Property Ratings at Bent Tree Apartments
As much as I wanted to leave a positive review for Bent Tree, the way my move-out was handled was completely unacceptable and disappointing. After being a tenant for three years without any issues, I expected better treatment. Unfortunately, due to poor communication from Bent Tree and being forced to move out without proper notification, I was charged a significant portion of my security deposit, with Bent Tree acting as if they were doing me a favor. This experience has led me to decide that I would NEVER recommend Bent Tree or any of their affiliated properties, as they clearly do not value their tenants. My time there felt like a movie that was great until a terrible ending ruined it—this is the best way to describe Bent Tree, which is truly unfortunate.
This is the worst apartment complex management ever. They don’t care about you. They just want your money. The parking is horrendous. My neighbors smoked and the management team didn’t care. So much for “good neighbor”. No wonder they had a building CATCH ON FIRE and had to renovate the whole thing!

Hello, thank you for sharing your experience at Bent Tree. We appreciate you sharing your feedback. It is our loyal residents that help us grow and become a better community. We apologize if at any time you felt our customer service did not meet your expectations. Any concerns expressed or that may have been previously missed, we would certainly take the time to address. In Bent Tree's lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We would be happy to review these with you at any time. If smoking violations are reported we will address this with the resident. Yes, we did have a fire nearly 2 years ago, a most unfortunate experience. Parking during this past year with so many staying at home has presented more challenges that we are working towards finding the best possible solutions . Please feel free to reach out to me directly at ICanHelp@AirCommunities.com so I can help mitigate your frustrations.-Susan
The good folks at the leasing office at Bent Tree Apartments have been friendly and helpful since I moved in. I want to give a special shout out to Rebecca who always answers the phone and makes time to put me at ease as well as getting me what I need. When I first moved in, I needed an accessible parking space and it was put up that day. Later, when I needed that parking space designated as belonging to my apartment, that was also handled quickly. I've needed some modifications to the apartment and space, and I've never had an issue getting what I need when I need it. This is certainly not the case in many complexes, so I feel it deserves credit. Further, Bent Tree's maintenance crew are really friendly and efficient, and they always take the time to pet my cat or chat for a minute. My apartment had been empty a while before I moved in, and I felt guilty "pestering" them, but they were always super helpful and ready to get the job done quickly and efficiently. Even our garbage collection crew are friendly and helpful. They've caught me carrying out a bag and caught me at the door before to make sure I didn't have to walk too far. Recently, we had our lot repaved, and that's now lovely and pot hole free. The space itself is a fairly open floor plan, easy to navigate, very clean and well lit. So, I'm very happy and looking forward to renewing my lease for the second time this winter.

I lived here for 3 years and I had a horrible experience. Best to stay away. I moved to a new apartment last year and it was the best decision!
I moved into these apartment in the beginning of January 2019 when the new management had started. I have a job where I get home around 10 and I end up having to park across the apartment complex because there is such little parking some of which is taken up by all the construction vehicles. There are nights where I have to walk down 29 because it’s the fastest way to get to my apartment. When I moved in I was told the gym would be out of service for three months because of renovations it’s December now and still who knows when it will open. I paid for the new renovated apartment and I have had multiple things brake my dishwasher has overflowed twice, two of my doors don’t close properly, my toilet and shower have broken twice. It’s a mess and now they are doing renovations to the outside of the complex all at once, which means you get one or two workers working on a building at a time so no progress is made. They have been working on redoing the paneling in my hall for 3 to 4 weeks and there’s still parts covered in only paper. They are redoing windows with only a days worth of notice so if you have animals you need to find somewhere for them from 9-6 for two days and you can’t be in your apartment between those times. All these renovations have been going on since I moved in. If I would have been told all this was going to happen I wouldn’t have moved in. If you want to live here make sure it’s after all the construction is done because it’s really just a pain
At the time of writing this, they are ranked at 4 stars which is about 4 stars too many! Save for two people at the office, the staff does not care about the residence and will flat out lie (the pool this year has been "almost ready to open" for a month). Parking is a mess, and forget even trying to have visitors over with the roughly 30 visitors spots in some of the most inconvenient parts of the complex, and having to renew a visitor pass every 2 days! There are much nicer complexes close by for the same price, if not less. It may seem dog friendly because of the two dog parks, but one is filled with splinter-heavy mulch, and the other one is too small for any dog of moderate size. The provided doggy bag stations are usually lacking in bags, causing you me to always grab one or two extra bags as I never know when they might be refilled. Just, save yourself the trouble and don't even tour this awful place.
