of living here and needless to say, the staff has always been pleasant and helpful. Steven is the best!!

I have been living at Berkshire Howell Mill for over a year and have been displeased with every aspect of the community. -Fire alarms across the complex go off frequently and without warning -Elevators randomly stop working for days at a time -Garage doors occasionally stop working, trapping people in who need leave the complex -My account has been charged for power vacancy fees multiple times even though my power had been setup -Maintenance requests go unanswered -Grills don't work -The walls are paper thin -Management never answers the office phone -Bedroom door locks don't align, so the doors don't stay closed The leasing and management staff wants to be helpful, but they just keep giving excuses for all of the problems instead of actually fixing them.
If I could describe Berkshire Howell Mill in one word it would be inconvenient. Sure, it has nice amenities and a "luxury" feel. But the truth is this complex was built in such a slapdash manner that the price and location simply aren’t worth the energy you will expend hating this place. Besides the previously mentioned amenities closing at 10pm, paper thin walls, and fire alarms going off at all hours of the day and night- All of these things have happened in the less than nine months of my residency: -Plumbing from unit above leaked into my bathroom closet, ruining my belongings, and took weeks to repair -Toilet cracked in half, causing water to leak out everywhere (This happened Sunday, and still hasn’t been fixed on Wednesday) -Elevators are broken more often than they are operating -Hallways constantly smell like weed -When power goes out, garage doors lock, trapping your vehicle inside until it is fixed -Poor electrical wiring -Leasing office never answers the phone For the standard of living that Berkshire claims to provide they should be charging much less to live here. If you are considering the Howell Mill area, there are many other places to check out first. Like Post Collier Hills. They are great.
I cannot even explain how wonderful Berkshire is. I have "apartment" lived for quite some time, and most communities call their community family. Berkshire truly us. Sounds cliche, but they saved my life, literally. My family is not local and my career has been built here in Atlanta. I suffered an extremely difficult loss just shortly after I moved in and they have been there for me in more measures than I could ever expect or imagine. If you want to live somewhere, where the cliches are put aside, and the true definition of caring is evident, Berkshire is with out a doubt the place. I really can't thank them enough. Tri, the Property Manager, was there for me in one of my saddest times... and, not just as a Property Manager, but as a friend, an unconditional friend. Much, much love to ALL of the staff. I know my family and co-workers thank you from the bottom of their hearts. <3
I was extremely disappointed in my experience with this apartment community. The leasing process was painful to say the least. It took weeks of way too many phone calls and emails to get little things fixed regarding my application and deposit. A word of advice, if you're working with the leasing agents and you want something taken care of - don't believe them when they say they'll take care of it that day and don't let them get off of the phone until it's fixed or you'll have to call back several times to have it fixed (assuming they even pick up). The day I was supposed to move in, they tried to give me an apartment that was different than what they showed me during pre-leasing. While they were trying to work it out, one of the leasing agents had the nerve to ask me whether or not I had another apartment lined up.... on the day I was supposed to move in. No, I did not sign 2 leases, that doesn't make any sense. I ended up cancelling the lease and I feel like I dodged a year of incompetency.
I lived here for 9 months. Management sucks, maintenance sucks and the complex says they will enter your home whenever they want. The garage doors stay up entirely too long, there's a homeless man that lives around the complex, people are always getting their doors kicked in or their car windows smashed. If you like your belongings, respect, privacy, freedom, and your car, DO NOT MOVE HERE. And do not be fooled by Tri's face nice smile. Fake customer service is not customer service!
