Sandwiched between Fort Worth and Dallas, Arlington is part of the massive DFW Metroplex. This big (even by Texas standards), busy, thriving city is home to some powerhouse locations, including the University of Texas at Arlington, AT&T Stadium (home of the Dallas Cowboys), Globe Life Park (home of the Texas Rangers), Six Flags Over Texas, and Hurricane Harbor. These, along with Texas Health Resources, General Motors Arlington Assembly, and GM Financial, are some of the city's largest employers.
With so much happening in and around this active, dynamic metropolis, you'll never sit around your Arlington apartment wondering what to do. Head to the Arlington Museum of Art or the International Bowling Museum, visit the Village Creek Historical Area or SW Nature Preserve, go hiking at River Legacy Parks, see the animals at the Fort Worth Zoo, and go shopping at Grand Prairie Premium Outlets or the Parks at Arlington.

Property Ratings at Belmont Estates
We moved out at the end of February. And we have paid a non-refundable deposit of $300 with third party called Zetty. However, the management has unnecessarily charged for housekeeping, and some dummy carpet cleaning, although the carpet was in a same condition when we moved in. Even the house was in the same condition how they provided. Apart from this, we had lots of issues with the management regarding service request. No one is being accountable for fixing the stuff, and way too slow. However, they are quick charging you some unfair, dummy fees. Additionally, our moving in experience was also worst. However, they have confirmed on call that it is ready to move few days back. The apartment was not properly clean, washer, dryer, stove, and dish washer not provided. Overall, the experience staying here is one of the worst I ever had. I strongly not recommend you to even think of staying at this property.
Terrible!!!!! They do not take care of tenants at all. My bathroom has not been fixed since I’ve moved here and I’ve even took to complain to someone higher up, issue still isn’t resolved. Whatever you do please look somewhere else to live this place is horrible. Roaches LOTS of roaches, you can hear people outside your window, one night there was 2 trash bags dumped all down the stairs, Maintaince doesn’t do anything. Just spare yourself!

My experience in this complex was completely horrid! If you want to move into a roach infested, unprofessional, unsafe complex then this is the place for you! First week after moving in we noticed roaches and the problem only got worse a time progressed. They would occasional come spray for them but it never did anything! The management never handled anything in a timely manner! After putting in a maintenance request expect to wait weeks sometimes even MONTHS! for them to come fix whatever is falling apart in that dingy apartment. Our dryer was broken for almost five months and request after request they never repaired it. Our freezer broke and they never repaired that either. Our last month of staying there we couldn't even buy frozen goods anymore. One of my roommates got a piece of her car stolen in that complex, the catalytic converter, the most valuable piece on a car! The list goes on.. Completely hated it there, my worst living experience EVER!!! I have never written a bad review in my life for a complex but i will scream it from the rooftops. SPARE YOURSELF! DO NOT MOVE HERE!!

I applied here and explained my status and showed them the papers and IDs i could use, they assured me it would work and that I would be able to move within a week, since I told them my lease had ended and needed to move in that week. I received an email 5 days later telling me I had been denied because of the same thing I explained in the office that they had told me it was ok, so I called after receiving this email and they told me not to worry to ignore the email and that they where still processing my application, I waited until Friday called again and they told me the apartment was already rented, and I explained I had called on Wednesday and they told me not to worry, they only said they didn’t who I had talked to but that they couldn’t do anything, money and time waisted. Plus they won’t even call you for anything, you have to be insisting even if they tell you they will call you

Management is horrible and they charge you for things that are supposed to be included in the base rent price. Had a very very bad roach problem. Work orders take weeks to even attempt to get started. Horrible place to stay. On move in day my apartment was not even ready to move in..

I've been here 11 months and my lease ends at the end of June. Haven't been able to get a mailbox key replacement in months. New management came at the beginning of this month claiming they'll do better, I was told no late fees were to be put I'm affect for the month of may. I was lied to. When new management arrived this month, they started placing stickers on cars for expired registration giving residents 10 days to renew registration or they will tow. For some reason, I received the same sticker but my registration sticker expires 7/21. I received a notice to vacate the day after it was issued. Even though I've paid my rent. They won't waive any "late" fees. I would've been gone by the end of may but they didn't have my 60 day notice because they "didn't have it in the system"; basically them not taking responsibility for the records. When the new management arrived at the beginning of may, I notified them I needed my mailbox fixed with a key that worked properly. It's now may 25th and still can't check my mail. Management said that "when I give a directive to the maintenance, I expect it to be done.", they give residents 10 days to renew registration or they will be towed, they don't have paperwork because of previous management. Seems to me if like management doesn't want to take responsibility for anything. So why be management at all. If the employee fails, management fails. Whether it be be lack of training, lack of communication, or just sheer laziness. Either way you can't claim to Be better if you can't do better.
The previous management When Miss Bridget was in office I had a pretty good experience my first seven to eight months here and then they did a management change and it has been an horrific experience since then . the maintenance team is not the same the original maintenance persons that were here before I moved here we're awesome people they got the job done immediately you put in a service request online and they took care of it within 24 hours at Best now is just horrific I put in my service request and I have to call consistently to get it done I don't know who the owners are but I do know that they need better management and leasing agents to better serve this community it has went straight to hell

