DC-area commuters love Arlington’s Ballston/Virginia Square community for its close proximity to Washington and its relaxed neighborhood atmosphere. The rental market ranges from charming single-family homes on tree-lined suburban streets to high-rise apartments and condos in the thick of Arlington’s urban action, attracting a healthy mix of residents to the area.
While the neighborhood is mostly residential, the area between Fairfax Drive and Wilson Boulevard is packed with office buildings, shops, and restaurants; this is also where you’ll find the popular Wellburn Square Freshfarm Market, a local favorite for fresh produce, as well as the stylish Ballston Common Mall.
Most of the streets in the area are fairly quiet, giving folks the ability to get around on foot or by bicycle. The community provides easy access to Interstate 66, which will get you into DC within minutes; multiple Metro stops in the neighborhood also help make commuting a breeze.

Property Ratings at Birchwood
Current resident. It may look like a good deal, but this company doesn't post your account anywhere, but slip envelopes under your door with random amounts and late fees. Stay far away
We recently moved into the Birchwood community from just down the road at another rental community in the area, and we defeintly prefer this building. This building does not have a pool, or a concierge to greet you every afternoon but it does have a lot to offer. Pros: You could basically live in your closet! There are huge walk in closets in both bedrooms, which makes it a perfect apartment for roommates, no one is going to get stuck with the smaller space. The kitchen is spacious, with tile flooring, a pantry, and even has an ice maker in the freezer- something you rarely find in apartments in this area. The living room leads out to our balcony which provides a ton of light into the apartment at all times of the day. I have heard people complain that this building is "noisy" but to be honest, it is not noisy at all, I rarely ever see anyone in the building. It is quiet and pleasant and just a block from the main drag. There is a ton of street parking right out front for your guests, which is a perk. Cons: The trash has to be taken to a dumpster on the parking lot, they do keep it very tidy in that area and well light but it is still a pain to have to take your trash down the steps and outside. They don't have online rent payment. & The elevator is so very slow, but not the end of the world! I would recommend moving here, especially for the price and size!
Clean, airy, bright, convenient to Ballston, Clarendon nightlife, metro or bike to DC. Courteous staff.
Birchwood is a great place for young professionals looking to live in a great neighborhood close to the metro. The apartment is located equal distance from VA Square and Ballston metros. Like other review have said, the amenities are basic, but they are still charging a lot of money for the location. I have been there for about 2 years and I am one of their longest residents. The turnover is incredible. With all of the newer buildings going up around the area with better amenities, it is understandable that they cannot retain residents. However, all of the Dittmar properties are exactly the same - very basic and plain. There has been a lot of turnover in the office management as of late which is quite annoying. The former office manager, Tasnim, was the best, but there has since been at least 2 others who are less than acceptable. Overall the place is pretty quite and fine for a place to stay in a great area.
This is a great place for someone looking for an apartment with minimal amenities. The apartments are large with basic kitchen and sound proof. Priced high because of location.
