Sinking Spring, Pennsylvania is quiet and small borough just north of Philadelphia. Because of its central location, traveling in and out of this town is made easy. For those interested in public transit, BARTA has a bus route that runs through Sinking Spring and to the surrounding areas. Due to the easy access to the city and the Sunoco Pipelines being headquartered in Philadelphia, there is a lot of industry from the oil and gas companies in Sinking Springs making jobs plentiful and drawing many oil and gas industry workers into the area. Newcomers will find that there is a wide range of rentals that are available to any type of family.
Sinking Spring is a great family-friendly town. Thanks to the Berks County Park and Liberty Fire Company Park providing residents with plenty of outdoor recreation opportunities Sinking Spring residents will find it hard to get bored with their city.

All of the girls in the office are super friendly. Michelle explained everything to me to the dot. Samantha was super welcoming when I came in through the door and Jackie is the sweetest. Love the vibe I get in the office. Def recommend 100%

I would highly recommend Berkshire Hills Townhomes and Apartments. I am a new resident at the complex and it so far has been my best renting experience. I’ve only had interaction with one person and her name is Michelle Montvalo. She is very, friendly & welcoming. She was very patient with me when helping me find the apartment I would be the most comfortable living in. She made the process very easy and was very helpful. I would recommend this complex to anyone seeking new residency.
michelle was so helpful the entire process.. from application to picking up my keys! I love that they took out the carpet and put in hard floors. looks fresh and modern. I can’t wait for the pool and fitness center to be open so I can catch a good tan and get in a good work out this summer. I have just enough room for me in my one-bedroom apartment! love it !
They show a remodeled unit then give you a down graded unit. Old appliances, shower in 2nd bathroom leaking for last 6 months. You are hard pressed to get anything fixed while living in the unit. They force you to renew your lease 3 months early or they add $200 to the rent until you sign the new lease.
I been living her for a couple of year . They raise the rent at the end of each term. They don’t fix anything correctly. The maintenance guy takes like a week to get to house to see the issue. They add late fee after the 5th of each month and add more late fee on top of late fees. So I will be double of late fees. They don’t care about the people that are living here. Which is very sad. I don’t recommend this place to anyone.
Great place to live. Clean,quiet, beautiful homes,and in great school district. Samantha was very helpful from the 1st phone call all the way up to escorting us to our apartment on move in day.

Moved here after we relocated from Las Vegas. Our first rental experience. Very grateful for the helpful office staff, if you need something or have a problem talk to them. Maintenance is spot on, we have been surprised when we submitted requests at the speed of repair. My handicapped mother in law has gotten adjustments made to her bathroom with help from maintenance. If we need something barring an emergency, they are on it. Great area and great school district. We will be renewing happily to make it almost 4 years.
Terrible. Terrible. Terrible. Will raise your rent, but never do repairs. It’s a hassle to get them to do any bigger job, I’ve lived there for a year and the repairs never got done. You can leave the place spotless when move out and they will still charge you over $1000 worth of fees. Management is terrible, never follows through with what they say, they will pretend they take notes to do your problems you are making them aware of but never will. They will come into your apartment unannounced and then say sorry it won’t happen again. Someone mentioned the fitness center? You do not feel safe there at night, and there might be two pieces of crappy equipment there that they charge you on top for. Terrible service all around, they will try to keep you locked into an agreement so get out as soon as you can, if you can. The basement gets a foot of water everytime it rains! Your things will be ruined! You have to deal with that EVERYTIME it rains. I don’t really have anything good to say about this place whatsoever. Stay at your own risk! Terrible I would not recommend to anyone’s family.

Don’t even think one star is low enough. BED BUG WARNING! Terrible place to rent. The office staff is rude, unorganized, and unprofessional. The maintenance staff though friendly are over worked and under qualified. The apartments and townhomes are outdated, run down, moldy, and in disrepair. Inconsiderate residents make parking a joke. Trash everywhere and poor landscaping upkeep make for an unappealing place to want to hangout and have company. Loud neighbors, drugs and shootings are a regular thing. It seems to me that the property owners do not care about safety nor the habitability of their “homes” they only care about money. Fitness center is a joke! Promised a dog park by late fall it is now spring and still no dog park...though they are pet friendly. Rent is too high for the quality of home, the management asks for remodel fees when signing and renewing leases then asks for more money for turnover and cleaning when moving out.

Place is very horrible to live in. We have been a loyal Tennant for 2 years and have had nothing but issues trying to get any type of maintenance done to the house, but heaven forbid they don't get their money right on time they wanna take you to court. Horrible place to live can't wait to be out of here.

I have been living at Berkshire Hills for the last 6 years. I love the area and my one bedroom apartment. The office staff is top notch and always willing to help me out in anyway they can. The fitness center and laundry facility are very convinent with my busy schedule.

Recently relocated from California and moved into the community site unseen. The leasing consultant sent me pictures of the community and the townhome. Everything was exactly what I thought it would look like. The fitness Center is amazing and the community is centrally located to amazing restaurants and shops. We also have 3 dogs, which we were able to bring along with us. Both of my kids attend Wilson Elementary and middle school located right beside the community. Maintenance is top notch and are always out within 24-48 hours to fix any issues right away. If I could give the community 10 stars I would!

Terrible place to live the apartments look nice and if you're handy and can fix our own problems then it's an okay place to live, but if you're not handy don't expect anyone to come and fix anything. If you call maintenance not only does it sound as if the person knows nothing of the English language but they also sound like they are talking to you from the inside of a fish bowl. You call the office nicely about a concern they say they'll get back to you and they never do and even have the nerve to say hi to you the next morning you see them as if you never called. If I can shut down this failure of a management group I would.
Look, let's be realistic. Sometimes things are too good to be true. As a third year tenant, you may want some sage advice. First, office staff and maintenance, they're great. No complaints. Timeliness on repairs and response. Turnover is pretty regular (want to say third office manager and probably a good ten office staff in my time there). So why the low rating? The neighborhood. Seriously. You're paying and I mean paying for that school district. There are ebbs and flows to every neighborhood. Our first year we saw lots of professionals. We re-signed for year two and the dredges of society moved in around us shortly afterwards. We watched countless midnight moves and police car visits during that second year. When it came time for the year three renewal, most of the dredges had been weeded out. We reluctantly re-signed and watched it happen all over again. There will not be a fourth year for us... My suggestion: Stalk the neighborhood. Go by after work. Go by during the day, drive through at different times during the weekend. You'll know pretty quickly, which are the good buildings and which are the bad buildings.
I love this 2 bedroom apt. I love the sliding doors accenting my kitchen where I love to eat and cook. I love to sit outside in the backyard I have for cookouts. There are a lot of closet space. A woman can't have enough closet space. The basement is great for storage. The staffing is great. Overall a nice place
The day I received approval to live in the Berkshire Hills, I was ecstatic and ready to move in immediately. Everything was clean top to bottom before I moved in, big windows that flood with house with natural light. Quiet, and peaceful neighborhood, and very kind neighbors. Spacious rooms and closets, perfect sized bathrooms. Comes WITH a washer and dryer. I highly suggest this to anyone looking for a place to live, certainly a place I can gladly call, Home.
We've lived at Berkshire Hills for several months now, and have had a great experience. Moving in was made easy by the helpful office staff, and when we had a maintenance issue it was immediately resolved. We love that we were able to paint the apartment, and have our cat!
