Pros: The square footage to price ratio. Close proximity to restaurants and shopping. Cons: The lack of professional management regarding many issues with units containing roaches, water leaks, damaged foundations, inefficient electrical components (ex: stoves, fridges and outdated air conditioning systems). Not to mention the dusty air ducts that provide little to no cool air. I recognize the absence of maintenance staff but the property itself is poorly maintained.

These apartments are horrible in every sense of the word. The apartment management is terrible, they never communicate properly, are frequently out of the office, and never offer solutions to the issues you are facing. I experienced chronic bug issues from the very first day I moved in - ants, roaches, millipedes, pill bugs, etc. I contacted the apartment management multiple times and they never provided adequate solutions to solve the issue. The apartments themselves are in terrible shape. There are cracks and gaps around every corner and seam inside. The buildings are so poorly constructed that many patios and staircases are sagging and appear unsafe. The apartment building next to mine caught fire and almost burned down completely. The walls are so thin that you can hear absolutely everything your neighbors are doing. The community is not great either, many people don't pick up after their dogs or themselves. There is dog poop and trash littered throughout the entire complex. Once again the apartment staff seems to not care or put any effort into maintaining the grounds. Unless this is your absolute only option, please never move here.

I think Bent Tree is a very nice looking apartment complex. I applied here, but unfortunately, the application process is pretty broken. The main gripe I have is that my leasing agent has still, even after a week and a half, never actually responded to a single email I've sent. I admit I perhaps called a few too many times checking in on things, but I would not have called in every day if I could just get a response and an update on where things were. I did not actually get all of the documents required to apply on the first email I was sent. I also wasn't given full instructions on how to make the app fee payment. I sent in my documents, and I called to see if I was missing anything. I was told they didn't receive the email (though later it turns out they did, but they never responded back and said so). I called in again later to get information on how to make the app payment. I made the payment and sent them an email with the payment confirmation as directed. I still did not get an email letting me know the information was received, so again, I had to call them. I was told that they would work on my application. I then called back the next day to see what the next steps were, and they told me they had earlier moveins and would process it later. I could not get a firm time on when I could expect my application to be processed. I later called and asked for a manager and was told that they would work on getting me a response so I would feel more at ease. I still did not receive an email. This process has been broken and I'm out $350 for the application because it went into a black hole. I understand that they have other applicants that they have to work with, but I have to get movers ready, get packed, etc, so I have to know if I'm approved or not. If they had just emailed me once or twice to let me know where we stood I certainly would not have called as much, which would have ultimately saved time for both them as well as me. I would not recommend this place unless you are desperate or you have a very long time for your application to be processed.

After reviewing your emails and your file, I can see that you were emailed the information on how to pay for your application days before you applied online. Afterwards, another email was sent by our assistant manager providing information how to pay for application, which is the same process to pay your administration fee. I believe that the disconnect occurred because the emails came from a different email address from our software system than the email address that you have been communicating with your leasing agent. Furthermore, your leasing agent did email you the link to apply online. Once you applied, an email was sent to providing the written information for the documents needed to process your application and the Resident Qualifying Criteria. I can see that you have excellent communication and planning skills. My apologies for her not picking up on the cues that you like written confirmations instead of relying on verbal communication and that you are looking for specific details, so that you can plan. However, your leasing agent was in frequent verbal communication with you and your co-applicant, so she was unaware of your desire for duplicate communication by email. I’ve lived here for two years the first year was okay. Once we signed the second year everything went down hill. We had roaches coming from the baseboards, fire place etc. They “called” people to come spray the apartment but they didn’t help anything so we had to buy things to help ourselves. We were calling maintenance so they can come out and fix issues but they never came so we had to fix things ourselves. Office people just lie and make up things as they go. They always have a new person that works there. The gym is complete trash, they don’t fix equipment. Just don’t move here!!

I have been renting at Bent Tree Park for many years. I pay my rent on time and I am a low maintenance tenant. I have a very sick parent and unfortunately have to move out of area to care for them. I went to discuss my options to get out of my lease today (I plan to give 45 days notice), and was basically told that I will have to pay thousands of dollars to get out without breaking my lease. Complete disregard for my circumstances and no willingness to work with me. Ofelia in the office said that she would speak to her supervisor and see if they can do anything to help, but I am extremely disappointed in the response I received after being a loyal resident for so long. I will update my review once I receive a verdict from the office…

While we certainly do wish that we could allow all of our good paying residents the option to terminate their leases when things happen in their lives and the lives of those they love. However, what we do for one, we must be willing to do for everyone. There are options that do allow you to terminate your lease early without paying rent through your entire lease, although those options do still require a proper written notice, and payment of certain fees. Management is absolutely terrible. The online payment system has some glitches, which I would be understanding about if they could be even a little professional. When my payment still hadn’t come out of my bank account I called (during “open” hours) and emailed multiple times to try to find out what the problem was. They refused to return any of my calls or emails but now leave notes on my door for $400 in late fees. I have continued to call and email several times a week, and still no response, they just keep adding to the fees and leaving notes. There has been water damage to the balcony above my door since I moved in. They started fixing it, then left scraps of wood and nails all over the ground for weeks. When I asked about it initially I at least got a response but was told it wasn’t a priority but they would get to it eventually. I have now lived here almost 4 months and it still isn’t fixed.

I moved to Bent Tree Park in August 2018. I recently renewed my lease and I am approaching the beginning of my second lease here. I love the location and the neighborhood. Its close to everything. The size of my apartment is great. Maintenance doesn't come quickly unless its emergent but they do come to fix whatever the issue is. My only complaint is the trash. People discard crazy things in the dumpsters in the complex. They end up overfilling the dumpsters and they sit overfilled until trash day. So it gets scattered through the parking lot and there's trash blowing all over the place. I frequently pick things up on the way to the dumpster. People also do this with the waste bins for dog poop. They stuff them full of trash because they're too lazy to walk a few more feet. My only issue is the excess trash. If this could be resolved it would be perfect.

