Don’t let the fancy and neat entrance deceive you. From the time we moved in 2 months ago until now, it has been a constant battle to communicate with the leasing office staff. The motto here is for maintenance to do a half job in fixing issues, put Band-Aids on and say they are out of inventory. Since we moved in, we have had damaged windows, leaky toilets, a leaky AC unit, a leaky shower spout, missing shower drains, and none has been properly resolved. When we first moved in, the apartment was dirty, had no smoke detectors, wasp nests were in the balcony, and countless more issues that were time consuming and unwarranted for a new resident to handle. If the property management took it seriously to resolve tenant issues, communicate with the community, and maintain the property’s units to a higher standard, then Belmont Place would have the potential to be a great community, but it fails to deliver the luxury experience that it advertises.

I moved out of my apartment in June 2023. After much follow up as I left my apartment on what I will owe them as Final amount, I received incorrect Final settlement. I am constantly trying to reach them to understand and get the final settlement corrected or explained. However, there have been no communication. I am just receiving these Notices, First Notice and Second Notice stating if I don't submit the amount, it will be handled by collection office. I have already paid for one month of rent in two months notice. Now they are asking me to pay two months rent in addition to lease breakage fees of one month rent. I have tried to call them on phone and dropped 3-4 reminder mails to update the amount, however no response just notice mails. Earlier also, when I reached to them in May 2023, to understand what will be my obligation if I have to leave the apartment because of unforeseen circumstances of leaving country. Information was miscommunicated and I have to pay for additional month rent because of that. Now I am trying so hard from outside US to reach them and they are always unavailable. Very disappointing and stressful management.

We've been living at Belmont Place for 7 years..this is our last year, thank god. The last 3 years or so haven't been the best. Maintenance requests will sit for months. We had 2 major leaks in the bathroom ceiling that were never fixed. Maintenance was supposed to come back and cut out the bad drywall and replace it because there is mold. One of the leaks dripped down the wall so the paint peeled off. That was never fixed either. The back gates have been broken for well over 8 months now, very irritating and pointless to even have them. Broken appliances sit in front of the garages constantly. Such an eye sore. I'm surprised someone hasn't hit them with their car yet. I've had several packages stolen out of the mail room. Sometimes there's not any lockers available, so fedex and UPS have to leave items out. I'll get the delivery notification and maybe an hour or so later when i go up to get my package, it'll be gone. The first few years here were wonderful, but now it's just been pretty disappointing. Adrian stopped by a few months ago to change out our air filter and check the smoke detectors. He was awesome, very helpful! Sad to hear that he will be leaving.

I have been staying at Belmont Place for 3 years and when I moved in I absolutely loved it. Since new management has came in its been a complete nightmare. The grills have not been working for months, the pool always looks dirty and maintenance request will take a very long time to be fulfilled. I have been waiting for maintenance request to be fulfilled since July and no one knows what the hold up is. I've basically have been receiving the run around for the past couple of months as well as other residents. I absolutely hate the new change in management as i feel that they are uncapable of managing the property.
I love the management. It has been so pleasant living here. Very clean, safe and I love the new look to the building.

Before the management change, it would have been worth it to live here, but its not worth it now. dave your money and go somewhere they actually care about you. I would have never resigned if I knew the management would be such a downgrade. Trash is always overflowing and no one cares about the commons amenities.

I toured this property 5 days ago and I must say I loved it!! The location is great and property is clean?? inside the unit was even more beautiful! I can not leave out that the staff was amazing! My only issue is the water and sewage is shared and that is something I do not like! It makes me feel like I’m paying for others water bill and sewage! I feel if they do not live in my home I should not be responsible for paying their water bill or for their water bill to be divided upon me! We should all be responsible for our OWN individually water/sewage bill! I’m more use to “based on usage” properties. I was informed that the water/sewage ranges from $100-110 monthly or more and no that is not the amount that has to be shared, that is the amount that I would be responsible for regarding water which in my opinion is high for an apartment and again that’s because it is shared upon building and occupancy which means it is divided. The washer/dryer in the unit are very small. Where I reside now after being here for a year in a half, my water bill has never been over $15 and I wash a lot as well I use my dishwasher every single night along with taking showers daily, but again that’s because where I live now water is based on usage. Also these apartments has a security deposit that starts at $500 and up that is also ridiculous. I have an phenomenal credit score and fico score.Their administration fee is $350 as well. The fees for these apartments are very overpriced. I noticed that all Greystar properties are like this. Although the apartments are nice I would not consider them “luxury” I was informed that the tenants at Belmont Place is responsible for paying for amenities like the pool, game room, fitness center and so on and what I mean by responsible for paying for usage for those areas. I do not mean you have to pay to go swimming or enter game room etc but tenants are responsible for lights that are use at the pool, the lights in the game room which are the arcades that are plugged up, fitness center and so on. In my opinion I do not think that’s fair or make any sense although the property is beautiful I do not think that tenants should be responsible for that. Why do tenants have to pay a fee that goes towards the electricity that is being used for amenities? I have never heard of such, other than those few things again I must say the property and the inside of units are beautiful, but it is not for me!

