Property Ratings at Bell Southpark
We have loved this community and location since we moved in but it has gradually declined over time. From amenities not being maintained even though they charge $25-35 per month for it. The yard in our unit not having a gate that was properly set or fixed to accommodate for erosion. Sent multiple request to get fixed since we have dogs and nothing ever happened. Been over 6 months since we’ve been able to close it. Same goes with the checks they do before move in, so many things broken or chipped and never addressed before or even after move in. The main issue we had was the lack of accommodation for the declining rent in area not being reflected in our renewal offers even though rooms of the SAME EXACT TYPE were going for 300-500 less in our building or next and even after the front office acknowledged it as ludicrous, they did nothing for us. After nearly 3 years, not a lick of real appreciation for all the referrals and loyalty. No offers to compensate except more empty promises.

Love living at Bell Southpark. I've lived in a few apartment complexes in Austin, and this is so far the best one. I've never had a management issue, the complex is clean, the units are well taken care of, and all my neighbors are kind and keep to themselves. This is my third year living here and I don't see myself moving any time soon.

Very beautiful property and the staff are very nice. My only issue is with the resident portal, it never really updates or post about anything going on in the community.

The apartment complex living and apartment units are overall nicely maintained. The issue is people renting out the garages to run mechanic businesses, leaving little to no parking and a mess of tools in the parking lot/side walks.

I love the apartments design and layout. The pricing is reasonable for the location and what you see. The public maintenance team does well to keep the community clean. The residents are loud and rowdy often and security is not a huge help. The maintenance team always takes a long time to respond. Our experience hasn't been terrible but also not exceptional.

This apartment complex is the worst place that I’ve ever stayed at. I would not recommend this to my worst enemy. The leasing office does not work with you on maintenance and the complex is getting dirtier by the year.

This complex is great and my apartment feels very homey! My daughter loves the pool and the fitness center is great. May need a few fixes but still very much functional. I cannot wait to move into a bigger unit.

They take care of business. Gwen in the office was quick to respond to emails. Jesus and Alberto in maintenance were fast and polite. They're all great! Excited to live here.
Leasing process was a headache, office staff is pretty evasive. However, I enjoy my apt and amenities. Valet trash never picks up though and leaves the hallways smelling horribly.

Nice, clean, and renovated apartments. I feel pretty safe living here, however I feel the pricing is a bit expensive for it being just off I-35. Also, it was a bit difficult to transfer my lease and I feel like there was some miscommunication/confusion with the people at the leasing office. Overall, it’s a good place to live and I ended up transferring to a bigger unit (yay!) and I am pretty happy living here.

I’m very happy that I found this place, the apartment it is very spacious, the amenities are really great! The only thing that you need to fix is the elevator, it’s not working, beside that everything it’s great

When I first moved here I loved it. The process was easy and the people were extremely nice. My microwave has gone out at least three times and it takes at least three weeks to get it fixed. Calling the management office is useless. In order to get ahold of anyone it can take you calling multiple times a day, for days, to finally get ahold of anyone. You have to physically go into the office and that doesn’t always work. I got my car broken into in the MIDDLE of the day. Every time I have a package delivered it gets stolen. All of my neighbors have the same issue and we have the individual on camera and it still has not been stopped. Three of my neighbors have lived here for over three years and are all moving out as well. It is ridiculous how expensive it is to live here. The pool randomly closes without warning and may not open for weeks. I understand we have access to other pools but it is inconvenient. It’s unsafe and over priced. Save your money and move somewhere else.

Bell Southpark has fallen well below my expectations for a luxury apartment complex. 48hrs into my lease and I have already had discussions with my leasing agent about breaking my lease. I will be out in under 90 days. I'm sure the process to break the lease will be botched as many times as my move-in experience was. Literally everything went wrong from the beginning. I had to fill out 2 applications, 3 leases, reschedule my move in day, get my electricity setup and re-set it up, get my renter's insurance and re-get my renter's insurance. I should've paid attention to the red flags from the beginning and lived somewhere else.

Affordable living. Difficult to talk to an agent due to their poor phone line system. Slow response time from the leasing office. Communication could be better. While the self tour option is great, we would have preferred to tour with an agent, but no effort was put in to the relationship with their future residents.

Only rent rates and location are worth it. No care about residents, can’t get any help from management and maintenance takes more than weeks to “complete it”.

Community is very friendly. Has a lot of places to walk your dog. Resident’s portal is very easy to use and very helpful. Gym and pool are amazing

Two starts because it's cozy, but it's noisy, and unsecured. When I called for fix something they didn't come to fix. I've been waiting for more than 2 months for a repairment that they didn't even tell me something.
I feel like I walked into a trap moving here to be honest . I was so excited to be here . After my experience , I’m so disappointed. Expressed my concerns to the office about being overcharged in utilities and that I need help with inspection because something is not right with the water in this park there should be no reason to have to pay 400$ on top of rent for water , and of course no one cares .

Maintenance response time can be slow, and I hate the clubhouse close so early. Everything is ok. I do like the multiple gyms and swimming pools.

Absolutely beautiful apartments and great amenities. The move in was user friendly with easy to use applications that was able to guide me through my checklist. I certainly look forward to a wonderful experience here.
Apartments are great! Really beautiful and spacious. The outside where garbage is left is pretty dirty . The community seems quiet and most people have been kind. I feel the whole experience thus far has been good,
My experience living here hasn’t been the best. To start off, security. Left my car open one day by accident and sure enough, the next day I found my glove box compartment open and some of my things missing. Next up, noise. A group of people have been partying every week for months on the picnic/parking lot area next to my building. They’re out there until 3-4am drinking, playing loud music and even fighting. Weekdays and weekends. I’ve had to call the cops several times and also reported to the office. A patrol was finally hired but, they are not on site. I called last Saturday and they said they would take care of it and never showed up. Lastly maintenance. My shower has had low pressure since I moved in and the water is either scolding hot or frostbite . They came to “fix” it but never did. I put in another request 3 weeks ago for that and to replace the fridge water filter, still waiting. Good location & close to everything but, expensive. Moving out in a couple of months.
The apartment we are living in is very comfortable, the pool is more than fun to be with my kid, the aprtments are so close to Southpark Meadows, very convenient. Personnel at leasing office are gentle and diligent. Only thing I don't like is the parking situation, if you don't have a reserved parking spot, and return home after 5 or 6 pm you may not find a parking place near your home.

We've been here for almost 3 years. We used to love it. Things seem to be neglected these days in the community. I feel like the grounds keepers can only do so much. Maybe they're understaffed.

It took almost 4 months to get someone from management and maintenance to respond and fix the 4 work orders dated back to March (just fixed them 5/31/24). Then they didn't even fix the broken ice maker. There is NO communication between management and tenants. The gates have been broken 3 years, choosing to renovate the gym over tenant safety and fix the gates so the vandalism stops. I will not renew my lease after being here 4 years. It's a real shame what this community has turned into. Just go read all the 1 star reviews.

Overall is pretty great to live here. Besides the upstairs neighbor stomping their feet too hard and valet trash forgetting to take my folded up cardboard boxes sometimes, I enjoy living here.
