Property Ratings at Berkmar Landing Apartments
I've lived here for a year and just renewed my lease for another 15 months. I haven't had any issues with appliances or noises, and my one maintenance request (bees building nest on balcony) was promptly responded to and taken care of. The complex is close to the airport, but the apartments are well insulated to keep the noise out. The location of the apartments on Berkmar Dr is super nice since you can avoid getting on 29. The gym is well stocked, maintained, and clean. The apartments have more square footage at a lower price than apartment complexes closer to downtown Cville, and everything in the complex is new. The walk-in closets are huge! The nightly trash pickup keeps the area clean. Package lockers provide a safe place for package storage before pickup. I've enjoyed my time here so far, the management and staff are very friendly, knowledgeable, and happy to help! My suggestion to management would be to open the pool from May 1st until the end of September instead of Memorial Day to Labor Day.

Having been newly built, brand new apartments, I assumed that when I moved here it was going to be the nicest rental I've ever had. I was terribly disappointed to find this was not the case. The leasing office has horrible communication - don't expect your calls and emails to get answered. Even then, most of the office seems to not know what is going on and has to defer questions to management. On top of that, there has been ongoing maintenance that traps in cars and blocks roadways and the office does not always provide warnings. These apartments constantly have bug issues. Cockroaches, gnats, flies and spiders are seen all over my apartment every day. Bugs literally come out of the drains and spraying doesn't help. Our apartment has been missing light fixtures as well as door handles to the washer/dryer for almost 6 months, and we cannot get the office or maintenance to help - "it's being ordered". We presented the leasing office with evidence of mold on multiple occasions and have been continually gas light without any effort to help solve the problem without continual badgering. They have pretty strict pool rules and hours, even though their pool employees are not even certified lifeguards. Overall, for the pricing of this complex, it is definitely not worth it.

I can hear every step my neighbor above me takes. I can hear his bed creak when he gets in and out of it at night. Sometimes I wonder if the bed will just collapse through the floor. The footsteps from above (normal walking, i dont feel like the neighbors are being particularly loud) are thunderous and shake my walls. I dread coming home There is a housing unit for the wifi router that is shared with the apartment next to me. So, there is essentially a 2x2 hole in my wall that is connected directly to my neighbor's apartment, where I can often hear them speak very clearly and constantly smell smoke from their apartment. New construction is just pitiful. Save yourself a massive headache and live elsewhere. Im counting down the days until my lease is up
