As far as Austin neighborhoods go, South Lamar is an often overlooked option. It’s no wonder why, since it’s wedged between the wildly popular South Congress neighborhood and the elegantly historic Barton Hills. But South Lamar offers a subtle beauty all its own. It is home to top-rated restaurants, terrific shops, and the legendary Broken Spoke, a dance hall where toes have tapped since 1964. This venue has played host to a variety of country music legends when they were just starting out, including George Strait and the Dixie Chicks.
South Lamar sits just across the Colorado River from Downtown Austin, spanning about three square miles. The neighborhood’s main thoroughfare, South Lamar Boulevard, is lined with a broad range of shops and restaurants, so find your South Lamar apartment near this strip if you enjoy dining out frequently or like to be a short distance from shopping.

Property Ratings at Bell South Lamar
Overview at the bottom. PROS: -Maintenance staff is nice and helpful. Sometimes they are short staffed but that’s a management company problem not theirs. Shoutout to Don and his team! -Location!! Walkability to stores and restaurants on South Lamar is wonderful. -Park/train behind the complex is nice for walks or dog walks -Dog park and lots of doggie bag stations around the complex. I haven’t used it but there’s a self service dog wash station in the parking garage. CONS: -Roach Problem. Very bad. It’s the big “water bugs”. -Pay $30 a month for trash and it’s not even valet -Rat problem -Management company is not great -Front office staff changes frequently leading problems to slip through the cracks. There’s a new office manager every 6-12 months but they don’t notify the residents so when you’re waiting to hear back, no one has told you the previous person is gone. You can email call or voicemail multiple times with no answer. Until they want something from you, you pretty much have to go to the office to get help or answers. -My unit wasn’t ready on move in day….as in, it hasn’t even been professionally cleaned. There was bugs/roaches in the light fixtures, literal loogies still in the shower, and broken appliances. They had painted the morning of and did the old paint over old screws, tape, dirt, etc. on the walls. The previous resident’s keys were still in the drawer to be picked up. -Security is nonexistent. There’s not enough cameras, half the doors and gates that require a key fob or code are broken, and if they’re not the other half are. My car was broken into multiple times with an answer of “security isn’t in our budget right now”. Cars have been stolen when the garage gate was broken and forced resident to park unsecured on the street outside. -Price has gone up by a margin that doesn’t match the market for the area, nor any improvements to the property, every time I got a lease renewal offer TLDR-Amazing location, tons of problems that the price doesn’t justify suffering though.
Everything is broke all the time. The entry doors are suppose to be secure yet every fob on every door is broken, and has been for months. Anyone can and does walk in. Packages are stolen daily. Reporting to the management gets you no help. What you see at the tour is not what you will see when problems start appearing and trust me there are problems. You pay for security yet they do not care to fix anything in a timely manner. Now the mail is being stolen as someone must have a master key! Cars getting broken into as the security gate is broken more times than it works. Rat problems. I will not be leasing again after my 12 month contract ends.

We highly recommend having all packages delivered by Fetch, who we have been partnered with for 2 years now to ensure a safe and timely delivery. Additionally, we installed a code lock to the mailroom 2 months ago to make sure only our residents and mail carrier have access to the area. Any rodent issues within the community have been resolved by professional contractors, and we are very satisfied with the results. If I could give zero stars I would. This property has a horrible rat/pest infestation currently and is doing nothing to fix it!!! Do NOT come to live here because they will do nothing to fix the rats that are scratching through your walls keeping you up at night. Not a place to consider renting if you ever come across issues such as these.

If you like getting packages, which I’m sure you do, absolutely do not move here. In the 12 months I have lived here I have had 6 packages stolen. The new delivery system, Fetch, is cumbersome and is only useful if you agree to sign for every package, a huge inconvenience. Sure, Amazon always issues refunds for stolen packages, the new system puts all the liability on the resident, if a package gets stolen after being delivered by Fetch, too bad, the resident has to eat that cost. I have contacted the office every time a package has gone missing to ask them to do something about the theft and they have always said something to the effect of “we are aware of the issue and are exploring options”. Those options do not ever include things that would cost more money (installing cameras at entry points/hallways, installing additional entry security points, hiring a security guard), they are only interested in slashing costs and not addressing the issue. Granted, this is a problem at all of the apartment complexes in this area but Bell South Lamar is absolutely not committed to resolving the problem. Buyer be ware.
My experience as a whole as been wonderful. From my initial tour of the property, to my move-in, Bell South Lamar has been pleasant. The employees are super friendly and helpful and are quick to respond to any questions or concerns. The surrounding community and available amenities make it easy to enjoy your new home!

Bell south is a peaceful, modern and chic place to live. Its central to literally everything in Austin and still provides a quiet slice of peace in the middle of a bustling city.

