The three neighborhoods that make up Avalon-Bellevue-Ben Avon are also known as the “tri borough communities.” Nestled along the Ohio River just north of Downtown Pittsburgh, Avalon, Ben Avon, and Bellevue encompass a relatively diverse suburban swath of southwestern Pennsylvania. The three neighborhoods of the community operate under separate municipalities despite sharing a zip code, but they each enjoy fantastic proximity to amazing amenities. A diverse mix of apartments both new and old and single-family homes in a variety of styles means there’s something for everyone here.
Memorial Highway meanders alongside the Ohio River and is a major thoroughfare for all three communities. Here you’ll find coffee shops, fast food restaurants, and more. California Avenue also houses breweries, bars, pharmacies, and Italian fare. Avalon and Bellevue share a school district, but residents of the tri borough community all have access to great schools.

My husband and I have been living in our 2 bedroom apartment at 529 Monroe Ave for just over a year now - we love it! It's the perfect amount of space for 2 adults and a baby, has gorgeous large windows in the living room and both bedrooms, and is in an absolutely adorable neighborhood. We like that there are storage lockers in the basement, as well as a laundry facility for residents to use. There is also off-street parking for residents, with one space for each bedroom. Rent is very affordable, especially given the location, and we couldn't have asked for a better first home. That being said, we've been less than impressed with the management. At first, any repairs that were needed were completed within 24 hours. However, we think that this was only done in an attempt to impress the new residents, as now it can take well over a week before we receive help - and that's with 2-3 phone calls to remind management that we need it! When we went to renew our lease this year, we had a horrible time getting ahold of the lease manager, Nicki, and it was a good six weeks before we finally heard back from her about our questions... and by the time she did get back to us, we'd already renewed our lease. Finally, we're not crazy about our neighbors. This is a non-smoking building, but most of our neighbors smoke anyway, so the smoke often wafts into our bathroom, which is obviously less than ideal, especially with a newborn. Our downstairs neighbors also fight frequently, at all hours of the night, which can get annoying. So, ultimately, while we love our apartment itself, there are definitely some aspects of it that are less than ideal. It's for this reason that we're hoping to buy a house when our lease is up next year - but if we had to rent again, this is a pretty good place to live, all things considered!
