Property Ratings at Biltmore Apartments
I lived in the Biltmore Apartments for about 5 months and had to break lease halfway through my contract. At first, one of my favorite things of this apartment was the prime location right behind 21st Ave. and very short walk to 23rd, so I will give it that. I also loved that the apartment got a lot of natural light. While I was iffy about renting here because it was on the fifth floor and I have a dog but they had an elevator so I decided to go for it which is now the reason we have to break the lease. From the time I have lived here, the elevator has had issues. It was initially down for about a month, they fixed it, and it is going to be down for about another month is what it seems like. While I do understand that it’s a “vintage” elevator and apartment (what the leasing company calls an older building) when we tried reaching out to them and asking about it, they were constantly reminding us that because it’s an old elevator they are not contractually obligated to provide us with a working elevator, something along those lines. Which is not something that they tell you when you’re looking to sign a lease with them in the first place. As a dog owner, I would have not signed on here if I would have known the elevator would be down for this long. Not to mention, when the elevator broke down the first time and they got around to fixing it (which only worked for about a full day) they turned this around on tenants and told us that if it breaks again, they would then start charging the repairs to whoever was “responsible” for it breaking down. Some other cons: - Laundry room equipment is SUPER finicky, it takes forever to even get a load to wash or dry. - Older fuse boxes so can’t have multiple appliances on without burning a fuse. This is especially a nightmare in the summer when you have multiple fans, ACs, etc. If you do burn one, YOU have to supply/purchase your OWN fuses. If you’re looking to rent the open apartment on the fifth floor, I would not recommend unless you’re ready to deal with elevator breakdowns and a not so kind/compassionate leasing team. However, I will say that the team at the on-site office is lovely and have always been helpful to us .
Round Hill Pacific has been great. They have a dozen or so pet friendly buildings here in NW Portland. The Biltmore is well maintained. The office staff and maintenance team are super friendly and communicative. Issues are handled quickly. The building is an older historic building with character. The units are spacious and bright. They have wood floors and period fixtures. I highly recommend Round Hill Pacific if you are looking to lease in this area!
