Property Ratings at Berkshire Amber
I rented from Berkshire Amber for 6 years (2017 through 2022). Originally this was a decent place to live. I had a few complaints but they were minor and the building and staff/maintenance were nice. I had been communicating to the leasing management that I was shopping for a house and had switched to a month-to-month contract to take advantage of the flexibility. They had verbally agreed to allow a 30 day notice so that I could jump on any home purchase opportunities. I had trouble getting into a home during pandemic until finding one in 2022. This was communicated to management too. When the time came to give notice, the office sent out a lease renewal and I called and informed them that I was putting a bid on a house that weekend and would be giving official notice hopefully in about a week’s time assuming I won the bid. Suddenly I was told they weren’t going to honor that agreement anymore and they not only switched from a 30 day notice back to the original 60 day notice but they raised my rent during the notice period which I did in fact give the following week when I won the bid on the house. I was paying month to month premium for a year but they stuck the $2200 despite our verbal. They also charged for a broken light fixture but at $200 instead of even the $100 that I found it on eBay AND they refused to replace it until I moved out. Also when I was packing up to move, I asked the for move out items. One thing not mentioned was “pool bands”. They slapped me with a $150 lost item fee upon moveout and smugly attached the lease addendum that we signed a couple years ago regarding pool bands, which of course I never remembered which is why I stopped by the office to ask them specifically what I needed to present upon moveout. So after paying approximately $6,300 in extra month to month rent already, they decided not to honor our verbal agreement and force me to adhere to the 60 day terms for an additional $2,200 plus utilities AND charged me with the $200 pendant light and the $150 pool bands to boot. I hate that I had such a good relationship with the old management team that had to turn so negative at the end. In all my years of leasing, I have never been so fee gouged or misled by an apartment community. I almost filed a BBB claim but honestly I just want to be past all this mess. It’s unfortunate but it’s something you should be aware before choosing to lease here.
I looked at many complexes before deciding to live at Berkshire Amber...the management is the very best and the units are well maintained. Great location as well.
I wouldn't live here for free, I wouldn't live here if they paid me. The management are terribly disrespectful and dismissive. I have had my vehicle damaged in the parking garage on multiple occasions as well as two vehicle break ins. This is a normal occasion here at berkshire amber, vehicle break ins occur almost weekly, so often that the front desk has a cavalier no big deal attitude when you attempt to report your issue. There is no noticeable effort to remedy their problems. Look elsewhere, beware!!! They charge too much money for their horrendous living experience. DO NOT LIVE HERE, THIS PLACE IS NOT WORTH YOUR TIME OR MONEY!!!!!
I should have read the reviews prior to moving in, but I was in a hurry to find a place. If you want your vehicles broke into multiple times with nothing done about it this is your place. If you want to be nickel and dimed for everything on move out this is your place. If you want your neighbors to smoke weed every single day this is your place. If you want security doors to be broke every month... and not fixed this is your place. They get one star for the location. Addison is a fun place to eat/socialize.
Cheap apartments, dog poop everywhere, weekly car break in’s, unsafe building/ parking, very thin walls, cheap appliances, and they charge you ridiculous deposit charges when you leave. Do not rent here
This complex had had a terrible time with break ins recently. The affected persons were not offered any comp by the complex when the break ins were due to their inadequate security measures. The units are cheaply built, you can hear the people puking up their alcohol on one side and the couple arguing with each other on the other side and the dogs barking above and below you. The staff I have encountered always fakes professionalism and care. They put on a pretty good face but as soon as you have an issue with the complex the truth comes out.

Thank you for your comments. As a company, we do everything we can to take care of our residents. While we can’t prevent crime from happening, we do take steps to promote preventative measures. We never want our residents to experience crime at home, or anywhere else. As always, we are in touch with local authorities when crime occurs either at our community or in the area. I live in a one bedroom in Aura Prestonwood, and the property is gorgeous. But more than that, the leasing staff is absolutely amazing. They are competent, honest, kind, hard-working individuals who are very responsive. They truly make coming back to Aura Prestonwood feel like coming home!
Property Manager at Berkshire Amber, Responded To This Review
Thank you for taking the time to give us kudos! We hope you continue to enjoy your home at Aura Prestonwood! Please contact us anytime.