Worst place I’ve ever lived. We have killed about 6-8 roaches a day since they started letting the “free rent” people move in. Spend the extra $ and move to another place.

I found this place by dropping a passenger off over here. She stated she been here 8 years and gave great reviews. I then dropped another passenger off and he stated how he like the community. I even googled the apartments and they didn’t not have such good reviews. I can over several night did my walk through. What I did noticed was the quietness and I’m all for that. The day I put my application down. I spoke too a resident who also gave a good review. I moved in my unit in January. I have not had any problems. Maintenance come when work orders are put in. People are friendly. In fact the young lady that I met on the day I moved in has transferred to the unit next to me. We have now became good neighbors. Again I love the quietness....I made a good choice in moving here

Where do I begin. I leased this apartment for 2 years and it was by far the worst complex I have EVER lived in! Don't get me wrong the upgrades look nice, but definitely not worth it. One month after living here my water heater busted, I understand they have no control over that but I feel like they could have done better with communicating with me about when things would get done. I had to contact them everyday asking when they would come back. They randomly cut the water off about once a month with no warning (with the exception of ONE time) due to a water emergency. After about a year and a half of living there we had a second water leak. Maintenance is AWEFUL, when I called to report the water leak the guy came in and said maybe my dog spilt his water from his water bowl. Obviously I cleaned the leak several time to notice it continued to leak. The ceiling fan is above the dinning area. Our tub kept peeling from whatever they spray the tub with. I requested them to come fix it because it would clog the drain, they told me I would not be able to use the tub for 3 days. The walls are extremely thin you can hear EVERYTHING above and around you. When I first signed at this place I asked about painting a wall, Haylee who no longer works at this property told me it would be cheaper to buy paint and when it comes time to move out maintenance will supply me with free paint to paint back...WRONG. When I called the office and asked about it, nobody had any idea of what I was talking about but the lady I spoke with told me she could give me the color so I could go buy the paint myself. After buying the paint myself and having a painter come paint the wall back and do touch ups I am STILL being charged $123.00 after my move out for repaint. Ashely the manager is useless. She doesn't try to reason with you, she's very short in conversation, and just overall RUDE. Lastly, after bringing in a cleaning lady to come clean after I moved out I am still being charged over $300 for cleaning and touch ups.This place does not care about the residence the only time they are really caring or nice is when you first sign your lease so they could trap you. I would not recommend this complex to anyone, and if you are currently living here, don't bother on cleaning or getting the place back to new....they will STILL take your money.

Everyone is so welcoming and helpful with anything that I need. They make it feel like a home and not just an apartment.
These people have helped so much with making are stay here awesome. I would love to pay them back some of the money if I win to show how much they have helped. We love dealing with everyone and they are so nice.
I have lived at Bent Tree Park Apartments in Addison, TX for about 9 months and have had a number of issues. First, the apartment didn't have lighting or ceiling fans like what was shown in the model. Next, these "newly renovated" apartments were clearly not handled professionally. The plumbing in my kitchen caused numerous leaks and backup into my dishwasher. On top of the issue, maintenance marked my request as completed without ever coming to the apartment. I had to put in another request and wait several days for the issue to be rectified. There are several other issues caused by the "renovation" including blocking access to the AC filter, doors not shutting properly, uneven floors, poor paint job, improper door insulation on the balcony, incomplete light fixture on the balcony, misaligned lock...the list goes on and on. The biggest annoyance with this complex is that the laundry facilities are constantly in disrepair without any attention from maintenance. The worst part of that situation is that you have to spend money on your laundry card to find out that the machines are broken. I've spent quite a bit of money to find out I can't do laundry. But that's not all I've wasted money on. When I moved in, I had a dog and was paying pet rent. However, after having to give my dog away, I went through the online process to remove the pet from my apartment information in order to stop paying the pet rent. But the rent wasn't taken off for months. I also was charged a late fee two months in a row because their online payment processor wasn't accepting my payments, but I was never given an error to know that. Management only refunded one month and required me to rush to the complex on my lunch break to pay with check or else I would have to still pay the late fee. The quiet, safe area unfortunately can't make up for these overpriced, poorly managed apartments. Stay away!

Clean safe environment. Staff is always friendly and helpful. Repairs fixed in adequate time.
I love the inside but I had several small issues like molding around tub kept lifting and nails on cabinet doors kept coming loose. The crime was horrible but I had my purse stolen and always saw random people walking at night.

I stay in the one bedroom 1 bath with the washer and dryer connection. The apartments look nice, they have a vending machine for any kind of item you may need close to my apartment and a dog park for our 2 dogs. The biggest negative has to be that i can hear every step my upstairs neighbors make and they are up extremely late and extremely early. In all I give my apartment a 3/5 it's an okay place to stay

The apartment is reasonably priced, safe neighborhood, pretty decent size ok upgrades but it's not fantastic. I don't like the fact that there is no designated parking so people with visitors can fill up the parking spots easily and then you have to park far away from your apt. The maintainence staff is pretty responsive and the office staff is courteous. They need to enforce their pet policies more as some people don't pick up after their animals. Also sometimes tracking down packages is a pain because they don't keep a proper log in the office. Nothing has ever gotten lost but there have been delays. Nice pool, gym is a bit too small and lots of families in this complex... not my thing. They started having community events like breakfast and movie nights so they are trying. It's a very good deal for the price but don't expect anything fancy
