Property Ratings at Bivens Cove
Place is not worth the rent. They advertise with pics that don’t amount to what you actually get. Week 3-4 my carpet started separating from the tile in the kitchen. The closet door in the living room has fallen out 6-7 times since I moved in. The dishwasher broke 3 times in a 2 week time span. The property manager has screamed at my from across the parking lot about my dog pooping when he had diarrhea. Even after attempting to explain to her she further continued to scream at me. My fridge constantly leaks and they say it’s because I’m overfilling my freezer. My dryer takes 3-6 cycles to dry clothes, blankets and towels. It’ll dry a load with maybe 3-4 small items in 1 cycle but that’s it. Every time I put in a maintenance request they come a temporarily fix the problem and I’m back at putting in another request for the same thing. I would highly recommend looking elsewhere.
The place is Bivens cove, Wow. From day one The minute I walked in my new place I was so impressed and big I said I'm finally home with my dogs with a dog park that we love so much. Iris is exceptional manager at bivens cove she made feel so comfortable from day one. Thank you Iris. Maintenance guys you are the greatest anyrhing I need they also there .they fix couples of things that day, when it was need it. Thank you so much for a lovely place. My neighbors are the best., we all have dogs. BIVEN COVE IS THE PLACE YOU CALL HOME.
Bivens Cove is a terrible place to stay. If you are looking to have mold and water leaks along with multiple water shutoffs each month for your apartment then this is for you. Also if you have a maintenance request just know that it won't be fixed correctly the first time they may have to come out 2 or 3 times or you may just have to remind them. I spent a year here miserable and I wish the staff there cared more about what my girlfriend and I went through while we stayed there.

What prompted this was waking up to having the water shut off for the entire complex for the 3rd or 4th time while living here. The infrastructure of these buildings is so bad that main water pipes that supply everyones apartments are literally bursting randomly. To make matters worse this conveniently occurs during the early morning hours as everyone is getting up to head to work or school.
Great place to live at, I had a wonderful and safe experience while staying there. The manager Lydia was always pleasant to deal with, she always managed to resolve the unimaginable.
The buildings are old and you can feel the apartment shake when your neighbors walk around, not to mention our neighbors have 2 kids running around and shaking our apartment all day. Also the residents don't pick up after their dogs, and the smell of cigarettes come through our vents. The staff and maintenance are nice but there isn’t much they can do to address the major problems here.

The apartments are old and have all the problems that come with age. If you live on the first floor you will hear every step of the person above you because their floor creaks so much. Hopefully they're not moving around while you're trying to sleep. Not all of the apartments are updated so you might not get an apartment that looks like the pictures on their website. Instead you will get peeling, rusted, out-dated cabinets. We moved in to mold on the ceiling, holes in the walls, and a leaking sink. The place needs some serious TLC but it's livable and relatively cheap. It's also located close to UF. Still, I can't wait to move.

My partner and I moved into a 3br/2.5bath apartment about 3 weeks ago, and so far, we are less than pleased with the service. Our apartment was not cleaned before we moved in: the windows were very dirty, the carpet has been at most vacuumed, definitely not steam-cleaned (it has quite an unpleasant smell), the tubs were needed a lot of scrubbing (and we had to unclog all the drains ourselves; it was not a nice experience dragging out hair from who knows how many previous tenants). There are a number of items that need to be fixed, and we are still waiting. The biggest issue is the dryer, which is not working properly (the towels were not dry even after 3 cycles). When we complained to the management about the long wait, they told us that there is a laundry room on premises which takes credit cards, which I found to be an extremely inappropriate response. I am not paying for an apartment with a washer and a dryer to then have to pay separately to do my laundry and drag it around the premises. There are also simple things that could be fixed quickly (like replacing a broken screen), but it's like we don't exist. The location is nice and fairly quiet (that's what the other star is for), but I am at this point not impressed and would not recommend this place.

I lived at Bivens Cove for 2 years. What I didn't like was that the management and staff changed frequently. It is not as serene a place to live as advertised. Never a dull moment though. I saw police and fire trucks daily. Many domestic disputes. They are pet friendly. Most of the residents have large dogs. No breed restrictions. The property is kept up but needs more staff and the trash needs to be picked up more often since there are so many people who live here. This property meets your needs for the short term.

We work for a great company that offers many promotions which may require us to transfer our knowledge to another community. Change can be a great thing! We have recently added another maintenance team member to our staff to assist us with improving our services to our residents. We are working hard to ensure that our residents with pets are picking up after them, and we are holding those who don't accountable. We have also increased our rounds, looking for litter and those who dispose of their trash improperly. We do appreciate and take to heart your feedback.
Staff is great and tries to take care of you, but we had problem after problem with maintenance issues with the apartment. A sliding glass door that leaked every time it rained -- which we reported and followed up on with the property for the whole year and a half we lived there (there were a few attempts to fix, but nothing successful). When you ran the sink in one bathroom, the worst stench would come out of the other one, and there always seemed to be an aroma of sewer/pot coming through the vents.

