Absolutely terrible management completely igores you roaches EVERYWHERE even in the fridge. Multiple floods apartment has mold. It takes them 1-2 months to actually fix anything. Just dont do it.

I am sorry for your experience and we don't ignore roaches. We have our units treated every week as long as the residents reports it to the office. Once we are notified of any issues with mold, we bring our vendors our the very next day. Please contact our office if you have a work order that isn't completed. We will make sure your request is address immediately. We stride to make sure our residents are happy and safe at all times.
If you’re considering moving here, don’t. I moved in August 2020 and stayed until June 2024. After I moved out, having paid my rent in full and sent everything (keys, money order, and a letter) through certified and priority mail, they falsely claimed they didn’t receive it. I have proof they did, yet they sent my account to a debt collector. I still haven’t received my $100 security deposit back either. In my 4 years of living here, I’ve experienced many issues, including a fire in my apartment in December 2022, which management never followed up on. When a dead rat or squirrel was trapped in my walls, causing a horrible stench, they didn’t offer any help, like a hotel or proper accommodation, despite the health risks. There have even been serious safety issues, including a fatal shooting in the front of the neighborhood. They’ve made countless errors, including once applying my rent payment to someone else’s apartment, then calling me to demand payment. There’s also a lack of structure—staff turnover is so high that I can’t remember all the leasing agents’ names. Even the basic amenities, like the gym, are poorly managed. They fail to open the office on time, and the gym is outdated with no proper access system in place. It’s clear that this place is more interested in money than treating tenants fairly. If you’re looking for somewhere to live, do yourself a favor and look elsewhere. Run!
This property has seen 4 different Manager in 2 years. The current Management Team is terrible. From Roaches, to Collapse ceiling and collapsing Balcony this may not be the place for you. Pound noise from people who do not live here with there loud exhaust and music to the main office not answering the phone or returning emails and messages. I have 3 ceiling leaks 2 of which collapsed the ceiling. I went without a bathroom and water Xmas and New years.
These apartments are OLD. Again Do Not Live Here. All these experiences and management makes it a below star and zero place to live. They also require a 60- day notice to move- out when your lease is up. I had so many more situations like the upstairs neighbors hvac air condition condenser started leaking through the ceiling drenching all my clothes in the closet, the water dripping from above in the screen room, to the Kitchen sink being backup up a few times because I’m on the bottom floor and everything flows down.
First the buildings are over 30 years old. The roaches are in the walls, so you can spray all day they're coming back. The floors and walls have cracks so the roaches live there. I have to spray there every few days. Mr David and Ms Tracy left and all hell broke loose. The new people could care less. My AC leaks water on the carpet in the hallway every other week. And now my floor in the dining room. I heard the rent assistance tell the Maintenance guy to "Just patch it up" He told her no and it wasn't going to work and She sent the Lazy one down to do it and the guy told him no. People keep coming in with NO tools look around take a picture to say they came and leave. We currently have no AC in Georgia's 98° weather. If you want to live here ask to see a real unit not the model. Look in the laundry room utility closet. Check for cracks in the floor.
The new management staff over here is horrible. I tell you the attitude is terrible. They do not care about there residents at all. I have a wasp nest outside my door, I called and was told they will let maintenance know. Nothing was done, went to the leasing off and the so call manager with her nasty attitude and terrible body language that showed attitude and why was I telling her say, well did you knock it down. I can’t wait until me lease is up. PLEAAE SO NOT MOVE HERE.
I received my keys on Feb 10.21, but I couldn’t move my things in until Feb 14.21 due to an infestation of roaches. I did my walk through and everything seemed normal, but the next day roaches started popping out. I went to the main office and they are under new management already. I’ve spent $100 + on pest control supplies. The ladies at the office seem to want to help and sent the pest control over which I thank them for.... but this problem needs to be resolved. I was so excited about these apartments, but I’m feeling a little discourage now. Update soon.

I must say that the Leasing Office staff have been extremely helpful during the COVID-19 pandemic. They at one point stopped accessing late rent fees, they provided residents with community service programs that actually were helpful to residents i.e. rent/utility assistance and COVID testing information. Additionally, the Leasing Office staff went a step further by providing residents with food boxes on a weekly basis.

Birch Run had been declining due to lack of upkeep. But since the new owners have come in (Sept '17), everything is starting to shine! They plan to spend millions to renovate the property. The pool has already been completely renovated, parking lots, tree trimming, roofs, etc all look fabulous! The interiors are being fully renovated (beautiful) and there are plans for construction of a new state-of-the-art poolside leasing center and clubhouse, complete with a fitness center and business center. Proud to call this home!!!
Keep looking for a place to call home! I've been here for almost 2 years and I still have not been able to access the pool, it's always filthy. The apartments are infested with roaches. No matter how many times they claim that they sent someone out, the roaches are always coming back. The Managemnent is not considerate. No matter how many mainetence requests are put in, they never fully take care of the job. The staff is rude and disrespectful. One woman that was working there got into a physical altercation with a resident. And she still has her job even though many residents have complained of her lack of professionalism.
Excellent management that cares about the community and residents. They are always just a phone call away. Willing to listen to any suggestion(s) presented to then including contacting security companies to see set-up promotions/deals for residents.
I love this apartment .if love that it is made like a house only one floor and it has garden window and just the right size porch with big bedrooms everything is close grocery stores clothing store hairdressers restarunts and it's family oriented it also has beautiful trees all around it and it quiet. And the maintained are always on time great people in the world understanding and compassionate people in thank God for my time here 3 ys
This property welcomes you home with the long drive of dense canopy trees and mature ones throughout the property. The sun room and patio are a good combination. The rooms & kitchens are spacious. I love the window in the kitchen, private walkway to leading to my door and the spacious laundry room. It feels more like a condo than an apartment.
Great place to call home. I feel safe with with the gated access that are located at each in trance. The staff is a joy.