The staff is professional and the grounds are maintained well but I have HUGE safety concerns!!! First, I came home from out of town with keys hanging in my door that didn't belong to me and the door was unlocked. I called the police and the after hours line. I didn't submit a maintenance request so no one had permission to occupy my apartment. The after hours answering service made no mention of a pending work order. I waited for the courtesy officer which never called or showed up and then another four hours for the Dallas police. It turns out the keys belonged to the maintenance team and they left the keys in the door. My apartment was near the elevator; there's no telling how many people walked through the hall and could've stolen everything in my apartment. I received an apology from the property manager and they changed my locks for no charge (what a steal). In March I came home to the Dallas's homicide division in the parking garage. A resident died but they insisted there was no foul play. In April about 13-14 cars in the parking garage had windows busted and possessions stolen out of cars. Nearly $20K in damage to residents personal property in just one night. With the rates we pay, I would expect a security to monitor the parking garage as well as cameras. Management doesn't want to acknowledge their shortcomings and invest in proper security. Just a few days ago, leaving the parking garage and notice a SUV sitting on bricks. Someone stole the rims off a SUV in the parking garage. Unbelievable! Management sent out an email asking for anyone to come forward if they saw anything. Also, reminded residents to stay vigilant. Those emails are becoming far too frequent and it may be time to further invest in the security of the property. Bring your own bulbs & ladder. The finishes are nice and are of fair quality. I've only submitted ONE maintenance request the year I've lived here. It was to replace a light bulb in the bathroom. The light fixture is nice however it's placed on a 9-12 ft ceiling. Instead of replacing the bulb, they closed the work order and left a price list for replacement bulbs and filters - attached. Please be sure to rent a storage unit onsite that can accommodate the 9-12 ft ladder you'll need to change your light bulbs.
My husband and I love living at Aura! The apartment is centrally located to tons of restaurants, bars, movie theaters, and shops. The communal areas are kept very clean and the parking garage is a free bonus! (One side of the garage has very small spots but the other side is normal and works fine). The indoor hallways are also a big safety plus. The pool area is very nice and never too crowded. They offer a super unique one bedroom floor plan with a study, which although small is a really great extra space for a guest room and/or office, and bathroom with two sinks and both a bathtub/shower & a separate shower. The appliances are great (stainless steel), counter tops are granite, bedrooms are fairly spacious, closets are HUGE, and the patios are nice. The cabinets are fair, some bending of the shelving, but there are a bunch of them so there is plenty of storage! The property manager, Jennifer, will really go out of her way to ensure that you are satisfied. The prices are also very affordable compared to other apartments in the area.
I have been living here for the past 3 months .. so far catastrophic!! the management team , the staff are not too confound to assist when you have any issues whether is small or big . My car got towed without getting me notified or acknowledge about it. The towing company scratched, damaged my brand new lexus.. Here at the office , Jen the office manager treated me like crap. She would let me speak , as well as deliberately stated that it is what its is. I always consider customer concerns, by listening to the other stories and somehow try to make the client happy.. I haven't seen remorseful actions to make my concern hear, on other hand, she stated that I could take it to her boss if she can override it. I STILL HAVEN'T HEARD FROM ANYONE YET STILL, even though my car is damaged , the cost of towing ,the despicable experience of getting my car out of the junkyard. No one seems to care!!!!Please if you are looking for an apartment , dont make aura apartment your home
When I first visited the property on March 12 I was assisted by Jordan, who was covering for the location. It was a heavy traffic afternoon and Jordan was so responsive to greet each person and advise them of the possible wait time. He clearly puts customer service top of mind and despite the number of showings he kept his positive presence, spent ample time with each person, including me. I had been apartment shopping for a few weeks and the quality of service at Aura was way above the others. I was asked helpful questions to better understand my apartment preferences and was provided a professional experience. Additionally, following my visit Jordan advised me to follow-up with Poonam on any questions I might have as I narrowed down my search. I had a great deal of interest in the property and did call her the next day. To no surprise she had an equally professional demeanor and customer service style. Over the last few weeks Poonam and I have talked a few times as she helped me get my preferred unit. The property offers great amenities and with quality service like this, I know I will be happy with my decision to make Aura Prestonwood my home.
