Hallways are dirty, bad changes- fetch. Charge you for dumb stuff- trashcans outside after valet trash. Inconsiderate of residence- painting garage making you move your car twice or you get towed. Inconsistent- I have been told for YEARS they are changing to no assigned parking spots when I ask to move my spot to the floor I live on. They just have no idea what is going on and do not care at all about their residence. For example they have “free coffee bar” in the office but the office doesn’t open till 10…

Hello, and thank you for your feedback! Our community implemented Fetch to reduce the number of couriers entering the buildings, as package lockers were not being properly utilized. We have clear trash guidelines to keep our community clean, as it’s important to maintain tidy hallways for everyone’s enjoyment. Recently, we asked residents to temporarily move their vehicles to restripe the parking garages, providing ample notice for this project. While our parking has been assigned since we took over, this will be changing soon, which was a big reason for the restriping. The change will better serve our residents. We understand that having 24-hour access to the coffee station would be convenient, and we appreciate how valued this amenity is among residents. Currently, it’s available during business hours to ensure that it remains well-maintained and fully stocked. We hope you understand that these improvements are designed to maintain a clean, presentable community that residents can be proud of. On the day of move-in, our apartment had clearly not been cleaned or inspected. We immediately submitted 10 maintenance requests, about half of which were actually addressed. The service elevator - broken when we toured two months earlier - was still broken at move-in so our movers took 2 hours longer than quoted. That elevator is still frequently out of service. The parking garage gates are rarely working. This has resulted in unhoused individuals seeking shelter in the parking areas and having direct access to enter the building since there are no additional layers of security. The amenity spaces were closed for months to undergo renovations, however it's clear the majority of the renovation money was put toward the leasing staff's offices. The Building 2 pool is consistently dirty due to unmaintained landscaping around the courtyard and the uneven pavers are a lawsuit waiting to happen (an older resident with hip problems almost fell last week). The apartments themselves are dated and poorly maintained. The cheap vinyl flooring, "landlord special" paint jobs, broken blinds, and chipped cabinets will be the least of your problems. There is minimal insulation in the apartments and the windows are DRAFTY. Our showers have had grout chipping away since move-in day. Maintenance has refused to properly fix this so we're just dealing with mold and uncomfortable showers (try standing on raw tile edges barefoot) until we move out. Our AC unit broke twice this summer. The water pressure is inconsistent, we've had no hot water in our kitchen for 6 months, and have many instances where water was shut off for maintenance or construction or other unknown reasons with little or even no notice. Most recently, water is being shut off from 8pm - 5am (so no showers before bed, can't brush teeth, flush a toilet, cook dinner, etc.) The door locks are electronic, so they can die without warning. This happened to us on a Saturday and unsurprisingly the "on-call" maintenance person was not on site. We had to wait 3 hours for him to return to be able to lock our own door - and even then, they had to replace it with a manual lock temporarily because they don't keep certain parts stocked. The office staff is rude if you're lucky enough to get a reply to your emails - but I'm sure they're tired of fielding complaints about their poor management.
Renewing at Bell South Shore has been a pain. They actively increased my lease when renewing (although rent prices overall have been going down), so I decided to transfer to a different unit (better unit, but cheaper). Then, when they posted my current unit as available on the website, it was $300 a month cheaper than what they had offered to me. This was clearly a way for them to gouge and take advantage of current residents (otherwise, why increase the rent for an existing resident and drastically decrease the rent for a new one?). When I asked them if I could just stay in my current unit at the new lease prices, they refused. Seems like they just want to take advantage of current residents and are clearly not willing to work with their current residents to the betterment of all parties involved. It's a shame that management is ran so poorly. I do not feel valued as a current resident at this property.

My resident experience has been disappointing. The management's poor communication, constant water shut-offs, lack of security, and ongoing repairs have created a frustrating living environment. The amenities are often unavailable, contributing to an overall negative atmosphere. The only saving grace is the location, but it's overshadowed by the numerous issues affecting residents' daily lives. Improvement is urgently needed.
Lived here two years - headline is this property is very unsafe due to the nature of the riverside neighborhood but it's made worse by a negligent property ownership and management groups. Bell (owner) refuses to install security cameras in the garage or fix broken entry ways. You'll have homeless drug addicts passed out in your hallway and your car will be broken into. Management also constantly closes the amenities rather than keeping them functional. I've never been able to use the grills (always broken), they've kept the gym closed for months on end, pool was closed during peak usage time this summer. Package room is also unsafe. Not good people running this building, please look elsewhere.
Everything I need in an apartment community. The renovations/upgrades to the carpets, hallways & package room are all greatly appreciated. I can tell there's care & effort put into the building.
The new owners of the complex are working hard to help the residents live comfortably and investing in how the property looks. Still needs some work on major things like water temperature, security, and maintenance requests

