The Far West-Hays area of Dripping Springs, Texas, lies around 30 miles due west of downtown Austin's cultural hub. When you can't make it that far, relax close to your rental home or apartment in the sleepy town of Dripping Springs. The downtown area contains a few notable restaurants. Start your day off right with Mazama Coffee's breakfast tacos, a croissant, and a cup of home-roasted coffee before heading off to work. At the end of the day, stop off at Creek Road Cafe for upscale American cuisine. Locals love the Pedernales pork chops, a Southern favorite pan-seared with maple syrup and spicy Sambal chili garlic sauce.
When you want to spend time outdoors away from downtown Dripping Springs, consider the historic Hamilton Pool Preserve on the northern edge of your neighborhood. You need a reservation to swim here from May to September, but the wait remains well worth it.

Property Ratings at Belterra Springs
Do not be deceived by false promises. Here are some things they conveniently leave out until they have you locked in. The so-called luxury living they advertise is nowhere to be found. These apartments are anything but luxurious. The buildings are shoddily constructed with cheap materials, including faux vinyl wood floors, low-quality fixtures, and flimsy bathroom drawers. The walls are coated in flat paint, the windows are drafty, leading to bug problems despite monthly pest control fees. If you opt for a yard (for an additional cost), you are not allowed to put anything in it. You can only look at it or let your dogs relieve themselves on the dying sod and muddy mess that passes for grass. Forget about decorating, except for the cement patio. The staircases are peeling, the breezeways are stained and dirty, and dead bugs linger in the lights. The dog park is littered with uncollected waste, the gym is lacking in equipment and proper maintenance, and there is never any water available. Children under 14 need adult supervision to play outside, which seems excessive. You are forced to pay for a pet screening service annually, whether you have a pet or not, along with a monthly fee for valet trash service that merely relocates your trash a short distance for animals to rummage through. This explains the ongoing rat infestation in the area. The front gate has been broken for nearly two years, showing a lack of concern for residents' safety. Honorable mention of the now green color and unswimmable pool in the midst of summer, with repairs that a 12 year old could have done better. I nearly cut my foot off due to uneven and rough patch jobs. The office staff is far from welcoming, often making tenants feel like a nuisance or outright ignoring them. Numerous aesthetic issues are ignored in favor of insignificant upgrades like a single bike rack for 152 units. There is clear favoritism shown towards certain residents, with some receiving special treatment while others are overlooked. The "management" fails to advocate for tenants or support them when needed. Zero empathy, zero advocacy. Violations are issued void of a conversation, and not spelled out in the lease agreement. Save yourself the trouble and seek out true luxury living elsewhere, even if it means looking across the street.

Belterra Springs is pretty, quiet and has nice floor plans and great amenities. The mgt. is friendly and responsive. There were unavoidable setbacks during construction, but most have been resolved. My only concerns are high rent and it needs more frequent cleaning of breezeways & lights. The outside of windows have not been cleaned. Otherwise, I love it here.

Please run away from these apartments! We had the toilet clog multiple times. Lights were always going out. The mold problem was HUGE! The maintenance personnel would come in and spray this 50/50 bleach solution, and then mold would show up a week later somewhere else. When it rained water would drip everywhere and then mold/stains on the ceiling/walls would appear. Me and my family had major coughing issues when we first moved in. We replaced the air filter (which was disgusting), and it helped out. Overall, for this apartment complex to be built in 2015 and be this messed up is very shady. It looks like the owners were just trying to make a quick buck and didn't care about the tenants. My family is now living in a rental house that was built in 1959 and it has none of these issues. I'm sure the people up top (corporate) are making some major money off this property, however the tenants/renters are suffering the consequences. Please bring your hard earned money elsewhere.
We've lived in three apartments in this complex so far, and every one has had major construction-related problems. On the good side, management is reasonably responsive to these issues, but we've had to move out of the apartment for them to address water damage four times in four months. Watch like a hawk for mold. A selection of the construction issues we've experienced so far: * Water dripping from light fixture at a rate of 1 liter per 10 minutes * Sewage entering apartment from drain under HVAC closet, soaked through walls and carpet in multiple rooms * Mold in bathrooms and kitchen under sink less than 2 months after building was completed * Toilet failing to drain due to 2x4 which was broken through top of drain line, under slab * Hot water heater not properly installed * Slab not properly levelled causing trip hazards * Apartment not properly sealed allowing insects free entry * Doors not properly installed causing difficulty closing, locking * Missing hardware such as knobs to turn shower water on, towel rack, door knobs, sliding door hardware * Poorly installed carpet and vinyl flooring