My unit has a huge insulation problem, been dealing with it since last year. No fix provided. The gates have constant issues. Not sure what's up with that. Other than that, it is a decent community in general. The common areas are kept clean. Management staff are nice. Maintenance staff are nice. Location is great.

The staff working in the leasing office is very rude. The leasing office does not answer their phone or return calls. The garbage area in the back is always full and has large items surrounding it causing the complex to look dirty. The gates/call box are always broken. There were many times my key fob would not open the gate. I had many plumbing issues. Overall maintaining the complex was fair to poor.

Just that - it’s ok. Updates are nice but when the outside starts missing stones and shutters the appeal diminishes. Gates are always broken, parking is impossible since it’s not assigned, rules and regulations are optional ( aggressive dog breeds, larger dogs, guests at pool etc) nothing is ever enforced. Was excited to move in; now I count the days till I move out

I have been a resident here for over a year now, and it has by far been the best rental experience I have ever had. The staff in the leasing office are top notch, and so nice as well. Jillian is a terrific manager who always solves problems as amicably and expediently as possible. I have several friends who also live throughout the complex, and we have all had tremendous experiences. Five out of five stars, would definitely recommend to anyone looking for quality housing and tremendous service in a very popular area of Marietta near the stadium and Cumberland Mall.
Best place to live and close to everything! The leasing office staff is AWESOME!! Jillian is the best property manager! Whenever I have an issue or concern she gets it resolved ASAP. She always wants her residents to be satisfied and happy! She never gives up until the job has been completed! Jillian always ensure that we have a residents event every month! I love living here because the grounds are amazing and the apartments are very spacious. The maintenance staff is fast and resolve request very quickly. The staff is absolutely AMAZING!!! It is a nice place to live, I work at the Marietta Technology Center and the apartment is only 5 min to the office. I love the fact that it has a quick access to the I75 and 255. So that allows me to take my way to the downtown in 15 min. The maintenance crew always keep the community clean and that is something that I really appreciate it. Finally, I would say that this community invests more in the apartments than anything else and that something that I love. There are other communities that have the pool and common areas super cool but the apartments are super old and dark, like from the 90's. At the end I spend 98% of my time inside my apartment than walking in the gardens.
I've been a resident at Belmont Place since April 2017. Jill in the leasing office has been an absolute doll - so sweet & kind whenever we see her! My neighbors are quiet & friendly. Parking has not been a challenge for me, like most have mentioned - not sure if that's just my building. My family and I feel safe here and we haven't had any issues or concerns regarding safety. I would recommend this apartment complex to anyone, including families with children! The ease of access to the highways & the stores all around us made the decision to move here that much easier. My family & I will be calling Belmont Place our home again next year!
This was a great place to live! The staff and manager were polite and helpful. The aesthetics of the place are super competitive to other apartments in the area. There wasn't a bug problem (Thank God) and work orders were usually fulfilled right away. I would recommend this place to anyone.
I’ve been living here at Belmont Place for almost a year and I really love it! The staff is always pleasant and courteous. The property is beautiful and quiet except for the occasional bark from dogs which is no big deal. I’m in a 3 bed 2 bath and I love it. I love the high ceilings and huge windows and crown molding on the ceilings. Since Belmont has been around since 2004 I would love for them to do upgrades to their apartments! New countertops and new appliances would really accentuate the floor plans they have. I’d also like to see the gym expanded and upgraded and possibly a nice game room.
First thing I read was that reviews are written by property management. How does anyone have proof of that at all. Well I’m definitely a resident that has been living her for 9 months now. I love Jillian and her staff. They are always trying to engage the complex in activities such as Easter egg hunts, Halloween parties, summer parties and different times to go to certain restaurants to meet everybody. They keep the pool looking gorgeous. I have always had EVERY work order handled within 48 hours and I don’t even think twice about it when it put it in because I know it will get done. Definitely a great place to live because of the convenient location. I don’t know where you will find a location with the price and convenience in this area.
We moved into Belmont in July of 2016 and now have just renewed our lease for the second time to live here for a third year! Ever since moving in we have had zero problems and any maintenance requests are taken care of within a day or two. Property is nice (newer for the area) and is maintained/cleaned VERY well. There is plenty of parking and we have valet trash which is great. With the Braves stadium and the Battery right down the road (About 1.5 miles), almost any restaurant you can think of and quick access to 75 & 285, you can't beat the location of Belmont either. The office staff have all been great. Big shoutout to Jillian, the office manager, as she is ALWAYS on top of everything. You can tell she really cares about her job and takes a very hands on approach to it. I HIGHLY recommend Belmont Place to anyone looking for an apartment complex in this area!
Moved in July 2017. Convenient location to major highways, restaurants, and anything else you may need. Relatively new property as compared to others in the area. Well landscaped and maintained. Like the idea of the washer and dryer in my unit. Staff, especially Jillian, has been very accommodating. The few maintenance requests I have had have been handled quickly. I would highly recommend the property if you are looking in the Marietta/ Windy Hill area.
I had a very specific criteria of what kind of apartment i wanted and they gave me availability of one apartment with moving date after a week. I paid the application fee and asked my movers to deliver my furniture & stuff on that day to the apartment. But 3 days later they sent an email saying that moving date will be changed by 3 days. I went to leasing office and asked if they can provide me an alternate apartment for 3 months & then I can move into the apt as per my specification as there were no other apartment with my specification at that time. They said they can't do 3 month lease. Considering that i will have to pay for rescheduling my movers & additional hotel days I went ahead and booked apartment in another community. Since then I have been requesting to refund my application fee of $250 as it was their fault to not provide me an apartment on time, i was even ok to have a temporary apartment for the time being. They have even stopped responding to my emails now. I have their emails confirming the moving date and then changing the dates.
I've lived here for 2 years, and have had a great experience. I love the location and how close I am to 75 and 285. The staff has always been helpful and friendly if maintenance issues arise. I'm excited about the plans for the gym expansion!