Thank you for taking time to leave a review. The staff at Belmont works very hard to make sure the property is well maintained and a comfortable place for you to call home. Please give us a call at the corporate office if you have further issues, We would love to discuss what we can do to make your home better, 817.640.3040 x 105 to Ms. Ford
Get ready to hear that a lot. I've lived there for almost 3 years and it's terrible. Took 6 months to get one thing even looked at. Management is very rude and unwilling to get things fixed. They promise better changes but they always fall through. Bad neighborhood and there are a lot of disturbances involving the police, not to mention homeless people scavaging the dumpsters. Better to pay a little more and live elsewhere.
Moved in Polo run in June of 2016 to this day none of my service request have been resolved. The maintenance men were picked up from some random Home Depot they have no knowledge of anything. There is no management, those in the office who chose to call themselves managers have no people skills. They will tell you anything you want to hear to get you out of their faces and wont put anything into action. My patio literally falling apart, the wood is rotten to the point you cant stand on it. The carpet has not been changed in the apartment for who knows how many years. The carpets been in there so long the tack strips are poking through. They increased my water bill 4x and cant explain the reason. They fired the one maintenance man who kept it real because he exposed their flaws and lies. I could go on and on for days about all the nonsense, and they refuse to provide me with a corporate number. They are not BBB accredited so cant report them. If i could i would stand at their front office and save anyone who tries to live there the hassell.
Several people I know there (myself included) were towed, despite having the proper stickers and everything. Even if you tell that you had everything, they'll still make you pay since you pay the towing company. My apartment got flooded because it was near the pool when there was a lot of raining. They took almost a month to fix the carpet and then when I finally moved out, they fined my $700 to replace ALL of the carpet again for "pet smell" (despite my pets being kept to specific rooms). I asked the people who replaced the carpet when it was flooded how much it cost and they told me it was less than $200. They even fined me for having a dirty oven when I left and a broken stove top that I reported to the continuously. My shower also broke at one point and it took them two weeks to even send someone out to fix it.
My boyfriend and I moved in to this apartment last May. It seemed perfect at first and I was thrilled that i would have a washer and dryer in the unit. Come the week of move in we get a call asking if we can move in later because they need more time to get it ready, we make it very clear that we can not wait and that the unit needs to be ready at the start of the lease date. On move in day we arrived to a unit that was still being painted, the floor was peeling away from the wall, the appliances were not hooked up and the unit had not been cleaned. After the leasing assistant saw what it looked like she called the manager to move us into the model unit instead. Because of this last minuted switch I spent the entire move in day on the phone with the electricity and internet companies to get the services moved. The apartment refused to help us pay the extra fees for switching the services and said "it wasn't there problem". We have been here almost a year now and have gotten our renewal notice (with only 5 days to decide what to do) and they have raised our rates nearly $100/month. They have not updated anything on our unit so there is no reason for an increase of this size, especially after we had been quoted at a much lower renewal rate for the past month. Don't move here, management is rude and constantly changing and they will rip you off in the long run.
My wife and I moved into Polo Run in August. Every maintenance call has been taken care. It's a breath of fresh air compared with our apartment at Arroyo Springs. The staff is friendly and helpful. What impressed me the most was how gregarious the maintenance staff has been. Even when getting the mail, if I mention something to one of the maintenance guys, he takes action. We also like having laundry in our unit and a pool that is open and clean.
While I've only been here just under two weeks, here's my impressions. The office staff is amazing. My Mom and I were juggled around almost effortlessly whenever we came in, simply due to us not coming in the days the original person we had worked with was in. All the office ladies are just lovely. I can say that these apartments, built in the 80's, do show their age a bit. There's cracks here and there, there's old appliances, old showerheads and so on. But, everything works like a charm. we have wonderful water pressure, the hot water heater works like a champ, stove and oven work fine. there's a microwave and washer and dryer in every apartment, which is a godsend for those who don't have all of those. my only complaint on the microwave is that it doesn't have a turntable. But that's a minor inconvenience. In all honesty the apartment is pretty good. We haven't had an issue with noise at night, all our neighbors seem pretty quiet and there's no loud parties or anything. We had some issues with a few things the first day, and within a week they were fixed. I know that seems like a long time, but this complex is by no means small and the items were not anything critical. In short: This complex has it's short comings, but if stuff showing its' age isn't a big concern i'd recommend this place in a heart beat!
