I was here with the previous management. They had their issues. This new owner takes the cake. Things went from bad to worse. The property units are infested with cockroaches. You will not get rid of them. They have leased to many residents so we’ll come up with your conclusion. But I will say it is not good. Trash is found all around the parking lot. A dead rat was in the parking lot for about two months before it got disposed of. The property is dirty they do not clean it. Only the lobby and office are clean. Maintenance is understaffed and they do not speak sufficient English. The courtesy officer does not respond to calls. You have mechanics at all hours working on vehicles and with load music. It reeks of marijuana. The place seriously went downhill.

Our apartment was bought out by this company and they have come in and made things a complete mess. They changed the payment platform and blamed renters on not understanding quite how it works. They’ve continued to add random charges to multiple customers rents that were not originally agreed upon with previous owners and I was told that it’s how their company works. Then they’ll threaten to evict you if you refuse to pay their random charges that were not agreed upon. Maintenance is terrible causing me to have to bring in separate help to fix my problems because it’s been two and a half weeks and still no one. I removed my dog from my apartment for two and a half weeks after my request and notified the property with a phone call so they had plenty of time. This poor quality is on them. I tried to break my lease because I’m extremely frustrated with how this company came in and just completely ruined the entirety of our living space and was told some absurd amount to break the lease, as if the reason for wanting to leave isn’t due to their inability to accommodate a proper living space. On top of that there are multiple units with roach problems that I’ve continued to have critters come through our vents. The hallways all smell like mildew and mold as well which is not pleasant to have to live with. I did not sign a lease with this company, would not have signed a lease with this company if that were the case. I have never been late on my rent or any bills regarding this apartment or any apartment as a matter of fact, I have never received any complaints as far as living in this building and I’m being treated terribly as if I’ve done something personally to these workers. I understand this is their work and they receive plenty of issues through the day. but we live here. Do better

I’ve really tried to refrain from leaving a bad review. I’ve left two in the past and removed them as I’ve been trying to be understanding and compassionate towards those living around me and the staff included, but I’ve had it and it seems like this is the only way I’ll be heard. I’ve tried time and time again to get the office to understand how loud my upstairs neighbors are, to the point where my entire ceiling cracks when they walk, my lights flicker, it sounds like they’re constantly moving furniture and I hear dogs barking and dragging stuff along the wall all day long from my other neighbors, who like to bang on their washer every 15 min at 4am. I understand common noise, I put up with it all day, but then it extends into the night, every night, and they still do nothing after I’ve complained over 10 times. It seems that only a few residents respect the fact that we live in a multi-family community and some things we should be more mindful about, ESPECIALLY AFTER HOURS. But that’s absolutely not the case and what makes it worse is the EXTREMELY poor quality of the building, it isn’t luxury. The walls are paper thin, you can hear everything, I can literally hear the people upstairs get out of bed and wash dishes, and everything is cheap, again, not luxury more like convenient, just read the other 1-star reviews. The halls are dirty and smell bad, aggressive dogs barking all day and night and pet waste. I’ve played recordings on how loud it is, and all I’ve asked for was them to be mindful of the noise, not stop, be MINDFUL and still nothing, it isn’t normal. Even when they suggest giving the tenants lease violations I ask them not to, I just want some level of common courtesy. And they do nothing but make false promises, I’ve been to the office, called the courtesy officer, even spoke with my neighbor and it’s like it’s falling on deaf ears. Apparently there aren’t any rules either for excessive noise and constant disturbances, in a MULTI FAMILY COMPLEX, WHERE PEOPLE DESERVE THE PEACE OF BEING AT HOME THAT THEY PAY FOR, so you basically have to deal with it. I have nothing to say about the staff, it’s clear they just work here, and I mean that literally, don’t expect anything but the run around and promised phone calls, the ONLY person in the office I feel genuinely cares is Lily. But honestly, last resort if you have to, but for your sanity, choose wisely.