My roommate and I moved in early May 2018. We had 50 maintenance requests/repairs by our 283rd day... Our room was no where near ready when we moved in and we spent our first month dealing with a flooding washer, broken light bulbs, malfunctioning closet doors, the falling sink back-splash, paint scratch/rub marks, and none (expect one) of our wall outlets worked. It was insane. The maintenance employees are amazing, but, their boss keeps forgetting to give our repairs to an employee. We are now on day 396 and still have requests that won't get taken care of until I remind someone about them. Residents/college students should not have to micro-manage maintenance.
They are not taking responsible about residents living in their properties. Anything happens to your unit forget about talking to them. Call insurance and ready to hear the insurance is not covering any damages. Assistant manager, Bee? or Vee? girl with a curly hair, she is worst ever I dealt for customer service. I have no idea how she climbed up to be an assistant manager. Worst beyond worst to talk to. Oh~~ good luck finding a parking spot after 10pm even with paid parking permit.

Hello, I'd love to learn more about your specific concerns. If you'd reach out to me at ICanHelp@Aimco.com, I can work with the team, to get this resolved. Thanks! -George
Location is good . Rude staff , a lot of hidden fees , they charged us for picking up trash from Sunday - Friday but they never do and they won’t give our money back. Many times I called the office , they hang up on us . Apartments are old “, we didn’t have air conditioning for a month , basically it’s the management that is horrible. List goes on, do yourself favor and not come here , even they show you a good apartment but when you go in it’s something else .
Property Manager at Bent Tree Apartments, Responded To This Review
Hello, thank you for your review. We do not have any hidden fees, just what's printed on all lease agreements. If you'd like to give me some more details about your concerns with staff, I'd be happy to address them. Just shoot me a note at ICanHelp@Aimco.com. Thanks! -George
Avoid this complex. The new ownership is not interested in improving the quality of life at the complex as they are increasing their profit. Since taking over, they have reduced the number of parking spaces by creating additional un-covered "Reserved" spaces trying to force residents to pay - especially, if they are unfortunate enough to work hours that have you returning home after 8pm. At that time all the free spaces are taken. You rent an apartment with the realistic expectation that there should be adequate parking to accomodate the number of residents, not drive around for 45 minutes hoping someone has to leave and you can grab their spot - like a perverse game of musical chairs. And heaven forbid you should park in one of the unrented vacant "Reserved" spaces, you will find your self paying a $165 towing charge after tracking down your vehicle's location. Trash "valet" is a joke where tenants leave their trash outside their door - many all day for the 7-8pm pickup. And if the bags break when they are "valeting" them to haul the trash away, they just leave the dirty dipers, spoiled trash laying in the halls waiting for someone else to pick up. Lights in stairwells go months before being replaced and the piled up trash around their dumpsters has to be a health violation. I am moving out as soon as my lease is up as the frustration, hassles, cavalier management attitude, maintenance requests that take 4 weeks to address, is not worth the $100/mo. you might save. But if you would like to pay for an apartment, pay for a guaranteed parking spot or even pay monthly for a plot to grow a garden, this is your place. It just won't be mine.
Property Manager at Bent Tree Apartments, Responded To This Review
Hello, We are currently working on expanding the parking lot to accommodate all residents with vehicles. I have forwarded your comments to the team about the trash, and they will be working to ensure it is corrected. Thanks! -George
While Bent Tree has always been a nice place to live the new management has made some notable changes that have improved the experience of living here. Now that the new parking system is in place, more parking is available. They have done nice landscaping work to the entrances. They have completely redone the pool and they are adding a package locker system to secure packages. We are thinking about transferring into a newly renovated unit as the price for the upgrade is totally worth having a whole brand new unit.
