Property Ratings at Bellflower Apartments
I have tried in a multitude of ways to contact this place; calling, emailing, knocking of the door of leasing office, and have gotten no response. E-mailed twice, called five times, kocked three times, nothing. A resident has even told me that no one has been Inside the leasing office in weeks. Utterly ridiculous. Do not even bother with this place.
Lived here just over a year. As of recently management has been completely unavailable. As in, no responses to emails over three months, voicemail box is entirely full and not accepting new ones, and the maintenance line was literally cut off. I accidentally lost my mailbox key and have had zero recourse for getting into it. The management office itself has a map of the complex and a big old Master brand lock on the door, neither of which were there previously. Even when management was available they were unreliable. During some manner of repair they tore my downward gutter pipe off and just left it sitting. That was probably six months ago. Even when I was able to contact them and they said they'd "put it at the top of their list." It's definitely worth noting that the management already changed not too long ago, maybe 5 months, before reaching it's present state. That being said... The place itself is quite nice. The neighbors were all friendly and quiet, the units are separate enough that I never even heard my neighbors coming and going. (Though granted, I lived on the end, only connected on one side and furthest from the parking lot, so your mileage may vary.) I was lucky enough that my place never really needed repairs, which in hindsight is surprising because it doesn't look like much of the utilities have been replaced since they were first installed in the 1970's. The singular next feature of the place in my mind is that each unit has a decent sized garden patch, probably about 6x6 ft on average. What's more, they hold a regular "beautification initiative" where they'll give free boxes of flowers to anyone who signs up for it! I was even lucky enough to win the contest and get $100 of a months rent! But that's definitely a luxury, not a necessity. Again, I was lucky enough to have my necessities met, but in it's present state with management I cannot recommend these apartments to anyone. Assuming you could even apply...
We had some issues from the start, the apartment was only done with half-effort, on the few times we've requested maintenance it was fixed but there was no telling when they'd show up and no phone call asking if anyone was home. Apparently as of recent that doesn't matter anyways seeing as they came in while not home (at work) with no calls. Proceeded to leave a rather large mess and the trash for us when we got home. Some of it I cant figure out how to get up, and when I brought it to their attention, we were called liars, told we didn't need to buy cleaner to clean up the mess, and then further belittled even after telling them that we have photos of what was left for us to clean up. They also stated that they figured that "we wouldn't mind cleaning up the mess." and were further dismissed.
For the price, the living area isn’t bad. Good luck getting maintenance to come to your apartment though. We’ve had many big problems with our apartment that we’ve had to overlook for a year or more. There are some aspects of favoritism within management where we have been forced to do things just because our neighbors didn’t like us and we’re close to management.
Pros: Very quiet except for the occasional resident who doesn't seem to realize blasting their awesome car stereo can be heard by everyone in the community. Good location, close to town, restaurants, gas stations, the meager shopping options left in Lebanon & quick access to I-71. Grounds very inviting on first impression because of all the flowers and cute little bungalow type units. Maintenance is fabulous, very courteous, friendly and attentive, show up within an hour in most cases - day or night! Cons: while the Model you will be shown is adorable, actual apartments leave much to be desired. Units in serious state of disrepair. Not reflective of maintenance staff, It's mostly age and structural damage. Strong odor of wet wood rot if you get too close to the walls, collapsing floors, aged discolored wallpaper poorly applied, seams don't meet, large air bubbles showing in every room, horribly cut up counter tops from previous tenants who don't know how to use a cutting board, shredded carpets from previous pets. Base cabinets are bowed so badly anything placed them slides to the lowest point. The Rent is very high for the poor condition of the apartments and nothing is included. Lebanon has notoriously high utility costs, and you will pay water, sewage, trash, flood water and a few other ancillary City fees that make this tiny hovel cost more than an apartment 400 sq ft larger. The only reason I did not score this as flat out "poor" is because there are some pros, if you can handle the cons.