I'm not usually one to write a bad review but this place is absolutely terrible and money hungry. Management will pretend to be nice at first and then you will quickly realize they don't care about you at all. You're paying for amenities that never work such as the gate and the gym. Only two machines work at the gym and it's been like that for the whole year I've lived here. More importantly though made it a point to pick an apartment complex that was gated but that seems pretty pointless now since the gate was ALWAYS broken which made me feel extremely unsafe when I found out about the shooting that took place in our apartment complex that management still hasn't told us about. If you ever have problems with your rent, such as the online payment portal won't work or something weird happens with your bank, don't expect them to understand because they won't. They will just make you pay the fines so they can take all your money.
I have been here 9 months and I work nights. I live in 3000 and park by 7000 at 2am every night. I have lived in apartments all my adult life and apartment communities never have enough parking. The response time for work orders are sub par, but, they do get completed. The management staff is very attentive and is probably the reason I continue to stay here. If that changes.....

The location is great, with access to a variety of nice restaurants and shopping within a 10 minute drive. The apartment and complex amenities are great (love the trash pick-up), management and staff are always professional and helpful, in person and on the phone. The new upgrades really enhance the already beautiful property. My experiences at Belmont Place have been GREAT! An enjoyable place to live, I have no complaints!
DO NOT RENT HERE. They do not care about you. 5-star reviews are a sham, written by property management. They do not care about you or your family. They don't even care about their own staff members. They budget-cut everything at your expense, not even providing the most basic of necessities. Repairs never come on time, if ever. For the rent you pay, you can find other apartment communities in the area that put people on par with profits. DO NOT RENT HERE.