Worst experience I have had in a apartment complex , for paying for luxury they sure don't treat their residents like luxury. The first day of me getting my keys and apartment I got stuck in the elevator that's the first thing that happen to me there. Not only did no one answer the emergency line of the apartment complex they never called me to see if I was ok. Second thing that happen there my AC unit was connected with someone else apartment. I was not only paying for someone else AC they never called me back see if they could reimburse they just brushed it under the rug. When you exit the elevator it always smells like dog pee and the hallway like marijuana. Their fire alarm is always going off as well, for Christmas eve the alarm went off all day and Christmas day it went off at 4:30am till 7:30 and this was not the first time this happen. Their fees are ridiculous. The tow truck loves to tow your vehicle as well.

I love this place it’s quiet,clean, and well organized. Maintenance is on top of everything you can send a request and get same day service. We have not had any problems with our car being towed. There is tow companies that come regularly it’s pretty simple if you park in the wrong area you’ll get towed or if you exceeded your visitors pass or simply don’t have your permit showing. We moved here from a horrible apartment and I’ll say this apartment makes me soo much happier and calm I can finally get a good sleep without worrying about any break ins. This place is well secured. I highly recommend and can’t wait to see how this summer goes.

I’m literally outside my apartment right now at 11:45 pm because of this place’s parking rules. They have 15 reserved parking spots and I’m waiting for someone to leave so my family from a different state can have a place to park for 24 hours. I’ve paid $600 just in towing fees because of their absurd policies. I’ve routinely paid $100 over my rent due to random fees they add on. You can reasonably expect to pay $300 more than your rent each month with random fees and towing. It’s extremely frustrating because I moved to Houston to focus on my career and not to spend hours every week dealing with maintenance of my apartment. Every single month I’ve lived here there’s always some problem. One weekend it’s their non stop fire alarms, the next they tow your car and have no remorse. I’m fortunate to have a decent job, I can’t imagine living here with children and a bigger family.

So let’s start off with they were leasing units for full price while they were STILL BUILDING. At first there were no parking rules then 3 months in they slammed us with heavy rules and regulations on parking that you HAD to agree to since you’re already in the lease. The recruited a towing company to harass tenants and there guests day in and day out EVERYDAY. Tow you for absolutely no reason and they don’t care about you. Doors don’t stay closed unless there locked and walls are so thin you can hear people walking in the unit NEXT TO YOU. Management has changed at least four times in less than two years . They don’t follow there own parking rules. And heaven forbid you end up getting towed and being late on rent for it! You can pay your rent and not the late fees and they’ll charge you late fees for not paying the late fees. I’ve lived in several apartments had a great relationship with property managers at them and have NEVER been so resentful for signing a lease. They begged me to resign my lease claiming changes were being made. Then reverted back to all the old bad habits. Currently I’m sitting in my apartment with NO WATER. Even though the water bill was paid to this complex way before it was due. If they keep this up they’ll have to worry about lawsuits more than anything.

The have an in house towing company that roams through all day and everyday towing cars. I was walking outside and lady drove by and told me she saw 3 men carrying guns checking people cars. There a huge big problem. The place is so horribly made that the bugs are coming from outside. They never send pest control. They look nice but the walls are thin I can hear my neighbors fighting, and walking nonstop