I have been living at Biven's Cove for 7 months now and absolutely love it here. The apartments are spacious and the staff very friendly and knowledgable. The lawn is very well maintained and the shared facilities for laundry, gym, pools etc are kept clean which is very much appreciated. Plus Biven's Cove is pet friendly! 5 stars!
I moved here in 2015 of November, so far the maintenance service has always came to repair any problems. Plenty of space to walk your dog. Also located near a trail. Being in a collage city moving from Tampa, it was alot calmer than I had expected. Its been a enjoyable experience which is good because I'll be renewing my lease for another year. Plenty of children around for my little kiddos to play with as well.
I have been living in Bivens Cove only a short time, but so far I am quite pleased with the complex. The staff has been extremely helpful and kind. With any issues that I've had, Schadre has been so helpful in resolving them. The facilities (pools, laundry, fitness rooms, etc.) are all well kept and clean. My only trivial complaint is the on-site laundry is expensive and requires the purchase of a $5 laundry card (only using a $5 bill), which didn't seem to be explained anywhere. So, if you do decide to move in here, you'll need cash for laundry and at least one $5 bill before beginning their first load of laundry. Other than that, I am pleased with this place. Overall, I would recommend it here.
Bivens Cove is an amazing place to live. Close to everything in Gainesville. The staff at Bivens Cove is by far the very best I have ever encountered. They go above and beyond the call of duty to make things right for the residents. I have been a resident at Bivens for three years now and I intend to renew next year as well. The apartment complex is always clean, the pools are always sparkling and the staff are always cheerful and ready to help out. By far the best living experience I've ever had. ivens Cove is a great place to live and so convenient. The front staff is great, Schadre and Jeremy take care of everything. Nettie is no longer at this complex but she is fantastic. The two new recruits are nice, have yet to really interact with them but very polite. I have been here almost a year and it's smooth sailing. They take care of the property and the residence, maintenance is quick and answered within a day or two if not sooner. It's really close to UF which I am a PH.D student so it is a savior with it being a 10 minute bus ride. When school is in there are 3 buses running and even now there are 2. Very close to downtown area as well as sw archer/butler's plaza. All in all a fantastic place and will continue to be here for many years to come. They make moving from out of state easy and stress free!!
I came to Gainesville 3 yrs ago to be close to family back in 2013. Found Bivens Cove and fell in love with the place from moment I walked onto the property. It is now 2016 and I am still a resident at you guessed it, Bivens Cove! The place has only improved like a bottle of great wine. From the property manager to the front office staff to maintenance staff. There is nothing but high praise and adoration I can give them. Their attention to detail and prompt timing to assure any problems are fixed or handled is priority to all of the staff. It may be a while before they do get to a job that needs fixed, but that is due to some jobs are massive and take lot of time to repair. But rest assured they will get to you and make sure the problem is fixed. If you are looking for a great community to live in honestly. Look no further. Bivens Cove is the place to be.
I really like living here! It's quite and peaceful and the staff is so helpful they make any problem of yours, theirs.
Though the office staff and manager seem to change every 5 seconds, their negative attitudes do not. Maintenance is unreliable at best; you have to incessantly beg to get anything done. Parking rules are sporadically enforced. They supposedly require every vehicle to have a decal, yet I can walk outside my door right now and count 10 cars without decals. This is quite annoying, given that a family member's car was towed for the same offense just a few months ago. There are not many student residents, though apartments towards the back can get quite noisy due to many children. Rent is relatively cheap, but facilities are quite old. Location is fairly convenient for traveling to UF and Shands, though there aren't many restaurants in the immediate vicinity. Overall, I cannot say that I am impressed at all. If you're on a strict budget, this MAY be a reasonable option.

I have been impressed with the size of the apartment.
Excellent apartment that is nice and quiet in an awesome location
This is my first time ever renting an apartment, and so far so good! First of all, the location is great. Minutes from the University of Florida campus and Archer Road(where there are A LOT of great shops and restaurants), they even have a bus stop right out front that takes you to the heart of campus. I love how it's on the outskirts of town, coming from a small town I really appreciate how quiet it is around here(and all the trees ... we even have our own 1 mile nature walk!). It's not the nicest or ritziest part of town, but there is definitely worse in Gainesville! This section of 13th St is just the old part of town, but we still have a Dollar General and an awesome CVS right up the road. Dog friendly, visitor friendly, 2 pools, and lots of parking. The ONLY complaint I have is that on a signed piece of paper, my roommates and I were told the up-front move-in costs would be one price, but the day before the move we were told a different (slightly more expensive) price, and we only found because I called to make sure everything was in order. Other than that, the office staff is friendly and pretty competent.