I lived in this complex for several years and there were car break-ins nearly every week, homeless people sleeping inside the building, and a management team with a turnover rate unlike any I've ever encountered. Several residents have also experienced black mold and are currently in the process of suing the complex because of it. Don't be fooled by the pictures or any sketchy positive reviews. Join the community Facebook group if you really want to see how terrible this complex is.
Where do I start other than if we hadn't put down a deposit we would have never stayed in this apartment after our experience? We haven't even fully moved in yet and this is one of my fiancè and I's absolute worst experience dealing with leasing and moving into an apartment. Great location with walkability and sweet amenities sold us and we couldn't have more regret sticking with this place. It's been an uphill battle since day one being told incorrect information and not having our apartment ready on move in day with no follow ups from management. It started with trying to lease the apartment. We didn't hear from the office for 3 days and the leasing office failed to fill out important information such as concessions on the lease. We were told these issues were due to a broken phone system and new leasing system. Understandable. However it took us multiple calls to the leasing agent to get him to actually email and updated lease. We naively hoped that would be the end of the problems. The lease wasn't signed by the leasing office for another few days and it wasn't until we talked to the manager did we even hear what paper work we needed to provide such as utilities confirmation pages and renters insurance. We moved from out of state and wanted to order furniture to have everything ready to go right when we got there. Our leasing agent ensured us packages would be accepted as long as they were smaller than a piano. No luck there. All of our packages (over $1,000) in furniture was lost somehow before our arrival. When we get to the office the same leasing agent then tells us they don't accept large packages and we come to find they had LOST our mail keys and NEVER set up our mail even though we signed the lease 2 weeks prior!!! We've now been here for about 2 months at this point and nothing has changed. Management continues to struggle with any kind of communication. If you want anything done you will have to go through at least 3 people and it will take 2-3 times longer than expected. We are regularly hearing that bicycles are being stolen from bicycle lockers, water and fire alarms go off randomly in multiple building with little to no notice. In fact, my building has been without water for almost 10 hours today and while I understand it may be out of their control there has been nothing but an initial update. Please also be wary of any positive reviews you read on here. There are incentives to post positive comments about this complex.
I love living in South Shore! This is a wonderful community. The Management staff is wonderful, very professional and Friendly! Ginnie M. at the leasing office was and is a Superstar and her customer service skills strike out! She was not only helpful but super efficient in preparing my move-in. She followed up later on several ocassions to make sure I was all set and comfortable. I also got a thank you letter-handwritten by Ginnie - and a welcome bag. The thank you letter was a very nice gesture that I have not seen before and speak very highly of the staff and the work they do.The location of south shore is the best too! 100% recommended.
GREAT LOCATION, TERRIBLE UPPER MANAGEMENT!!!We recently moved out of SSD after living there for 3 1/2 years. We loved the location and amenities there, but we consistently ran into issues with the staff while we lived there. In our first apartment in building 3, we got a bunch of mold on our carpets, walls, and personal things. After 6 weeks of going back and forth with them and feeling like they weren't taking us seriously, they finally agreed to move us but would not reimburse the over $1500 worth of damage to personal belongings caused by the mold, which was also denied by our renters insurance because the maintenance staff determined that it was from not changing out the air filters. We had more water/rain issues in our new apartment that resulted in industrial fans and vacuums running in our apartment for 24/7 and constant repairs for a span of 2-3 months. And even with all of this, we still gave them the benefit of the doubt and were content there because of the location. Most recently, we moved out in the middle of March. We took very good care of the apartment that we left behind, having lived there for 2 1/2 years. Of course the apartment needed a deep cleaning, but we were told by the staff that we were already getting charged $125 for a deep cleaning of an 800 sq foot apartment, and that we didn't need to do any additional cleaning. So we left the apartment in very fair condition, only to get hit with a bill for an additional $105 for "deep cleaning of microwave, oven, and washer top," as well as an additional rent charge even thought we moved out before the end of our lease date. How does that work!?!? They also charged $420 for glass stove stop replacement after I sent over very comparable units for $125 dollars. I reluctantly agreed to pay full price for the for the stove top but told them we would not be paying any additional cleaning fees or rent fees. The difference ended up being around $130 dollars. They replied that they would not accept and payment that wasn't the payment in full. They were absolutely unwilling to work with us after we paid them over $50,000 in rent and lost over $1500 in personal belongings because of mold, as well as having to move all of our stuff to another apartment mid lease.
Buyer beware. When our lease ended at South Shore District Apartments we cleaned our apartment and left it in meticulous condition. Ten days after we left, we were notified that the stove cook top had been damaged beyond repair and we were being billed $740. The appliances were all in perfect condition when we moved out. Any damage to them may have been done by staff working in the apartment or anyone who had a key. We turned our key in the day we left. There are a lot of apartments for rent in Austin. Look elsewhere unless you want to risk being charged for expenses you didn't cause.
I absolutely love it here. It is the best apartment complex I have ever lived in, and the staff always remembers my name and I feel welcome. Candy and Cynthia were helpful when I couldn’t pay online. My apartment is beautiful. I have the most amazing downtown views . The grounds are well kept and I feel safe and happy here. The best part is the rooftop deck. I love going up after work for a glass of wine. My apartment has access to the lady bird lake trail so my fiancé and I can go for a jog on the weekends! I even cancelled my gym membership. Great place to live overall.
Love the location. Close to downtown and the boardwalk. Apartments are all upgraded, amenities are great especially the free work out classes yoga, cycling and more. It's still a new property so things are being worked out from the build out but they do a good job at communicating and addressing anything that arises.
South Shore District has tons of different layouts across 3 different buildings. My layout, lavaca, has to be one of the best one bedroom layouts. Huge laundry room, enormous corner bathroom with separate shower and soaking tub. Walk in closet in bedroom. Kitchen island with huge living area. Three big windows and patio door all let in tons of light. You can walk across the street to the river or chipotle and Starbucks. Area has a reputation, but there are locks on everything and security patrolling at night. Cons: They raise prices every chance they get and they charge tons of fees. And they will only offer you as little as 2 weeks free on SOME layouts. Elevators can be reserved which they rarely inform us about. Not good when carrying groceries. Leasing office is hard to contact sometimes. Some people will try and pass you on to the next person with little lies. My check was cashed within a day but never made it to my account balance with them for over a month. So keep an eye on your balance. Walls are somewhat thin. Sirens every 20 minutes, but that's riverside for you. If they offered the same rates to renew I would definitely stay. An amazing apartment with a price tag to match.
