I have to say these are the worst apartments i’ve ever stayed at. The list of issues we had were dishwasher dumping water all over the floor and taking a month to get fixed. The hot water heater would regularly not work at least once every other month. The heater and a/c would not work every other month. And lastly we had mice for three months bc and i quote “the maintenance team is not trained in pest control so there is nothing we can do”. Now i know what your thinking why don’t they hire a professional pest control company and to that they said “we don’t have the money for that”. Needless to say we had to threaten breaking our lease and calling the health department before the magically came up with money to hire professionals. So if you love sleeping with mice and never knowing whats going on with all the issues at your home this may be the place for you, if not don’t move here.
You could probably have bad experiences at every apartment complex you live in if you tried hard enough! My experience at Bella Springs so far is great. My two maintenance issues in 6 months were fixed quickly and the staff here have been nothing but kind and helpful. One of my maintenance issues was a ceiling leak and the only miss was not coming back to repaint it, I could have followed up but I don’t care enough about a small square in the ceiling of my closet being painted. That’s really the only negative thing I could think of. My covered parking spot is cheaper than most other complexes charge, and the Amazon hub is awesome. I often get emails from staff keeping residents in the loop about site-wide maintenance or any schedule changes that could affect my day to day. Not sure why there’s not more recent positive reviews, so I thought I’d represent the majority of people who live here. It’s great!
The extra fees are absolutely ridiculous. Good luck finding parking unless you pay $60 more a month for a spot. Terrible management. Maintenance smokes cigarettes up and down the halls. Dog poop everywhere, had some really creepy experiences of people coming up to our door at 3am and banging on the door. Broken glass in the pool. I could keep going! There are brand new apartments down the road and I would go there instead! Half of their “great” reviews are from staff.
Beyond the issues the property has with parking (if you don't purchase a covered spot, rest assured, you will have no where to park after 8:00pm) their leasing agents are the worst. There is no aspect of trying to make things right, so be sure to put yourself in a defensible position and get every conversation you have with them in writing. If they make a mistake and you don't have something in writing, the best you'll get is an apology. If you do make the mistake of leasing here keep in mind your move out notice is not 30 days it is 60, and while they delivered the property without a working ice maker, a leak in the window frame, and a broken computer countertop - They still charged $50 to remove lint from the dryer after denying (technically they did offer me one, but didn't show up and then put the burden of proof on me to show that the appointment ever existed) any sort of walkthrough.
Why I will not be renting a place from this apartment : TLDR: Bella Springs went from a $250 deposit to wanting a $1900 deposit within 24 hours and no prior warning. They have many hidden fees and conditions that are not disclosed up front, so do your homework before you give them a dime. In many cases, most places tell you if the possibility of the deposit could go up to 1 month, but Ashlee at Bella Springs (and also Bryan) did not provide clear and upfront information and decided to tell us we have to give them $1900 within 24 hours, otherwise, we would need to re-apply. This was a result of being "accepted with conditions" after their screening company came back with a mediocre renter's score. Even with that result, this should have been relayed at the beginning with the following SIMPLE sentence: "You should be advised that if you are approved with conditions, your deposit may go up to $#". If that had been the case, I would have prepared for this deposit. Nevermind the fact that she did not tell me that the deposit would be due within 24 hours of approval until Friday March 1st (I had applied the day before). Again, something that should have been relayed BEFORE we applied. Perhaps Ashlee has never rented an apartment herself, I truly don't understand where the disconnect lies here, but she was very adamant about not disclosing what fees we should have expected until after the application process begun, despite being in communications for almost TWO WEEKS. Perhaps she doesn't understand or is too young to know how this process works on the other end. I am not sure. I want to find an excuse for her, but it is hard to find an excuse for this. In addition to refusing to disclose the possibility of having a high deposit during the application process, I feel their office staff has a harsh rudeness when you talk to them and question their policies. This doesn't look like good customer service in my eyes. In the past week, Bella Springs has demonstrated their lack of customer service and proved their untrustworthiness with hidden fees, deposits, and conditions that are not relayed upfront during the application process. I had to pry many questions from Ashlee to find the answers. I feel uncomfortable giving them $1900 of my money because I feel they are never going to return it. I simply do not trust these people. They seem like they are sharks in the water. Be careful.
