Property Ratings at Bent Oak Apartments
There’s a professional expectation that if you don’t pay your rent on time, there will be late fees and eventually eviction. As a resident who’s deposit has yet to be returned for 2 months even though I passed inspection, it seems not all properties are made equal. Don’t apply here unless you want to fight to have your money returned to you. I will not be renewing my lease.
Sandra the property manager is amazing!!! I needed to move in to my new apartment ASAP. I stopped by on a Friday (VERY close to closing time and leading up to a holiday weekend) and Sandra still met me with a smile and welcoming attitude. Sandra stayed late to make sure that I had the opportunity to place a deposit on my new apartment. My situation was complicated by the fact that I am self-employed and don't have a typical W-2. Sandra continued to stay in contact with me over the holiday weekend and work on getting the necessary paperwork ready for me to sign on the following Monday. There were a few other obstacles that we had to overcome, but Sandra handled it all with patience, grace, and a welcoming smile and attitude. I absolutely love my apartment! I love the location, my neighbors, and it is extremely quiet, which quite honestly was a bit surprising. You can't beat the location either!!! Gene the maintenance director is extremely personable and professional. I have put in a couple of requests and they are always handled quickly and professionally. Thank you so much Sandra and Gene for all you do!!
I have lived there for a really long time and it is really good. It is worth the price and there are many unique features! The neighborhood and location is fantastic!

Maintenance violates your right of quiet enjoyment by entering without permission, without notice and there was no case of emergency providing him the right to do so. Manager and regional property managers were rude, Karen and penny. Cockroach infested. Literally infested. A mom cockroach births 40 babies at a time, and up to 8 times in their life span. Let's just say there is no telling how long or how many roaches are burrowed within the walls here. They have had it "professionally sprayed" and that did absolutely nothing. And they sent the maintenance man with his squirt gun, again absolutely nothing changed. The roaches still own this apartment complex. The neighbors smoke a lot of drugs and cigarettes it's well smelled through out the building. The walls are coated with layers upon layers of cheap watered down paint. They get scuff marks by just touching them. But management doesn't mind because it's reason for them to keep your security deposit, right? The paint chips and is all over counters and carpet. Everything is outdated. They really spare no expense here. ;) just being honest from tenant to tenant I would really do my best to avoid this place. If I could only do it over I wouldn't give bent oak or DBC real estate group a cent of my hard earned money. Best wishes to all in their apartment hunting endeavors.
Takes forever to get anything fixed but they do spray well for bugs. Walls are spray coated with god knows what because they didn't want to pay to remove the old wall paper; so you have these really gross thick textured walls.Hallways were freshly painted but still old and smells funny. Galley kitchens are tiny, no room to move around or really bake anything, appliances are newer so that's a plus. Bathroom fixtures are old as are the sinks and the toilets are extremely old. Overall, if you don't have a great budget it's a great value in a great neighborhood but don't expect great maintenance or the Hilton.
