I’ve lived in the Belmont side of the property and let me tell y’all, the new upgrades and changes that are being made are amazing. I’m so glad I’ve decided to stay and remain renting in this property. Also, many thanks to Leticia at the main office for always making sure my needs and concerns are always taken care of. She is always happy to help. Do yourself a favor if going to the main office ask for Leticia!
Units are pretty decent, very spacious, kinda outdated, & the leasing office workers are very helpful. If you’re simply looking for cheap rent & a lot of room, it’s a solid option. Although the rent is cheap for a reason. Our unit was renovated before we moved in & we just recently moved in. Upon cleaning the entire unit, I noticed they painted bugs, hair, & whatever else was already on the walls into the walls. Been tryna get rid of the roaches since I moved in & the occasional spiders. I signed up for the pest control sweeps they do, but nobody came last week. The people who work in the leasing office are very kind and helpful, but it seems like the property managers/owners don’t really care about their units. Definitely not the worst option out there, but definitely wouldn’t recommend it either.
DO NOT MOVE HERE ?? I recently moved here, on the 1st of December, to be exact. On Thursday, December 9th, around 6:08pm (I have video footage of a man walking up my stairs) my apartment was broken into, while no one was home. They broke into the back door, kicking it in, taking many of my valuables and leaving my home a disaster. Not to mention a bullet was fired in my home as well, at the time of the break in. I arrived home around 7:30, the office was closed so I waited till the next morning to notify the office. Once the Manager arrived to my apartment she introduced herself with extremely hostile behavior and insinuated I was lying about the break in before even asking further questions or even offering her help. She also stated that I would be held financially accountable for the reparation of the damages that were made by the break-in. Her reason for this was that “I have worked here for 6 years and no one breaks into just anybody’s home”. On the contrary, every single one of the neighbors I spoke to has told me that they have had an incident of their privacy, and valuables being trespassed. A police report has been filled and I will be taking this matter with the upmost seriousness.
After almost three years of living in this apartments , I would love to give it 5 stars and share my opinion of this place with anyone looking to live in safe place . Unfortunately I'm moving out of Houston and about to put my 60 days notice and I feel just like when someone leave his family , for all of the people the security is the top priority and this place have 0 security problems , it is very safe specially for a family with kids. I recommend anyone looking for a safe place with respectful staff and clean apartments to live here, they do have some bad driveways needs some work but that is the last thing i will worry about. I had met a very friendly , lovely and respectful management , office staff , maintenance and housekeeping employees. The prices was not bad at all, It is a great location, Easy access to the tollway and I-10. There is also an elementary & middle school in walking distance. This building has plenty of parking and even better it's covered parking. this complex has pools all in close locations to each apartment but it close on these days because of COVID19. just remember that be respectful for the staff , your neighbors and believe it, I will miss this place and the people I met in it. This is all I can say.
I moved in about 3 months ago and I can honestly say that this is by far the biggest one bedroom apartment I have lived in. The assistant is nice, and Alex is always so helpful. There was an issue with parking, because since I get home at 9 and sometimes a bit later, I had to park far. I talked to Alex about it because he told me when I was ready to reserve a carport to let him know. After that, no issues. I already told my sister about this place and she will be here as soon as her lease finishes where she lives.

the one star is for the space... other than that there is nothing good about this place. lived there for more than 3 years. If you are not interested in the following avoid this place: *BED BUGS!!! *Roaches *Days with broken heater/AC *monthly sewer backups *maintenance coming into your apartment without permission or being called *Poor management This is not all of the issues I had with the time I stayed here. I only stayed as long as I did because of the school that my children attended. Also beware that if you have children they will be harassed by management if they are at the playground. They property boast that they have all these Pools however, they are never open, not even in the summer. Whoever does post their rental payments in the office is a joke. On several occasions I came home to a letter on my door saying rent had not been paid and I had to call them and provide copy of checks that they had cashed on time and then they would just say oh we didn't realize no apology or anything. You have to pay your own water bill at this property too. However, this would be ok if it was my water bill that I was being charged for. The way they calculate what your water bill will be is they take the usage of the entire apartment complex then they divide it based on how many rooms you have in your apartment. My water bill would range between $75-90 a month. When I have lived in a 4 bedroom home before my water bill never went over $45. I didnt know this is what they did until I had been gone on a 3 week vacation to come home to a water bill which was $75 they explained how they come up with their calculation so even if I used no water that month I would still have to pay. What a rip off. I advise you run now if you are considering this place.
Moved in January of 2017, first things I realized was roaches. No mater how many times you call to get fumigated they never send anyone. 2nd thing was my microwave was broken, and there’s a roach stuck between the window of the microwave. I wrote it in the move in report, I’ve also wrote letters, emails and have called about this. (Oh yeah, you can’t call to get anything done, they ask that you write it down or email but never answer emails not actually do anything with the service sheets) they promised for a full year they had ordered the microwave and it was coming.. it is not December 2017, my lease ends on the 31st still no microwave . Also reported carpet wet from Harvey, they even came and asked me at my front door... still no one has changed it.. the service and management is honestly the worst thing I’ve ever encountered in all my years of living in apartments .
These apartments aren't worth it, unless you like roaches an mold. Parking is 1st come 1st serve an the rent increases each time you renew your lease. I regret moving here!!!
Have lived here for a couple of years. We looked at a lot of other apts and for the money, the living area is great. There have been problems in the past with bad neighbors, but as of right now, no problems. At least not in our section. Any time we have issues with our apt, the problem is fixed usually with in a day. I have fixed some problems on my own, simply because I can. Yes it needs to be re roofed. ( Which we were told would happen the first year we were here.) We do not have any leaks from our roof but I know some do. Needs some other cosmetic improvements. I have the apt sprayed twice a month for roaches. ( Which they provide ) They are not a real issue in our apt. But I believe its because I do have it sprayed regularly. The manger we have now, seems to be fixing issues, but I know she can only do what the owners approve. Giving it three stars because of the fix up issues.
We have experienced our car being stolen, roaches (we are very clean people), and we have four active leaks in our roof (two of which are leaking rain water into our living room and master bedroom as I type this). There are stabbings and shootings at the on-sight park, and we often receive letters alerting us to home break-ins. Mariachi music blares all day and night. Management will not fix our roof. The apartment is near City Center which is a VERY nice area, however, we found out the hard way that this specific complex is terrible. The smell of weed and urine is often in the parking lot. We should have paid more for a safer apartment. Never again. Only three months left and I can move my family away from here.
I read the reviews on these apartments and as someone that is in the customer service field I can relate why they would feel the way they do and security is the top priority for everyone, but apartments cannot control what happens out of the complex. I will soon move here 11/1/15, so far the staff I have met are very friendly and the atmosphere is very welcoming. This is all I have to say, but after moving I will surely give my feedback GOOD or BAD about Belmont Place/La Fontain Apartments.
The price was not bad for the size.... But it seems like the areas is getting more dangerous. Several times I hear gun shots in the year I have been living here. During the day everything is great but at night I am nervous of being outside. If that would change I would love to continue to stay here
This apartment building is a great location. Easy access to Beltway 8 so if you are in a rush you can reach your destination in no time. There is also a middle school, literally in walking distance. This building has plenty of parking and even better it's covered parking so no need to worry about your car getting too hot in the summer or too cold in the winter. Speaking of summer this apartment complex has convenient pools all in close locations to each apartment. Even better there is a corner store one street away. All in all this complex is in a great location and fits most needs if not all.
the apts are good for the price, just don't expect your deposit back it is written on lease agreement, they just sneak it in with the notes that there is a admin fee deducted from your deposit (which is equal to deposit)