1. Bad condition The apartment looks really nice but the material is low quality especially compared with the high rent. It is said to be completely new when we moved in, and after couple months standing in the kitchen doing daily cooking, there's already a dent on the kitchen floor. The wall is thin as paper. You can hear your neighbors walking, talking, opening the fridge, using restrooms, taking shower so clearly that it is just like they are doing those next to you. 2. Unhelpful service. Somehow they have extreme fly problem the side of the building that my apartment at. During the warm days, opening balcony door just for 1 minute will cause at least 4 or 5 flies rushing in. We have to keep the balcony door close all the time. I called and emailed the office to see if they can do something about it, even just putting on a cheap bug protector screen on our door And answer is just a no. They never even tried to help you out. 3. Unclear regulation and over charge I got a call this morning that asking me if we want to renew, I decided not to and asked her to check when does the lease end. She told me lease ends on 16th but since it’s already 21st and it's too late to put down the 2 months notice to move out on 16th. If I put down now, I’m able to move out on 21st. This is the first time I have ever heard about 2 months notice. They didn’t mention when we sign the lease, not in any other conversations, not even when they call me earlier. All they have asked is just ‘if you want to renew’. When I talked with their manager about the above concern, she replied really rude and just told me that they’ve emailed me. I told her I've never received the emails she was talking about their emails always go to the spam folder. Later on she emailed me. In the email instead of being sorry of her rude attitude, she accused me of lying on if I have opened the emails, attached with several screenshots of their email opening tracking data showing me already opened one. I found out the email later, and gmail approved that I've never opened it. I didn't open it because it's an advertisement from Aura with a subject line “Happy Anniversary! Receive a $500 Rental Credit!!! Renew Today!” It did say I have to put down 60 days notice at the end of email. But I would never open the email since I didn't planning on renew. This whole conversation was just ridiculous and unrespectful.
I moved in 6 months ago and I have to say I've never had a more stress-free apartment in my life. I have lived at Lincoln properties in the past which I had heard should be the best customer service - and was extremely disappointed. Aura managed by Burkshire(sp?), which is a smaller company but they are doing an amazing job with this place. I haven't had any maintenance request so far, everything is brand new so there's really no need to fix anything just yet. Parking is super convenient, the staff is very polite. I have met a few of my neighbors at brunch and they are all very good people. I can't say enough good things about living here. I finally made the right choice, so I'll be here awhile.
I am extremely disappointed in my time here at Aura. When we toured here, it appeared beautiful and there were a lot of false promises said. 1.) The day we moved in our toilet didn't work. 2.) Immediately after moving in we realized how paper thin the walls are. You are able to hear every door open and shut, every car in the parking garage, every move the person makes above you. 3.) The parking is AWFUL. 4.) This building has only been here a little over a year and it is already cracking. The foundation is cheap, the floors are cheap (they scratch easily), the stainless steel sink looks nice but if you place a plate in them it scratches. Cheap. If you touch the walls it leaves some residue stain. Cheap. Basically everything here is a lie and really cheap. They way overcharge you for an apartment that was thrown together with no insulation or quality and is managed by the snobbiest staff.
If you are looking for a mid-town feel without the hustle and bustle of downtown, then Aura Prestonwood is your place. The parking deck is well-lit and clean, what more could you ask for. The staff responds to maintenance issues on the same day, wow! No problem here!
I am very impressed with Aura Prestonwood. When I was looking they were easy to schedule with and great about showing me everything I wanted to see and answering my questions. PROS: The location here is great. It's walking distance to Addison Circle, across the street from a grocery store, shopping, and casual dining restaurants, but not so close as to be right in the thick of the noise and traffic. It also has extremely easy access to the Tollway which I always appreciate. In short, you can basically walk to just about everything you could need. The pool area is awesome and they even have a pool table and TV's under the covered area by the pool. Good work out room Great parking The apartments themselves are modern and sleek with all the conveniences I'd want. And they have a healthy variety of options. CONS: still some construction around the apartments, which gives a poor view. Conclusion: I would recommend this apartment to anyone.
The floor plans are great and everything is brand new with granite, tile stainless appliances, but there is construction going on on 3 of 4 sides of the complex. The walls and ceiling are pretty thin so you hear everything including they neighbors conversations and the footsteps of the upstairs neighbors. I would have thought that would have been addresses during construction, but nothing they can or could have done about that. The parking garage is getting fuller and fuller, and I foresee a parking issue in the future and they now have some designated reserved places that can be rented, but that is taking more and more spaces. I feel the valet trash is a waste of money and it looks bad because every day trash cans are left out all day. That coupled with the paid reserve parking seems like they nickel and dime you. The staff is nice and accommodating, maintenance is pretty responsive although all that has not been figured out yet, like priorities etc. The pool area is awesome. All in all its a good place to live.
We have lived here for 3 weeks now and absolutely love this complex. The amenities are great, it is safe and clean.