I am so displeased in my overall experience with Bella Springs apartments and majority of their staff. After having an initial meeting with Ashlee, and viewing the model, I was so excited to become a tenant! However, that excitement quickly changed to disappointment and lead to many inconveniences. To be simple and direct, my apartment was not “move-in” ready and rather than push back my move in day, the property manager wanted me to live in, and pay for, a malfunctioning apartment. It is apparent that the property manager Becky, and the assistant property manager, care only about the artificial appearance of the property and are seeking tenants who will pay for a shabby apartment that would better be classified as cheap rather than luxury.
You can easily realize the insincere behaviour of the staff when you first talk. However, I will give the full negative feedback to their manager who reacted in very disrespectful manner with not communicating in person even their future tenant candidate as my family and me were shocked by their unprofessional performance. Since I was a mover from all the way east cost to down in Colorado, I was in rush to move in to my apartment as Bella Springs Apartments staff members informed me there is an apartment available next week. And something happened ( it is very hidden source, I don't know really what happened- their explanation was just it was a computer error- ) and next day they said apartment was available 2 months later. Since then things flipped over and I got stock staying at the hotel more than I thought plus my moving company for my furniture were coming on the way. Guess what this Luxury Residence Employees told us that they were not responsible for anything. It was just an computer error which is hard to believe. You can figure that out - what it could be. Even if its an computer error, Come On !!! it is your computer not my computer. We are an adult and company professionals (hard to believe-those are professionals) do not take their responsibility in any way you can think of. No help to accommodate my family even with any easiness to make my day. This is not profesional. To me the most unprofessional and sad experience that we had with this company was the behavior of the manager. She even did not come to me and made explanation of the problem in any how. You guys just remember these comments and be careful when you make your decision to choose your new lovely place to live. We don't need and have a right to choose our house by our own. Good Luck !!!
The first year I loved this neighborhood. My apt was renovated and there are nice amenities. Then Mission Rock Residential took over a few months ago and I hate living here. The pool will not be open until June 30th which is a third of the pool season missed. They waited until mid May to resurface the pools. The perform work with no notice. My balcony was power washed with furniture and bicycle on it. I would have moved it if I was given notice. I had workmen on my balcony replacing at board at 830 at night with drills and hammers. When I made the office aware no notice was given... Two days later a notice that says "As you are aware the work on your building has begun". I wish they had shown their true colors before I renewed my lease.
OVERALL (C-). TENANTS ( B ) Quiet, Considerate, Friendly. PARKING (F) In a word, “ridiculous.” If you don’t buy the optional covered parking for an extra $35/mth, you’re s.o.l. HALLS & STAIRWAYS (D) Dingy, Dark, and Dirty. Please rent a power washer!! MAINTENANCE (A-) Quick response and thorough work. BUSINESS CENTER (F) They don’t have one. FITNESS CTR. (D) A few cardio machines and a couple of dumbells. POOL (B) Not bad. LANDSCAPING (B) Nothing special

Very nice apartments that are located minutes away from Air Force academy. Parking at complex is very inconvenient and you eventually find yourself paying for covered parking or garage. Located 10 min from monument for shopping or 10 min from briargate promenade shopping and dining. Overall fairly quiet complex with great views.

I was told that my total utility bills would average $200 a month. After I moved in, I found out that is just the portion they charge you to cover community property utilities - you still have the bills for your own apartment. For a 1 bedroom apartment I averaged total utility bills for the year $420. Added onto the base rent and the cost of my one bedroom went from 843.00 to $1263.00 on average. Ouch. The staff is nice until you have a problem. Then they become defensive and try to get out of getting the problem fixed. Even appealing to regional management is hopeless and they just make fun of you for trying to get chronic issues addressed. Otherwise the apartments themselves are moderate in design and upkeep. The common areas are (surprise!) beautifully designed and kept up. Oh. except for the lawns which are riddled with mold, dying grasses and poorly designed drainage. Situated in a good area and are pretty quiet and safe.
