Property Ratings at Bellevue Tower Apartments
It’s a shame. Maintence and management actually seem to want to provide a nice experience, but the owner has very clearly hamstrung them. I would also steer clear while they’re remodeling, and the remodel is of poor quality. They need to triple their maintence staff, as some issues present at move in have not been solved in months, several of which involved water and leaks. Management is able to recognize when it’s appropriate to credit tenants, but the owner won’t allow it. The electricity bill is more than 160% of our old place, but theoretically a chiller system is more efficient that the individual unit we had at our old place, so they’re clearly overcharging. The thermostats are poorly installed and there’s a 15 degree delta, so you can sweat at 77 and shiver at 62. The remodeling company clearly does not know what they’re doing. The only applied 1 coat of paint and you can see through it everywhere. The baseboards come pre-damaged, and look 50 years old despite being brand new. The vinyl floor is not resistant to anything. They painted several countertops accidentally. The shower has a plastic cover over the original shower tile, which isn’t waterproof, making the shower claustrophobic and providing ample room for mold to grow which is inaccessible. The water is turned off for hours at a time at least twice a week. The outlets are not all functional. You will need to pay $100 for an internet hookup because they cut the cords and didn’t reattach them. I saw them cutting a 2x4 with an oscillating multi tool, which has the noise output of standing next to a jet engine for an hour, when a circular saw could do the job in a second and quieter. 1 star feels harsh, but if you inspect the star system, the property is clearly not okay and can’t get two stars.
I haven't moved into the property yet but I am looking forward to it. NorthStar is making a large investment in this property with many more updates coming. During my tour, I learned that this will be a gated community (parking lot and property). Other amenities are on the way (e.g., gym). There are a lot of good things happening here and I am hopeful for good things to come. Because of the large investment and improvements being made, now is a great time to consider moving here. The square footage is decent and the rent prices are better than most places within Midtown Tucson. Gilbert is a great resource and very helpful with the application process. I wouldn't overlook this property as an option.
One day I got some crazy women trying to break into my apartments in the midnight, I called to the security of Bellevue Tower and instead of asking her to go away they started to CALL ME and ask questions in the midnight. "Hello, sir, which apartments are you calling from?", "Can you please verify you do not know this woman?" - yes, man, if I call security it means I do not know her, I just asked you guys to make her go away! As a result, damaged door and no adequate reaction from security - they mostly interested in their Whatsapp. So be aware, you are not protected here by from crazy people, security of Bellevue Tower just useless.
No air conditioning in each apartment. One AC for the entire building and controlled by management. No AC till May according to management. It’s 80 degrees in the apartment now and it’s only March. No washer dryers in any apartments. Construction until 10PM almost every night. This is the short list. Grrrrrr

DO NOT RENT HERE!!!!! 5 days late moving me in because they discovered the carpet needed to be replaced so I give them the benefit of the doubt. But my electric bill for the month is over $400!!!! Friday I talk with management about getting my AC look at because it has not stopped running and half the vents are not blowing air so I think that is the problem. They say someone will be out this Monday. Monday I wake up and my AC has stopped working completely. School starts for me that day, so I call the office and leave a message informing them that the AC stopped working. Management calls that afternoon me and says they can’t get in the apartment and accuses me of changing the locks, which I didn’t. I reminded them they got in for inspections the previous week they say they could not get in. I rush back, miss a class, and give them the key they gave at move in me to make a copy. I am talking to maintenance about my AC my neighbors over hear and an inform me that a few week before I moved in their AC went out and the previous repair man took good parts from my AC and put it in theirs and put the broken parts in mine!!!! The AC company end up not making it out until Wednesday and I spend the night with no AC and an apartment at 88oF! Tuesday management puts a portable AC unit in my bedroom. However, it only cools my bedroom and my bedroom window must be crack open to vent it and the blinds cant be closed in the parking lot behind my apartment can look into my bedroom. I feel very unsafe and wake up with a very sore throat and am coughing and hacking as is my dog. I have to take her to a local doggy day care. That afternoon I get a call from management saying my AC is fixed. I get home later and discover no it has not. I talk with some legal help from campus and a tenant advocacy group and Wednesday morning I served a 5-day notice of Health and Safety non-compliance allows me to break my lease if they don’t fix it in 5 days. My family helps me get a nearby hotel room that allows dogs for the next few days and before the end of the day I get a call from management and they say my whole AC unit is so bad it needs to be replaced, but it takes them until Friday to say it will not be installed until Monday or Tuesday. I ask about the $400 electric bill I had to pay and they say they will talk to corporate still haven’t heard from them. I would avoid them and any property owed by Grindstone management!
