Property Ratings at Bells Bluff
I only gave it one star to leave a review. This was not the worse place to live but the move out experience has not been. Maintenance was good about fixing things. When I moved in the workout room tv was broken for about 4 months with no explanation. There are no elevators except in the main building. The bugs and spider webs are awful in the summer… it’s like the locust plague from the prince of egypt movie. The lights above the apartment are automatic so you cant turn them off. You come home to your door covered in bugs and spiders. They charge you for pest control but you have to ask to be put on the list. I called and asked for my apartment to be on the list for every month because they would forget. Now they are trying to charge me for a piece over the top of the microwave that was in perfect condition when I left and I have photo evidence. They are trying to charge me $90 when their own maintenance man said he had to replace several and he doesn’t know what caused it. I left that place spotless and in good shape! Tried to call the property management company and it goes straight to voicemail. It’s a bad place all around.In my opinion this place is over priced but I had a good deal. I would have given it at least 3 stars if it wasnt for the move out issues. Also, everyone constantly leaves. There are always trucks moving people out they also let the moving trucks sit and block one lane on the hill for 2-3 days.

My wife and I just moved in and absolutely loved it from The moment we walked in to Our new Home from the layout and furnishings to the Amazing View looking out the open concept high windows to stepping out on the Balcony to watching the Sunset ?? together from Our bedroom window.This all began with a Warm welcome from Tyler our Leasing Consultant here that has been a Big part of Our Awesome experience from the month prior to moving in and was almost as excited as we are to be living here.We thank You Tyler and staff and look forward to Being a part of Our Dream Come True ,it’s Wonderful already!!!!
This is the worst apartment I’ve ever lived in. When we first moved in, we had a variety of maintenance and cleanliness issues that were difficult to resolve. The maintenance team was short staffed and I’m understanding of that but it became frustrating to move into a dirty unit and to reschedule no show maintenance so often. We got off to a bad start. While living here, it was very difficult to get responses from the office about things. I would advise new tenants that they should expect to have to continually follow up on calls and emails because the communication in there is non-existent. I frequently had to physically walk there and speak to someone in order to resolve issues. When my security deposit wasn’t returned within 30 days, I had to loop in Elmington for a resolution. There was also a rat infestation while we lived here because maintenance does a terrible job at keeping the trash area clean and the office staff does a terrible job and does not fine people for dumping. They also do not fine people for dog waste that isn’t cleaned up and you can find hundreds of piles at any given time. The views are great and the amenities are awesome. The community aspect of the place is great and it’s been easy to make friends after moving to a new city. I also have complaints about our valet trash service and delivery service, Fetch. But that isn’t unique to this apartment complex. I think you’ll fight that anywhere. Overall, I would not live here again and would encourage others to look elsewhere.
I have had noise issues with a neighbor for the entire time I've lived here where their dog is barking or they're playing loud music on their subwoofer for hours on end at all hours of the day and night. For instance as I'm writing this review it is 4:30am and I can't sleep because this neighbor has been playing music since 10pm. I have sent countless emails and video evidence to management and they still have done nothing. They put me in multiple uncomfortable and inappropriate situations during the process of trying to get this resolved and left it all up to me to provide them proof. (For example they asked me to figure out which apartment it was coming from on my own and refused to come down to my building to hear the noise for themselves.) They ignored, gaslighted, dismissed and misled me at every turn. I have been as patient as I can but they seem to be purposefully doing anything so they avoid any sort of backlash for themselves. They've completely not held up their end of the lease and their responsibility as staff and have left me without any assistance in this extremely stressful situation. I am getting out of here as soon as I can and would advise others to steer clear. The only reason this review isn't 1 star is I actually like the grounds and the apartments a lot and the maintenance staff are incredibly friendly and prompt. Too bad its a completely toxic environment thanks to management. Not sure how they can sleep at night knowing how many people they screw over. To the next person who moves into this unit... good luck.
Bells Bluff has been great the past 5 months! Have met some wonderful neighbors and the staff is always willing to help. Taylor specifically has been SO helpful and is always a smiling face around the complex.
Moved into Bells Bluff after giving up on the housing market. Haven't lived in an apartment for many years and wasn't really thrilled about the idea from my past experience. But, apparently things have changed alot since then, or at least by Bells Bluff standards. The views are amazing from the amenities building! The sunset views are awe inspiring. The front desk staff and managers are always cheery and helpful. The maintenance staff are very friendly and have been same day service on every call I have needed to put in. The amenities provided were the shocking part. Free cappuccino machine, large indoor gathering area with pool tables, shuffleboard, and comfortable couches, 2 very large pools that have stayed crystal clear everyday (I know this because they are just outside my apt), awesome firepits with alot of seating, nature walk that goes around the complex is pretty cool, and the fitness center is 2nd to none and consistently being upgraded and added to. I work in the multi-family industry and can truly say that Bells Bluff is one of the best bang for buck complexes on the Nashville scene. If you're in the market for an apartment, I highly recommend this place. You will think you're living in a high-end resort once you begin to take everything in that Bells Bluff offers.
DO NOT MOVE HERE. I moved in without touring my unit, which was mistake number one. My apartment was so moldy + musty, I had to do a mold test, and run a dehumidifier continuously while emptying it 7+ times a day. This didnt remove any of the must smell, which ruined all of my clothes, nice furniture, and made me feel sick. When I put in multiple maintenance requests and a maintenance man said "this is terrible, I cant believe you've been living like this." The leasing managers "did a mold test" when I was on vacation and claimed nothing was found, and refused to do anything to help. Fast forward to move out, I was charged 160+ to replace all new blinds because a window had a leak I didnt see. They blamed this on me and said it was my fault because I didnt notice it at move in and write it down. Apartment complex is full of bugs, cheaply made apartment where they'll blame you so you havw to pay for their mistakes. Staff here is rude, talks down to you, and refuses to help when you are in need. I would never recommend this apartment complex or staff to anyone.