The staff is wonderful they respond very quickly and they are kind. Love them
They really want to be a luxury complex and charge luxury prices (beware of 30-50% increases in rent when your lease renews). However, they are understaffed, which makes it difficult for them to be responsive to tenant requests. Each request tended to take at least four visits to get things resolved from grumpy staff. They were dismissive during the winter storm, but patted themselves on the back on Instagram for their outstanding job. Many parts of the building are experiencing delayed water damage from the February 2021 storm. Disposing of trash is a pain, as the bins are behind the parking garage. Some folks will leave their trash out in the mail room or randomly throughout the building and it'll sit there for over a week. Also beware of the rent acceleration clause in the lease for early termination and their ability to hike the rent to any level once your lease expires. Be sure to take a thorough inventory when you move in so that they don't nickel and dime you on the deposit for pre-existing damage.
Bell South Lamar is my first apartment experience. The staff here is great they are sweet kind friendly. I like to make them goodies to say thank you. If maintenance is needed they are good about getting it done ASAP they are friendly and kind.
It's a great place to live! The best part about it is management which you don't realize how important it is until you truly don't have good customer service and apartment management.

I recently moved to Austin and look for a location near work. Initially I looked around SoCo area until I saw the availability of entertainment on S. Lamar. I had to reside near this area. Finding Bell South was exactly what I was looking for. My appartment is awesome. Large closets, nice kitchen, sweet bathrooms. Im enjoying living here.
The Bell has been my home for more than 4 years and customer service has always been exceptional. Great location. Ideal complex for young professionals.

Lovely apartment complex, one of the nicest places I've ever lived in Austin. Never thought I'd live in a studio but I love it! We get plenty of light and have a good sized kitchen! It's so close to myfavorite Austin restaurants and hangout spots! Zilker, Alamo Drafthouse, Torchy's Tacos... A fantastic place to live!
Great location, decent interior build-out. The office staff is a nightmare. -We moved units within the complex. It took management almost a month to process new lease paperwork with us having to go into the office multiple days in a given week. -We were served an eviction notice after management misplaced rent payment. -We were towed from the property three different times because management changed their permitting policy without notifying residents. -Our AC went out in August in Texas. The average temperature in our room was 85 degrees--and we have a dog. The front office staff was unable to tell us anything accurate about when we could expect a fix and refused to discount our rent. Two months into a broken AC unit, we wake up to find our bathroom flooded due to poor indoor unit installation. Management refuses to hire an external contractor. The allure of the location doesn't stack up against the gross incompetence of the management team.

I've been living here a year and a half. I like the staff a lot. Always friendly and go out of their way to get the job done. They've stayed late when I needed a parking pass and were very nice about a noise complaint I had against me. (EEK!) I can be a bit high maintenance but they never make me feel that way. I just renewed a 14 mo lease because of the team here. THANK YOU!!!

The staff is great but apart from pool, gym, lounge and business center, all other common areas are always filthy and full of dogs droppings everyday.

We had a very positive experience during our 15 months at Bell South Lamar. First of all, the office staff provides superior service and quick resolution of any issues. Leo and Stephanie always worked hard to make sure that we had answers and that we were satisfied. They are top-notch people who have mastered their jobs. For example, when our A/C stopped working on a hot summer Sunday, Stephanie had someone come to fix it immediately the next morning. She even personally fixed the community coffee machine for me another time when I was in dire need of caffeine. Another time, Leo sorted out all of our lease renewal questions right at closing time. Second, the amenities are nice. Working out at the gym is a delight. The equipment and space are high quality. It’s actually fun to break a sweat. I don’t swim, but the pool also looks nice. Third, this place is extremely dog friendly. The nearby park and dog park are enjoyable places for bonding time with the hound. I enjoyed walking my dog here and meeting all of the other dogs too. The apartment complex is in a fabulous and convenient location - you can walk to Soup Peddler or Amy’s ice cream, among many others, with a short 10-15 minute drive to downtown - and the individual apartment is a moderately nice setup with generous parking in the garage.

Bell South Lamar is a decent apartment community with a great location and facilities. The staff is nice and courteous. Maintenance so far is lacking but that might be a one off issue.

I have lived here for 5 months now and it really feels like resort living. The club room, gym and a couple of grilling areas are well maintained. The pool and lounges feel like I should be steps away from a beach, not a busy boulevard. Just add beverage and towel service and it would be awesome! It's also cool seeing the friendly and familiar staff, always around, improving something or promptly responding to maintenance requests. They certainly add another layer to the resort feel and stress free living. THANK YOU! It's all much appreciated.

There is a great sense of community amongst many of the residents and we have made amazing lifelong friendships. Management is friendly and responsive, and the maintenance crew is out of this world with keeping up with the cleanliness of the building and grounds.