Just moved to Virginia and visited many places but nothing seemed to be a good fit for us. Found this place and immediately fell in love with it and staff were so amazing that decided without no doubt to take the place. I'm so happy to start my new life here and feel grateful that the total experience was great, thanks to the staff. Thank you so much!
Amazing and attentive staff. Great modern apartments, and friendly community!
Stay away from this apartment complex! I was treated wonderfully when viewing the apartments, however after not being able to move forward I was informed that the refund process ($600) would begin and I would be refunded in the next 48-72 hours. It has been almost 2 weeks! After I realized earlier this week that my money had not been refunded, my friend checked our application status online, and it was still showing In review. After calling the office I was very rudely spoken to and the woman seemed baffled as to why I was online checking the status, of course because I had not received my money! She then informed me that the process had not even been started and that i would have to wait another 48-72 hours. Unacceptable!I have even contacted corporate and will make every effort to make this situation known, and I will also be contacting my bank to have every dime returned. Stay AWAY.
I have lived here for almost a year and well the apartments aren't bad. Neighbors can be noisy, traffic can be noisy, the trash pick-up people are rude, the dumpsters are always over flowing, I've seen rats... huge rats outside the apartments as well. The carpets are run down and need to be replaced and the Heater/AC unit is old and noisy. The Windows are old and lets in cold air. THERE IS NO PARKING AVAILABLE, if you get home from work after 10pm... not just no parking near my building... BUT NO PARKING. Multiple times I've had to park 5-10 min walk (sometimes in the shopping center near the apartments). When I asked the Management (even the NEW management) they tell me parking is first come first serve, I do not see tow-trucks or security when it comes to towing those in violation. I do not understand how they cannot guarantee a resident a parking spot close or even within the community. Awful experience and would not recommend if you ever plan to go out at night and expect parking to be available. Reserved spots are available for $45/mo but are clustered in the center of the community and are not convenient.
New management has arrived and are working on picking up the pieces of the previous management. They are doing a good job. Reach out to the new staff and they will work with you. The apartment location is very convenient and the apartments themselves are very nice and cozy. My wife and son have lived here for a year and we enjoyed our stay.
Property Manager at Bent Tree Apartments, Responded To This Review
Thanks so much for the fantastic review! I'm glad to hear you're enjoying the new management. -George
NO NO NO NO. Do NOT live here. New management took over and they are doing a horrible job. You cannot reach them by phone; they do not pick up and do not return voicemails. They also charged us a late fee. We couldn't pay our rent because they sent us a broken link to their resident portal and they also expected us to know that their new system, unlike the old, wouldnt allow you to split rent after the 1st even though you have until the 5th to pay rent. They refused to remove the late fee even though they admitted they were really busy and couldn't return our phone calls. It was their first month as new management and all we were asking was that they removed the late fee because we as residents had to adjust to their new systems and we made several attempts to contact with no response. Do yourself a favor and do not live here. Maybe organization will get better but the way they handled our complaints shows me that they aren't very understanding/accommodating to their residents.

Hi there, I'd like to see what I can do about removing the late fee. If you'd reach out to me at ICanHelp@Aimco.com, we can discuss and I can reach out to the staff to come up with a resolution. Thanks! -George
Percy was great! He positively changed my expectations for what to expect when I have bent tree maintenance over :)
I am brand new to the community. And Bent Tree's fast response has shown me that I chose the right apartment complex to live in.
