You get what you pay for! This place is absolute trash. We couldn't wait to get out. The transient population is a HUGE issue. Things have been stolen from my patio. Someone attempted to enter my apartment. The gate is always broken which contributes to the transient population. The area its self has gotten really bad. There are gun shots and fight CONSTNATLY. Security patrol doesn't do anything. Most of the time they don't even show up when you call. When you attempt to complain to the office they just direct you to the patrol or RPD. COPS NEVER come unless there's a stabbing & actual blood (this happened). The staff doesn't care to fix anything. My oven has been broken since November and since my apt is one of the unrenovated they wont "bring anything better than I already have" Its noisy. you can hear all of your neighbors. There is no etiquette in the laundry room. ppl will take your clothes out of the washer/dryer. The office staff keeps their hands clean of all responsibility. Would NEVER recommend this apartment complex. It may be the cheapest around but its small and not worth the headache. People are constantly breaking their leases because everyone realizes what they actually got themselves into.
I applied for a one bedroom, 529 sq ft apt. When I arrived to see it, it was actually a single that they built a wall into, and called it a one bedroom. Approximately 400 sq ft. No adult can live comfortably in that small place. Walls were thin, my upstairs neighbors always sounded like they were running a bowling alley. My “apt” came with a private patio in front. Cute. Until I realized I was responsible for the maintenance on the greenery growing around my patio. While the landscaping of the whole building is very well kept, I was supposed to hire an outside company to come in and cut 100 feet of grass??? Hilarious. Needless to say I moved as soon as my lease was up. The gate to the community is ALWAYS broken and wide open. Luckily I never experienced a break in, but quite a few have. It’s good for a temporary fix, but that’s about it.
The walls are so thin, I could hear every single thing the upstairs neighbors did. They made noise until 3-4 am. Their dog would run around and bark. They'd smoke cigarettes off the balcony constantly even though this is a 'smoke-free' community. I contacted management numerous times about these things but nothing ever got done. It was a frustrating experience to live here and to pay such high rent each month made it even worse. I lived here from July 2019-June 2020.
You're getting about as small as a place can be for the price of something that should be a lot bigger. Water shuts off way too often with too little to no notice. Stupid repairs "renovations" and paint that has lasted 4 months and they're still not done. I had a nice covered private balcony and they for no apparent reason put on metal open railings and took out my private balcony. This not only makes the the apartment less apealing but also increases the noise coming from the street as well. Neighbors smoke way too much weed, leaving the entire area filled with a stench. One of the neighbor's dog barks all night. Parking has had several break ins. Renter's insurance is mandatory even though I keep nothing of real value in the apartment. Water constantly shutting off leaves rings in the toilet- Something they'll bill me for when its time to move. The laundry facility is always full and closes early, the machine to refill laundry credit is always out of order. The amenities such as coffee in the residence lounge is either always empty or there's no cups. The pool is useless since it's only open in the summer months, I get that it's cold but I would like to use the hot tub. All the equipment in the gym doesn't work with the exception of a couple of treadmill. Staff members are nice, I have no problem with staff. The spacious outdoor of the complex is nice and we'll maintained as well. Parking is good, a lot of parking other than assigned spots. Overall the residence are mostly nice with a few bad apples like anywhere else. It's an okay place to live especially if you go to UCR, not much to do in the area but pretty safe. If you're not as picky as I am, you should be fine.
Poor service. Water shot off frequently and had very low pressure. Office was not responsive to complaints and concerns. At time of move out, we returned the apartment in very good condition and very clean. However, they sent us a bill for several hundreds of dollars, plus our deposit. The office refused to provide explanation to us, and was not responsive to our questions. The list included full replacement of carpet, full paint, paint for Kitchen cabinets, replacing blinds, bathroom repairs, missing keys... After numerous inquiries, calls and visits and after we insisted to see pictures from the place, we discovered that they were charging us for the wrong apartment. Very poor experience. I strongly warn you against this place. Look for other options.

Lived here for 5 years. Haven't had to visit the leasing office very often but when I do they have always been helpful. The few times I've put in work orders the maintenance staff responds quickly and without issue. Been lucky to have good neighbors, complex seems to be quiet considering it's full of UCR students. Walking time to the farthest end of campus is about 30 minutes, closer to 15 on bike. Rent has steadily increased about $50/ year. The big issue with this complex is the plumbing. In the years I've lived here, water has been shut off a few times a year but the in last 6 months water has been shut off at least once a month, once ever overnight. Shut offs happen without notice and lasts several hours. Residents have been only told that there are leaks in the system. At this rate they will have patched the whole system at one point or another. The complex is gated but the gates never seen to be closed, possibly to facilitate movement of the plumbing crews but even at night after the crews are gone the gates are open.

I have a friends living at the apartments. They love it there. Always clean when I'm visiting. The amenities are sweet. I have used ten several times with them as their guest. Inside of the apartment great room for two. I live in LA. However, if I was to move back to Roseville; I would put in my application here first. If your relocating this is a must see.
