Property Ratings at Belvedere at Quail Run Apartments
I’ve lived here for 3 years and it’s progressively gotten worse. Every building is infested with brown roaches, none of the amenities are well kept, the pool is shut down monthly for health code violations, and the worst part is the leasing office manager and staff. The current manager is the rudest woman I’ve ever met, she is rude and doesn’t care about the residents. I had to get the code department to issue them a notice In Order for them to pay attention to my work orders I put in and have been waiting for almost a year for other things to be fixed.
management is incompetent and doesn’t care. I went over a week without water and was not given a refund or even apology. At the time I paid $50 for water through the management company. DO NOT RENT HERE
I am a current resident here at Belvedere and have lived here for the past three years. I love it here! I have everything at my doorstep the location is fabulous. The management has been so very nice and helpful. The maintenance team is great! Come and take a look he will love it here too! I highly recommend it ??

The only thing this place has going for it is the location. During the three years I lived there they made no improvements/repairs even though they raised the rent a huge amount every year. The carpet was old and stained when I moved in from the previous tenant's dog. Even though I had no pets and caused no further damage to the old decrepit carpet, they want to charge me $732 (!!!) to replace "carpet due to belach (their misspelling) and pet stains". They also want to charge me $150 for a "full deep clean" even though I left this place cleaner than when I moved in. Good luck with getting any more moola from me, you shysters! The new management company has a horrible reputation which is well deserved. If you like waking up to rap music in the parking lot at 3am and living with crumbling fixtures that never get repaired, this is the place for you.

Renter beware!!!! This place screwed so many people after the hurricane. Mold was covered up on exterior without being removed, management is terrible, water damage inside units reported and ignored, they don't give deposits back and will find anything to keep your money. Better places in Naples to rent by far.

Joe, we appreciate your review, and we’re sorry you haven’t enjoyed your time with us. We did sustain damage from Hurricane Irma and fortunately have finished restoring our community. The remaining projects we have are capital improvements such as exterior painting and upgrading the common areas. We take water intrusion seriously, and worked diligently to mitigate any issues due to excess water from the hurricane. Air quality testing and necessary remediation is performed with stringent obedience to code when necessary. We would be happy to further explain our policy on returning deposits regarding move-outs due to Hurricane Irma if you would visit the office or call (239) 434-0033 at your convenience. Have lived in this community for a few years. Within the last 6 months or longer a new management company has purchased community (SPM). All new staff; office manager has absolutely no people nor managerial skills. Other than what management considers an EMERGENCY, work order requests can take up to a month or longer to respond (if not forgotten). First floor apartments should receive a discount in that when it rains the lanais are flooded and sand/dirt is washed in. Management refuses to maintain plants that surround the buildings; plants are dying as a result of only having sand as a ground cover. Poorly paved driveway has loose tar/rocks which can cause an accident and tar is on shoes and carried into apartments. The walkways have large chips which is certainly a safety hazard and could result in a possible law suit for this company. Continuous water leaks causing disrepair to the ceilings. If you come home and step into 6 inches of water in your apartment, BELVEDERE is certainly for you!!!!!

1. Arrive home after a long trip you step into your condo and swish.....6 inches of water is on your floor throughout the apt. Probable past causes: pipe in ceiling or wall broke ( damaging all you personal property ), water heater rusted through ( they all need to be replaced) yours or a neighbors washing machine hose burst, can go through 3 floors. Now to get it fixed, get in line. The mold starts to grow, You have to move to a motel. That's on your dime, Belvedere won't pay a cent. Even if you have to be there to months. So when you move in there have a good attorney ready to assist you. This property does not rate 1 one star, nothing.