Upon further investigation, we have reason to believe that claims mentioned in this review are false and unfounded, as we have no record of any incidents mentioned reported to the office. Additionally, we also have team members and an Off Duty Sheriff Deputy that lives on-site that will inform us about any incidents that occur.
This place should be called domestic at bingle because the couples are always fighting in the buildings & parking lot. The walls are so thin all the arguments & altercations will literally wake you up. The units are extremely small, the towing company tows for no reason & something is always broken or malfunctioning. My advice is to save yourself from the stress and headache and do not move here. In jan 2022 the property was good. Minor things were happening but overall it was a livable situation. 3 months into moving here, kids made there way through the gate doors because they are never closed, and broke into vehicles and pulled a gun on our neighbor in the parking garage. Last week, someone stole my license plate off of my vehicle, in the parking garage. Another neighbor that lives here had a gun flashed at him for looking at a tenant "wrong". I voiced my concerns about my tag being stolen and feeling unsafe living here and all i get told is the manager is busy or the manager will call me back. (still havent heard anything). The property claims to be luxury but something is always broken, the halls smell awful, trash everywhere, residents do what they want. There is a pool party hosted by the residents that live here EVERY weekend which makes it impossible for anyone else to enjoy the amenities. Unauthorized people are always on the premises. The gate doors are never closed, gate was open all day last week. You pay so much money to live somewhere that is supposed to be "luxury" & "safe" and it is far from either of those. Reached out multiple times about options on how to get out of my lease because this environment is really concerning for my family considering we have a 2 year old and I am told something different every single time. They have a sheriff on site that lives here but that does not stop any of the crime that happens. This place needs a 24/7 security guard.. this place is dangerous. p.s please do not respond to this telling me to call this office because I have.. MANY times. You call me when my concerns can actually be addressed.

Poorly made apartment complex. Uneven floors, mold. Literally a cheap apartment with sky rise prices. It's looks as though it was a rush job. Genuinely upset, regret moving here. Management a joke. Surprise fees. Ridiculous parking rules. Amenities great, the apartment itself? No. Neighbors are nice though.

DO NOT MOVE HERE, I’m sure ALL of these reviews are from people that just moved in because my first day they asked me to leave a positive review. The first two months were pretty good but now everything is falling apart I have to call maintenance every week they also charge you $35 for Valet trash but say if you have too much trash than you have to take it to the dumpster yourself and sometimes they don’t even pass for the trash ,now they have started towing cars everyday even if your guest signed up with the “guest code” so you basically can’t have visitors with out fear of their cars getting towed! I can’t wait to till my lease is up!!

DO NOT MOVE HERE!!! Worst decision ever! Its only been 4 months since I moved not happy at all counting days for my lease to end they towed my car towed 4 times and They towed my guests cars! They tow for the silliest stuff like reverse parking… they towed my guest car just because I couldnt have more than one guest because I cant register so they towed ! They basically tell you not to have more than one guest! The staff is rude they talk back at you. The apartment is falling off door knobs are always falling doors will not close unless you lock them and this place is a brand new apartment complex! Please dont move here I am not a picky person but this place is worst! I wish there was an option as 0 stars

We're disappointed to hear that you feel this way. Reverse parking is not allowed in our community, as stated on signage at the entrance and throughout the community. This policy is indicated on the parking addendum signed at the time of receiving the parking permit. Due to our community being permit-parking only, residents are responsible for their guests and should register their guests by the resident. If a guest is not registered and the visitor code is not visible on the visitor's vehicle, then we will tow the car. We hope this provides clarification on our parking policy. We are retired folks with health issues, so in January 2021, we sold our home in Sugar Land and moved into the Lodge at Spring Shadows...we thought we had made the best move at that time. Within 6 months we realized we had not. I had found that the Dakota was under construction during the summer of 2021 and was so excited to see another mid-rise (which means you get an elevator). We officially moved into our 2BR 2BA unit in mid-October. We have never been happier and the management staff is beyond beyond. It maybe a little more $ BUT you definitely get what you pay for - we are so pleased with our decision.

Horrible. They charge full rent with the complex not really ready for move in. The manager and workers are rude and unprofessional. Fire alarms everyday. Trash shoot not available. Most amenities not available. Parking still under construction. Stuff I was not advised of early on. My apartment had ants and flying bugs that I had to buy insecticide for. I'm not happy and the worse part is they don't care!
Just moved here , the office staff is great all of them are nice & they get you taken care of. The complex is also beautiful inside and out.
