Property Ratings at Birchwood Park
There have been issues, but they have fixed most of them within a week. I think they could be more responsive, but overall, it's been nice living here. Apartment is nice and the amenities are good for what you pay for.
I didn't get the opportunity to look at any of the apartments before renting one. I had visited Wilmington area once before moving and looked at around 10-15 different apartments with no luck and applied on a whim to Birchwood park, only getting to see our apartment for the first time once we signed the lease and paid the first month of rent. We were very lucky to have gotten what we were told was a 'renovated' apartment, the appliances and kitchen look the same as in the photos listed here, although nothing looks crazy different, we did have new carpet in our apartment which was very noticeable and very nice! Our apartment reeked of smoke, weed specifically, we didn't expect it to be that bad but had brought some vinegar for odor-neutralizing and used a ton of it. In a short time period, or apartment felt like it was brand-spanking-new! We had an issue with our neighbor smoking weed in their apartment and we could smell it in ours, we went to the office to let them know and they were more than happy to intervene and fix the issue. We don't have a problem with people smoking but I'm asthmatic and it flares up my breathing. We have had a few roaches in our apartment as well, but it was during and shortly after it had been raining for 16 days straight, and haven't seen any since- so they're not an issue but they are around because it's a wooded area. My only one complaint is the walls are a bit thin. We can't hear all of our neighbors, but we can hear every. little. sound. that comes from the bedroom we share walls with. Not fun when you hear every phone call, every squeak from the bed, and every detail in her...private life all during the middle of the night. Thankfully we have new neighbors who are more quiet; you will hear occasional dog barks, but that's fine for me. The workers are incredibly kind and willing to listen to any issues you have, they keep in touch well with any questions or concerns, and are just absolutely lovely to have for our first apartment. The place is a steal compared to other apartments in the area, if this keeps up, we plan on staying for as long as we stay in Wilmington.
They are quick to fix issues and are very prompt. Definitely love living here!
The location, price, size, and amenities are all great. The lack of helpfulness is a big downside. I had visited the apt complex to see what a unit looked like and they showed me a nice, remodeled one. It was nice, however they were not able to show me any of the standard units that would be soon be available. Being from out of town there was no way that I could check out the next available units and was told that they were all the same. What I was not informed of is that the prior tenants in the apt that I now live in were heavy smokers. Birchwood painted the walls apparently but did nothing with the ceiling or the cabinetry meaning their work on the walls of covering up the smoke smell ultimately did nothing. I have lived there for a few months now and all of my possessions smell like smoke. If you want to live here, visit the actual apt that you will be living in before signing a lease. They would not even agree to provide me with a free of charge washer and dryer so I could clean my smoke infested clothes. If they would have actually put in some effort in maintaining their property (repainting the ceiling, replacing the carpet, etc) this would not have been a problem. I do not plan on living here longer than my lease. I will likely try to get out of my lease early. Do not rent here without physically going to the EXACT unit you will be living in.