The views are awesome, the staff is super friendly, lots of amenities, and the cares team works hard to host awesome events for the residents. That's about as much as the apartment has going for it though. There are some cool residents to hang out with at the fire pits (which haven't been working for a few weeks now), but there are also reports of packages going missing, people being cat called from the balconies, and other incidents like this. When first looking into bells bluff everything looks nice but once you start looking closer you'll notice the rooms are fairly cheaply made. My shower has bits chipping off (which have cut me once or twice), the door handles are loose, switches are uneven, there's unpainted parts, and the list goes on. The maintenance team seems to respond fairly quickly but they always leave the lights on when they leave, and they'll enter without notice (came home a few times to all my lights on, even though I live alone and turn them off when I leave for work). The worst part is there is no insulation between the floors so you can hear even the lightest foot steps from the room above you (try and get a top floor if you're moving in). I've tried talking to my upstairs neighbor, getting the front desk involved, and even the security team to no avail. So don't expect too much quiet if you have upstairs neighbors (mine has a kid that stomps all day, and well into the night). I know living in an apartment complex you'll hear some of the day to day noises of your neighbors but this is absurd. There is also an issue with dog owners not picking up after their dogs, even though there are supplied dogs bags at the park (which has had a gate that has been broken for at least two months) and stations around the complex. tldr: nice location, great view, nice amenities, and looks good but has serious underlying issues.

I feel bad for myself making a decision to move in here. My first unit was hazardous and was definitely inhabitable, no cold running cold water, no Ac working, deadly spiders everywhere. They then moved me into a unit that was smaller and started charging me more in rent. I was promised specific dates for our amenities to be done and multiple deadlines have been missed. As a new development, I expected it to be noisy and have hickups. Unfortunately they have not communicated the amenities and when it will be done or address other issues I am having along with other residents. I'm paying more than downtown prices in west Nashville???! I've had a serious wasp and bug problem inside my unit, nothing has been done.
Having lived here for a little over 3 months, I feel I need to update my review: Initially, I moved in to Bells Bluff because of the location, environment, and excess of amenities (gym, walking trails with workout stations, easy access to the Cumberland, pools, fire pits, and outdoor movies on the lawn). I still enjoy the location but the environment and amenities are lacking. Regardless of the unfinished recreation building, I have seen no attempt to bring the community together and this really has taken a toll on the feel of the place. Residents need a place to socialize! Regarding the amenities, I have been given deadline after deadline as to when they would be completed and they are still not ready. The pools appear to be finished but no one is permitted to use them because there is work to be done around them. The recreation building is accessible if you can walk (not wheelchair accessible yet) but there are insects, exposed wiring, and construction dust in and around the building. Lastly, construction has been rushed, which has compromised the quality of the complex and possibly resident safety. I cannot recommend moving here.
