Property Ratings at Belmont at City Center
Luxury in name and price only... If you care about cleanliness and decorum or fellow residents, don't move here. There are stains from trash up and down every staircase. Often, people leave trash on the staircases or shove it into the small trashcans at the bottom of the stairs. The dumpster is always overfilled with trash strewn all over the place...wherever anyone wants to place it, so much so that the dumpsters are sometimes placed outside the designated areas because of the amount of trash everywhere. The decorum of the other residents is abysmal. People park wherever they want with no regard to laws. The handicapped parking is always full with people who do not have tags or appropriate placards. It boggles my mind that this is allowed to happen. Also, nobody picks up after their dogs. It is absolutely disgusting. I have never lived in a place where the management has not dealt with issues like they do here. Nothing is addressed, nothing. I have written emails and left voice mails at least half a dozen times and heard nothing in return. Find another place to live. I have never seen anything like the lack of accountability anywhere I have lived in the past.
I am a current resident at the Belmont apartments, now on the hunt for a new place. I don’t want anyone else to be in my position, so I’m giving those a warning who still look at all the reviews and think that the reviews are from prior angry residents. The first few weeks I lived here, it was a huge adjustment. You can hear EVERYTHING, from the walls of the neighboring units to the outside. The building feels like sleeping in a tent that has the appearance of walls, if you like the sound of hearing nature from outside and hearing fellow neighbors phone conversations and day-to-day living, then you will feel right at home. I can hear a car starting down in the parking lot... from inside of the running shower... there are no windows. For the price you pay as well, you would think the appliances wouldn’t be so dated and faulty. If I wanted maintenance to be in my unit so much you’d think I enjoyed their company. I cannot believe how many inconsiderate people live and work at the Belmont. Please, please, please go anywhere else. There have been sleepless nights were I regret I chose this place over all of the other local buildings. The perks are overshadowed by all of the hidden fees, the paper thin walls, random power surges, leaks, bugs, faulty appliances, terrible staff, and so much more. Listen to the reviews. This is not the place you would want to live by any means.
For what rent costs here I expected better quality interiors and exterior. My experience here has been very poor. One very frustrating thing that happened was when I renewed my lease I had previous had auto payments set up but when the lease was renewed the auto payments were not. They never gave me any warning that the auto payments needed to be renewed nor did they give me any warning that my rent was late after the payment never went through. Only 5 days after rent was charged on the 1st I was charged a late fee on the 6th, the same day I had realized what had happened. And of course, they were not willing to refund the late fee. Another very frustrating thing is the lack of parking. Frequently there is not enough parking inside the parking area (which is supposed to be gated but the gate has been broken for the last 2 years) which requires people to park on the street which is especially inconvenient at the moment since there is a large building being constructed directly across the street and the half the road is blocked off.
We are signing our lease and moving in soon. So, far everyone has been very upfront and they kindly answer our million questions. Jessica is very professional and we have been very happy with all of our interactions to date.
Recently had to move family out of Belmont. The property went downhill fast after they changed management summer of 2017. Up until then everyone was very tenant focused. After the staff changed nobody cared. Deciding issue was that we were witnesses to two separate gun incidents within 6 months of each other. One at the pool and the other a drive by shoot out right in front of our apartment late at night. Management didn’t even acknowledge the incidents. Had a bike stolen that was locked and covered from their bike rack and there was nothing to be done. The “security” gate to the parking lot was out of service for over 4 months and they took no action, after repeated inquiries of there being no parking available. Therefor the parking lot was overfilled with unauthorized cars requiring paying tenants to park on the street or as I did Pay for additional reserved covered spot for my wife and daughter.
Floods and disrespectful manager DO NOT LIVE HERE! The office manager even laughed in my face when I told her I would be writing a review. I lived here for three years and yes, it was a nice building and okay amenities, but they will find random things to charge you for at the final inspection. The final bill is pretty much a random number they come up with to help them cover that month of rent if you were prorated. I was charged for new carpet even though the carpet should have been replaced when my apartment was flooded because of another resident. My apartment had flood water three times while I lived there and maintenance shared that apartment flooding was pretty regular. If your apartment does flood it will take at least 45 minutes for someone to come and the apartment never apologized for anything. They also refuse to fix the gate to the parking lot, which was broken for 90% of the time and there is not enough parking for all residents in the parking lots. If you complain the office staff tells you to buy a covered spot for $30 a month. When you go into cancel the covered spot or on site storage unit there is a 14-day window they will charge you even though you are not using them. Again this is just one of the many ploys to make money. I will never advise anyone to live here in the future!

READ THIS: I moved out on 06/22/2018. On 7/27/2018, I received a bill that says that I owe $1,580 for carpet repair and touchups. The carpet was in fine condition. I did not receive any call or warning after I moved. On top of that, the bill says that I am past due for that due date and now have to pay attorney fees. I spoke with the manager and she was not at all. She said that they have a lawyer and if I don't pay, they will have them involved and I will have to pay the attorney fees. Here is the list: damaged carpet $1,245, cleaning $150, seal subfloor $400, replaced drip pans $40. Read the other reviews: many people have had the same experience. I personally know one guy who lived in Belmont this year and got charged the same amount for no reason.
I rented here for 10 months and it was miserable. They had sign up deals that were promised and reneged. There were supposed to be company deals that they reneged also. Made me pay a security deposit of first and last months rent and upon leave did not pay me back a dime. In trying to get my money back they had lawyer fees which were absolutely unreasonable which I had to pay as well. Filing and over $1,000 worth of lawyer fees. Do not rent with these crooks!
The building is only 2 years old so everything is still new. Its in a great location in Newport News City Center. Covered parking is available for an extra fee as well as storage units. The staff is friendly and always helpful.
City Center is in front of the building. The area reminds me of Epcot without the rides. The apartment itself is impeccable. It has high ceilings and feels like a new home. If I could change one thing it would be my balcony... I'm on the fourth floor and the balcony is false. Get a first or second story for the patio or balcony.
