Property Ratings at Birchwood Park
Living here is like living in a prison. There are a million rules and the management office will charge you so many fees for all kinds of nonsense. Example. You can only get into the building or your apt with a phone app. If you phone is out of commission, the management office will charge you $100 to let you into your own apt. The cell phone service is horrible in these building, which is ironic, since you need good cell service to enter the building. The neighbors complain about noise constantly to the point where if you have friends over on the weekends, and they are talking after 10pm on a saturday night, the neighbors who go to bed at 9pm will submit complaints to the front office. There is a very high turnover in these apartments, and there is a good reason for it. You will pay a lot, and get a very cheap product, and the office will threaten you with legal action if you have some outstanding fees on your account that were slapped on without your knowledge. Stay away from this prison if you value your health and state of mind!
If you enjoy peace, quiet, & Sleep do not rent here. If you expect the front desk management to help you, do not! We have an upstairs neighbor who loves his super loud music with a separate subwoofer that vibrates our walls and windows. He also loves his weekend parties (who parties during a pandemic idk). I have gone to management several times and they claim they will talk to him, but the behavior continues. He doesn’t even respect quiet hours outlined in the lease not even when the police were called. We were forced to call the police. They came in our unit, heard the music, and went to talk to him. After the police drove off, he turned the music/bass up even louder. This went on until 2am. This is not the first time and until management does something it won’t be the last I’m sure.
I live at Birchwood Park. The units are ok but if you enjoy peace & quiet in your unit do not rent here. If you expect the front desk management to help you, don’t! Last time I complained the response back was “is it happening during quiet hours?” So, I guess if it isn’t during quiet hours, tough you have to deal with it. Also, during one of his parties he managed to flood our bathroom. There are remedies if he wants to play his subwoofer but not have it travel to other units (isolation mats, isolation feet. Etc). We live above someone and are very mindful to be respectful to our neighbors. Overall it sucks to live some place where the management allows people to be disruptive to others.
The apartments are beautiful. The layout is great and finishes are very nice. The only caveat I have is if you like peace and to relax get a 3rd floor apartment. I live on the 2nd floor and I don't know how many people live above me but they sound like a family of elephants. They stomp, bang, thrown things in the floor, hammer, etc. all day every day guess they work from home). Now I have lived in older buildings so I am used to hearing lots of noises from the other tenants but I thought with a new build, higher end apartment they would have installed some kind of sound proofing/dampening between units but I don't think that's the case. I am a little disappointed in that as I feel I can not fully relax at home when dealing with the stomping, banging, and shaking from above (the lease requires covering 80% of your floors in rugs) but if people don't follow the rules there isn't much you can do (call management all you want, it won't help). Maybe when my lease is up I can move to a 3rd floor unit but aside from that it's really is a nice & safe place to live.