The Berkshire Howell Mill apartment is over price with a fake appeal. At first glance everything is appealing and you may think you've found a gem. But, actually the apartment complex is not safe. Over several different times cars have been broken into and there are no cameras onsite to record. The building is one day away from ending up on the news with a bodily crime scene. The main freight elevator leads straight to residents homes. This gives the intruder access to everyones apartment doors. Many times the parking garage doors are left opened and unattended allowing an intruder access to resident cars. The pool is only 4ft deep and not cleaned for people to swim. There are no chemicals added to the pool to keep everyone safe from germs. It's like swimming in everyones bath water. The gym is not safe nor cleaned on a regular basis people's sweat have been embedded on the treadmill and other equipment. It's truly gross... You would think having a dog friendly apartment building would be an amazing draw in. Its not... the complex has dog feces and urine all throughout and during the hot months the smell is unbearable. People leave the dogs unattended to cry and barking all hours of the night. When you sign your lease you are bound with an additional $30.00 a month trash service fee. The service is joke because they pick up when they want to pick up the trash. Many times you will find yourself walking to the trash compactor questioning what are you paying $30.00 a month for? The officer on call is like a huge rent a cop security officer, some of the management staff will tell you anything to get you into the apartment to raise the number, Tri is joke and very controlling, they have events that the complex does not attend (because they don't like management staff), residents are encouraged to say good things about the complex, unfortunately there are no good things to write about here.... ENTER AT YOUR OWN RISK!!!
I used to like the property and they sold me on the "image" of the complex. Unfortunately I do not recommend moving here without knowing the facts that management keeps to themselves. As a resident, we haven't received any form of notice of all the robberies and break ins that have taken place over the last 6 months.There has been a residence robbery. A car stolen from garage. Both of the computers and art stolen. The clubhouse tv stolen this month. As well as the gym tv which i guess has been stolen "twice" now and they keep trying to say that its under "repair" and have been telling us for almost a month now that the computers and tv have been ordered and will be replaced... shipping DOES NOT take over a month for computers to come... The managements lack of security measures have caused the residence to suffer. Glad I saved my brother the trip of moving in here.
Greatly appreciate the security measures in place. Love the appliances. They did not pre-sell so have many units immediately available. Relatively quiet. Can faintly hear walk above, but not bothersome at all. Love the gym facility.
My boyfriend and I just recently moved into this apartment. It offered us a really good deal, and is a completely new building. The beginning has been really iffy, but we do really like our apartment. Good things: -Roof deck is amazing -Hardwood floors -Updated kitchen -Gym has all we need -Poor and grills are perfect for relaxing outside -Location is key! Right near 75, and close to a lot of shops. -Cool open concept for hallways. -Great designs every where there is a common area! -Club house is huge and a good place to go if you want to get out of the apartment, but don't want to leave home. -Was quick at fixing maintence issues (besides spraying for bugs... Still waiting on that) Bad things: -Was not informed well about building information, we had to ask. For example we had to find out the wifi network, how to do trash. Did not give you information welcoming letter. -Building was struck by lightning and elevators were out of order for an entire week. -ANTS... The door was not sealed completely, so they are everywhere is anything sweet is in this apartment. We requested pest control, but have not had that fixed yet -Hallways are not done, leaving space between doors and hallway (easy for bugs) Basically this apartment is amazing, but they need to get more organized with their lease signing/ welcoming email. They could also use ways for guests to come up to your apartment without you needing to come down. (Only way to get anywhere in the building is with a fob). The amenities are worth the fuss, and the brand new apartment (and the thought of us being the first to live here, is refreshing) I really hope this helps!!
Hardwood... Get it. (Really does have great dark brown hardwood floors) Okay, I had my fun. Now for this review... Was sick to get the move-in deal for our first month free. Made the decision easy. Has all the amenities I wanted: pool, rooftop, great lounge area, dog deck. The apartment is brand new... Means no one gross lived there before me! CLEAN! That goodness. But my hardwood floors, that I LOVE so much do not stay clean for long... The hallways are not finished so the dust and powder get all over everything. ?? On a positive note, my swifter cleans up just fine! Hmm lets see... What else can I say. Neighbors are chill, and everyone is pretty down to earth. Free coffee in lounge, which helps save me some cash. Basically this place is sweet, minus the hallways that need finished.
