Nestled just off of the Cumberland River in West Nashville, the Nations is a neighborhood on the rise with a mix of older homes and newer builds. Many homes and apartments are under construction in this part of town, boasting a modern style. More boutiques, shops, breweries, and eateries are moving into this newly hot neighborhood.
Venture over to local gems like Fifty First Kitchen & Bar serving up elevated Southern cuisine or grab some pub grub at Nations Bar and Grill, a cozy local hangout. Craft beers are brewing in this Nashville neighborhood with local breweries such as Fat Bottom Brewing Company, a new addition from East Nashville. Under previous management, I wouldn't have put up too much of a stink about my apartment's shortcomings: a lot of the apartments in the complex get little to no natural light and the only lighting in the apartment is a weak little track light in the kitchen, the area is barely walkable, the kitchen & bathroom cabinetry is shoddy, and the bathrooms are gross. When Weinstein management took over mid-2021, they hiked up rent and they've done absolutely nothing to justify that. If anything, the on-site amenities have gotten worse--there are broken facilities that haven't gotten fixed for months (like the dysfunctional callboxes), the grounds aren't cared for as much (the trash cans for used doggie bags are always overflowing and they don't replenish the bags often enough). The entire row of 7 apartments I lived on have vacated (some more than once) within the year and a half I've lived here. No one wants to stay here.

All the wonderful reviews come from when it was owned by a different company. Broken intercom for almost a year now. Problems with trash pickup. And today (Sunday) we had fire alarm go off four times, starting at 5 AM after it got broken by a cleaning lady a couple weeks ago and it was never replaced, just poorly fixed. Trains are so near and so loud they wake us up every night, usually a couple of times. Walls are paper thin. The only pro I can think of right now (except the location) are extremely friendly maintenance people.

I hate living here. The prices are hilarious considering what you get. There is basically no lighting, so if you enjoy living like a hermit in a dark cave, then go for it. There is no storage. The washer/dryer are included, but they are in a tiny closet right inside your kitchen, next to the front door, and connected to the living room. It is SO LOUD when the dryer is on. Noise is horrible. I personally deal with issues due to a rude upstairs neighbor, and management is no help at all. They lie about following up on my complaints, and sometimes dont even go up to the apartment to address the noise at all with the neighbors so they give you false hope and promises that they are handling it. They like to promote this “noise complaint” line, but I guarantee you that it will never solve your problem. I had the manager Rodney completely place the blame on me and gave me a “warning” for knocking on the ceiling even after I tried writing a kind note, asking them in person, and utilizing the noise complaint line to no avail. A different manager Shelena set up a “noise test” and showed up 45 minutes late with no warning. They, including Weinstein Properties, don’t care at all and it is painstakingly obvious. The trash system sucks. The call box hasn't worked for months. The building does not feel stable. Also, the office writes their own positive reviews on a bunch of different websites, so be aware of that. Do not live here if you can help it.

The noisiest apartment I’ve ever lived in. The management DOES NOT CARE about the residents. Like, at all. They never answer their phone, if you have a problem and they assure you they will call you back, you will never hear from them again. Live somewhere else.

The apartments and property are well designed and maintained. The staff has generally been friendly. The location is perfect for wanting the convenience and options of a city but is also a little quieter, which is great for a young professional lifestyle.
I had a great experience with the staff, especially Monica. She was incredibly patient with all of my questions and with gathering my paperwork. She was kind, friendly and quick with problem solving. It is because of this stellar customer service that I would definitely recommend this apartment community.

Renters Beware: Management of this apartment complex will look for any reason to charge you for damages upon moving out. My apartment was spotless when I moved out. I was charged $290 for “damaging” the floor of my shower. I disputed the charge, but management wouldn’t budge. TThe management company even sent pictures of the damaged floor. I showed these to my friends (who may be biased in my favor, I realize this), who said the shower floor looked like generic wear and tear. One of my friends in the apartment complex also said his shower looked exactly like mine. Now he is worried he will be charged $290 when he moves out. The damaged showers appear to be pervasive at the Flats. If you are a human, and you shower 1-2 times per day, please be aware that your shower floor may be damaged by the slightest use and that such use will be penalized with a fine of $290 dollars. Additionally, I was charged $35 for additional cleaning charges because my stovetop was not spotless, despite the apartment complex showing no photographic evidence. I cleaned my stovetop before moving out, so I’m not sure how this charge was fabricated. My friend just moved out of the Flats and was charged $600 for a coffee stain on his carpet. Trying to dispute the charges will result in aggressive emails from management saying that your account will be sent to collections and that you will be responsible for all legal fees. Good luck! Cons: If you live in the first or second floor, get ready to hear your upstairs neighbor. My upstairs neighbor wasn’t trying to be particularly loud, but I could constantly hear him and his dog. This is the 21st Century – I would think that we could build quieter apartments. It can be difficult to have guests over. Guests had to use two separate call boxes to get into my apartment. I know this was for security purposes, but it made it annoying when I had friends over. The lighting in each apartment is subpar. If you live on the Centennial side, get ready for traffic noises. There are a lot of 18 wheelers that drive up and down Centennial. If you live on the opposite side, train tracks are less than 100 yards away from you. Get ready to hear the train several times a day. Despite the fact that the apartment complex is mostly fenced in, there were a few car break ins while I lived there.

The Nations is a good area, especially considering its proximity to other good areas of Nashville. I have had a great time experiencing special events held here, as well as the marketplace discounts from the app. Overall, this is a good community with good people.

The apartments are nice and spacious and the complex as a whole is great. The only thing that would really make it better is to have an elevator.
I would not recommend living on the 1st level facing the street. It is extremely noisy, 24/7. The higher rent is not worth all the noise on a day to day living experience.
