Property Ratings at Belvedere
It’s a small complex and it has its limitations, mail can be a bit of a free for all, the apartment is old and sometimes needs work, but all-in-all I can’t complain. things get repaired promptly; I’ve had a few issues and they’ve been resolved before Ive even had a chance to let the manager know. The rooms are truly beautiful, it’s quiet, good free parking. It’s safe to say that (so far) the Belvedere has ironed out many of the issues prior tenants were having. I believe it deserves a higher reputation. 5 stars by me
Do not rent here! Save your money and your mental peace. I read the earlier reviews and believed that new management had made changes but this place is unsafe, unkempt, and the tenants are not a concern for the property management team. AC and dishwasher has been out for months and no resolution. Justification for AC staying at 78-80 degrees all day is because we live on the third floor. Dust and roaches and trash left around property for months until someone has to make a formal complaint. Lights don’t work, and maintenance workers will tell you it’s too dangerous to come to service apartment at night. Car has been broken into already and we’ve only been here for 4 months. Extra fees when paying online which is not discussed in the lease agreement. And if you try and get out of the lease because your AC doesn’t work they will charge you an additional 2 months rent + expect a 60 day notice all while you’re sweating and having to figure out accommodations for your pets so they aren’t stuck in the heat all day. The access to the building has tech issues weekly so you can count on being locked out of the building often. Again, management team gives stock answers and no genuine concern for its tenants. Save yourself the trouble!!!
Infuriating management, to the point where you can pretty much count on requested maintenance to never actually happen (or, at the very least, be preceded by weeks of excuses). I'm pretty sure that a couple of other tenants who moved in when I did have already broken their leases and left since I haven't seen them in months, and I can only imagine that this fully incompetent management group contributed to their decision to want to move elsewhere. The shame is that this place could be SO much more. It's a beautiful building in an amazing location. But it's just an absolute joke to call yourself a "luxury" apartment when you care so little about your tenants (who, by the way, are paying a very very pretty penny to be here). Utterly disappointing, and I highly recommend looking elsewhere!! A few other issues I have had include...... My backdoor didn’t lock properly for 4 months. I was charged for fixing a lock at another apartment, when I informed them I had not hired such services, I was told I was wrong and I must pay. My window has a 1 inch gap in it. Every window in one of the rooms does not shut properly. Maybe now that it is summer and the windows have expanded a bit, but nonetheless it’s incredibly unsafe for pets and children in the apartment for that reason. My front door lock has had so many issues I cannot even count. Lastly, my microwave has been broken for 6 weeks and counting! A quick $224 fix that could have and should have been done the week it broke. The maintenance man is insanely incompetent. I was asking questions regarding my concerns above and he responded with “I am not going to talk to you,” multiple times in a row. It was astounding. Cannot wait to get out of this horrific building.

I do love the interior of the apartments - lots of big windows, dark hardwood floors, cute tile in the kitchen and bathroom, nice upgrades in the kitchen, but other than that, it leaves you wanting. Location is great! Street parking is the only option and that's getting harder and harder to come by most days. Dog friendly. There's a large fenced in backyard that's useless for anyone except the dogs because there's dog poop every two feet. You can't have packages delivered directly to the building because there's no leasing office onsite. That said, property management is MIA. The common areas inside the building aren't regularly maintained. Trash piles up in the laundry room, the back stairwells where people keep their trash for pickup are filthy. The building is really old so heating and cooling the space is really really inefficient. There are huge gaps in my windows and I kept a space heater on at all times this winter for my bedroom to be remotely comfortable to sleep in (even used an electric blanket at night too). The plumbing is really unreliable - the toilet can barely flush down a little bit of toilet paper with one flush...anything beyond that requires flushing the toilet up to four times. You have to pay for laundry - $2 dollars per load to wash $2 dollars per load to dry. You can hear everything in the building clear as day, so fingers crossed your neighbors in all directions are fairly quiet and keep a similar schedule to yours. I've submitted several work orders that fall under property management's scope and have only ever had one of them addressed. I had a package turned away from the "sister" property that I was instructed by property management to send my packages to so they could receive and sign for them on a property they had staffed.

I moved here 3 months ago and at first, I really liked the old and mystic look of the interiors with very new appliances in this 2 bedroom 1 bathroom apartment. Renovations made to this building in a very short amount of time were very impressive. There is now also new fitness room & an entertainment area in the basement besides the laundry room, and a big fenced green area in the back of the building. I am also very in love with the location of this place. It is 5 min drive, 8 min bike ride, and a 20-25 min walk to downtown (all tested)...right across from Turnip Truck...and only 15 min walk from Five Points in East Nashville. It is located within, I think, the greenest, and the most historic neighborhood you can find in Nashville. You will also find the property management group super sweet and helpful. They will work with you and give you a big warm smile every time you need help with something.
