Located about six miles southwest of Downtown Albany, Slingerlands is a laidback suburb brimming with historic charm and lush natural beauty. A hamlet within the town of Bethlehem, Slingerlands boasts a robust historic district featured on the National Register of Historic Places. You’ll see a wide variety of historic homes draped in dense trees around here.
The hamlet’s serene environment is best experienced on the Albany County Rail Trail, a popular recreational path paved over part of the old D&H Railroad that runs through the area. Although Slingerlands feels worlds away, it sits within minutes of numerous national retailers and dining options at Crossgates Mall and Colonie Center. Convenience to I-87 makes commuting and traveling from Slingerlands easy.

Property Ratings at Bethlehem Terrace
Avoid this place at all costs - under new management Cass Hill Management! The old management was great, reasonable and even cared about their tenants safety and well-being, all was a great experience dealing with the original team at Bethlehem Terrace. Everything from ice and snow removal to the care of the property was top notch....then new management took over. Upon Cass Hill's takeover everything went downhill from the grounds, to the maintenance, to the tenants they're choosing to lease too. They would rather allow a tenant to slip on ice than pay employees overtime to salt the sidewalks during the winter. Choosing not to renew our lease was the best decision, they raised rents of all tenants 8%-12% (8% at first and then 12% after they realized they weren't charging 'enough' for dated units some of which have no lighting and appliances 20+ years old) whilst removing amenities (like the tennis courts) and not updating a single apartment! On top of the new poor management they refuse to take any order to fix anything unless its through a 'portal' that they haven't informed anyone of how to use or how to access! They are only in it for the money...but what else is new. On top of that, they offer you handbook of lengthy rules and regulations - no doubt copied from another one of their properties - with rules that don't apply to the current property and even those few that do apply to the property they choose not to enforce. For example, they ask all cars be in working registered condition, I counted at least 3-5 cars that have expired registrations/tags and they even allowed U-Haul Trailers and totaled cars to sit in the parking lots unmoving for MONTHS. Also good luck getting your security deposit back, after nickel and diming for normal wear and tear on the apartment after 2+ years, they deducted $150 from our security deposit - 30+ days after the end of our lease whereas New York State deems it must be returned within 14 days - and we still have yet to see anything 30+ days later and only received a response from their manager after we had to reach out multiple times by phone and email. Housing is a difficult situation, but if you can avoid a place managed by Cass Hill - I assure you please save yourself the hassle from a poorly managed, irresponsible, and scummy company.