Where do I start. First of all there was a murder at the Apt Complex less than a month ago Somebody walked in through the back gate where there is an opening and a young woman was murdered. Management tried to keep under wraps. Early this year an Escalade got its tires and rims jacked and they left it on the street inside the gate. Only then did we find out that the security camera was only there for show...it didnt work. . Last year a BMW was stolen. Add this to the murder across the street at Pappadaux, the drive by shooting at the shell station across the bridge, the gang related and homeless activity around the corner on leland ave , the place is getting to be dangerous. Leasing: they wont tell you how they come up with prices in the lease. They will charge you for different floors, if you have a view of the pool, if you have a view of the trees if you have a rug or fake hardwood floors They made the mistake of breaking it down for me .....they charge a 10 dollar global fee ( they couldn't explain what it was ) and 20 dollars extra for valet garbage pick up. Keep in mind that you will still pay a 7 dollar charge on a separate bill . Residents are paying 27 dollars a month to have the garbage picked up. Residents are paying 5 dollars a month for pest control. in the 2 years that i lived there,not once did they come in and spray. When i complained they said " pay for it and we will pay you back" They never did Amenities: in the middle of the summer they locked up the pool. They continued to keep it locked when management is not there. That's why the pool looked so good, no one is there. The gym equip was always broken. The business center was closed for almost 6 months because they didnt have a computer that worked. They brought Apple now but you have to leave your license to get the keyboard. They have talked for for almost a year about getting a one lane bowling alley but they will not be supplying balls or shoes and it will only be open when management is there. If you put your garbage out to early they will fine you 50$. The breezeways are stained and always dirty :Management: Fundamentally dishonest and unprofessional They will promise you everything and act on nothing . They have 3 maintenance men for 300 apts. I would not recommend to anyone to move there. Until they put the residents first you will always be second and prone to getting ripped off Report
Please do not sign a lease at this night mare of a place. Yes it looks nice, yes they show you a gorgeous model unit that will be nothing like what unit the actually give you. All they care about is money. Just 2 days ago someone was murdered here in broad daylight and the residents had to hear about it on the news. They did not even have the decency to assure the residents that security would be increased or anything. Also after reading the other reviews it appears that a lot of crimes go on here that they do not tell anyone about. So they cannot notify us of serious crimes going on in our suppose to be Luxury Community but they can put notes on my door because my 3 year old son plays to loud. What a JOKE!!Not what you would except for a luxury gated community. Definitely do not feel like my family is safe here at all. And management does not care!!
Management does not tend to resident needs nor care and the corporate number never answers. They change the rules when they feel like it. Also, they will nickel and dime you with these rilule changes. Only apartment I have lived in where I have to clean the carpet when I move out. I moved in with mold and the apartment not being clean. Save yourself some headache and look elsewhere.
Great new facility. Shame that the staff does not tend to the residence needs. Maintenance request were rarely address timely if at all. On move out, we were not given a final bill but sent immediately to collections and our credit threatened if we did not pay the bill which had several additional charges we were not informed about or even responsible for! Many other great apartments. Do not choose this one.
Buetiful gated secure community, 1 minute from 1 75 North and south 5 minn from public grocery store, I can get to perimeter mall in 15 minn, I can go to great restraunts in Vinings in 2p minutes, it's atlanta do you want to sit in traffic? NO Not me. I love living here, gated, across street from papasitos restraunt 10 minutes from marietta square, historic shopping,and shillings on the square 37yrs. We have resort style pool, 24 concierge service,great staff, and did I say safe, gated. And we r a few minutes from new braves stadium.
I've been a resident in this community for 6 months. It took them a week to replace a fridge that wasn't cooling and almost two weeks to fix my ac when I initially moved in. Any work orders I submitted took them roughly 2 weeks to complete. I have been traveling on and off for almost two months now only to come and find my apartment burglarized. I have tried to contact them many times and left a message but no response. They lack interest toward their residents. I was not notified of the burglary by them at all. I mean, a phone call would be nice right...? Anyway, I'm having to deal with the local authorities regarding the matter. I read that last review and it looks like someone from their staff wrote it. In conclusion, please don't waste your time or money here. You would think that quality would come with price but that's not the case here.
Apartments use to be a lot better. There is only one gal in the office I will deal with and she hands down is the only reason why we still deal with them. We are trying to find another place to move to when the lease is up. If you like not being told about apartments that have been broken into or going to the pool and not having a spot because of all the non residents there then this place could be for you. Gates have been broken for months and the trash is constantly broken so there is an extra bin and trash bags everywhere. Carport is broken and apartments are nothing like the models. We want to get out asap!
Belmont Place is nestled in southern Marietta, very close to Smyrna, Vinings, and Atlanta. The apartment complex itself offers really anything that you could ask for as far as amenities go. You can stay within the complex and enjoy many recreational activities or you can explore all of the surroundings that the location has to offer. You have easy access to I-75/I-285 if you would like to get around the city or head up north to the suburbs. You also have to the option to head to the many trails and waterfront locations that the Chattahoochee river has to offer. Belmont Place offers a great blend of city and suburb living, as well providing first class customer service/amenities, all while providing a quiet and serene place to live.
Speaking for myself.....concerns doesn't matter when it comes to me being a resident. Beautiful on the outside, okay on the inside, but qapartment amenities are not of good quality for the price. My advice, don't allow yourself to be gased up about how lovely they tell you of this community, please look for yourself. Not just the display model but the actual building and apartment that you would be residing in before signing your lease. Just in my opinion yes outside amenities are nice, but I'm living on the inside, the amenities inside are much more important to me
I recently moved into Belmont Place and I am loving my new place. It's close to my job so no more traffic in the mornings! It has all the amenities that I need like washer & dryer, dishwasher, garden tub, wine rack already built in, spacious kitchen, ceiling fans and a patio. It's home to me.
I have lived in the complex for a year and a half and have no complaints. The Apartments are spacious and quiet (you can't hear your neighbors) And all utilities are in the unit so there is no communal laundry etc. Pets are allowed! 250-300 down payment and then 25/month Extra amenities include: Complementary trash pick up Tennis courts Pool with large attached grilling patios Car detailing center Children's play ground Gym And the clubhouse has a pool table Access to interstate 285 is literally a 3 minute drive Up the street. The complex generally has communal gatherings and meet and greets for various holidays etc. so if mingling and getting to know new people is something your into- you'll enjoy it. Overall I'm pleased with my rental property decision with Belmont Place Apartments.