I have lived here for about 10 months now and it is easily the BEST apartment living experience I have ever had. That says a lot because I have lived in a LOT of different apartments across NoVA. From the second I walked into the leasing office where I met Andrea who showed us around (and to this day remains my AWESOME point of contact) I was impressed. She was honest and helpful and very kind (still remains true.) Over time apartments do get older, but these are FAR from run down or dirty. We have never had a bug problem, the two times we have had to call maintenance they came VERY quickly and resolved the issue. I would renew my lease if I could afford it because I love my commute, I love how the neighbors are pretty friendly without being too nosy, I like that I can pay rent online and that I have a carport. I feel safe here and am close to family. My daughter loves the little bit of woods we have in our back yard and the small creek that runs through it. I LOVE my "wood" floors for easy clean up as well as for the aesthetic appeal. It is certainly the best place to live in Fairfax County for the price! PS: If you live here and have beef with the leasing office or maintenance crew you're probably just like the clients I deal with every day and don't show them any respect or appreciation. (You're also probably one of the people that parks over the line and dings the door in the next space.)

Hello There, We appreciate you taking the time to share your experience. We are happy to hear you are enjoying everything. Please be sure to reach out if there is anything you need. Thank you, Bent Tree Mgmt.
Can all the service/maintenance men be like Noel. He made sure everything was done correctly especially since this was the second call for this issue and made other things were updated.
I still love living here and have had NO issues and genuinely enjoy everything and have called this place "home". I am doing this survey to let everyone know my experience with this particular order.
I have been provided with the best service and the staff is awesome and friendly. This community meets my needs.
I just appreciate the level of dedication Bent Tree shows its residents and the response time and completion of my maintenance requests is a reflection of that dedication.
SEE EVERY DAY SO DIRTY OUTSIDE OF MY BUILDING REALLY HATE IT . ALSO THE PEOPLE FROM THE SECOND FLOOR MAKING A LOT NOISES IN SPECIAL AT NIGHT TIME . I AM REALLY UNHAPPY WITH THOSE THING.
I have lived here for multiple years with a lease renewal coming up in a month. It has changed but for the better and it has been a pleasant living experience for me!
Based only on this occurrence the only downfall was they used our dish towel to clean up water and left it soaking wet on the sink. If they are rapairing or replacing a dishwasher they should have their own towels and not use the tenants.
The first time I requested maintenance, they were there the next day. The second time it took them 2 and a half weeks to fix my problem. I can't really base my opinion on these 2 instances, since I've only had two. But so far we are fairly satisfied with the maintenance and I would recommend this apartment to friends/family.
I love the way the unit is laid out and the price is perfect. The community is really nice and for the most part, our neighbors are quiet and pleasant. The racquetball court is awesome and I can't wait to use the pool as well.
Price is not bad, location is great and the office staff and maintenance team are great. However Apartment are sometimes worn out.
Its a nice community a little expensive but the appartments are spacious. I have recommended my mother as well as my wife's grandparents.
It's one of the cheaper places in the area and it is nice but living in fair fax is just too expensive
Since im resident for about 2 years i recommend this place to everyone and im planning to stay here till i buy a new home
I would recommend it. Based on my experiences of dealing with them. They are extremely professional and knowledgable.
It is located nicely to main thoroughfares.
Location is good; there are community perks, and overall experience has been good. But the huge increases in rent (especially when renewing for first time) would make me a bit more hesitant to recommend.
I would recommend this apartment for a short stay. It is too old ( cabinets, floors, fixtures) and needs to be updated.
We find it a safe and peaceful place to live in. Our neighbors are friendly. The maintenance people are efficient and trustworthy. And the place is kept clean all the time.
While it hasn't been perfect, it has been a great place to live. Safe, well kept, great amenities, and nice community.
I like the community and my neighbors. I do consider Bent Tree to be my home and I like it here.
Despite my annoyance with the washer/dryer, I would still recommend this place for all of it's other amenities.
Bent Tree is one of the most affordable apartment communities in the immediate area for the square footage available. We did quite an extensive search to back this up! I would absolutely recommend BT as a great place to start out for young professionals and anyone at any stage in their life looking for affordable housing.
Used to live here way back. Nice area, pretty nice location, and from what I saw everything seemed fine. Right in the middle of 3 shopping centers, meaning lots of choice over what/where to get stuff. Very close to 66 as well, so easy access to go wherever.
Hate the gridlock that strangles the DMV? Ever wanted alternate ways to get to work? Stop by Bent Tree Apartments in Centreville and rest easy over your commute!
