Property Ratings at Black Sand Apartment Homes
They charge a holding fee after you apply which doesn't do anything for the renter. They "may" hold an apartment for a "determined amount of time". I payed the holding fee and application fees ($380), and then five days before I was supposed to move in, they sold the unit. My options are to loose the $380, get one of their more expensive apartments, or get put on a waiting list. They were not helpful on the phone and they said their manager would call me and I never received a call. I had a horrible experience and they have horrible policies. So if you pay the holding fee, know that they can sell the apartment to someone else even if it's the last available apartment.

We have been getting harassed for about 2 months now by our neighbors and management has done NOTHING to help us. I’ve done everything they’ve asked and it’s never enough. Clearly they don’t care about there tenants. Also the windows are horrible, the walls are obviously too thin, vandalism, trash everywhere.

Had a vagrant sitting in front of my balcony screaming at someone on her phone (heard her from inside my apartment). Previously contacted office about vagrants and suspicious persons, office stated to continue to contact them. Contacted them regarding the homeless person sitting in front of my apartment screaming on her phone. Office stated there's nothing they could do as the person was not in violation of community rules. I bet if I was making enough noise for tenants to hear me in their apartments I'd get a notice on my door. Also there was a garage broken into recently, not a peep from the office for tenants to be more vigilant or to let tenants know of any steps taken to prevent future break ins. My apartment was entered on 03/23/2021 by maintenance without a 24 hour notice. Parking lot is in extremely poor repair (sink holes, cracks, loose gravel hazardous to motorcyclists). Waterbrook tenants regularly dump their trash in Black Sand dumpsters. Waterbrook tenants regularly ditch Walmart shopping carts here. Lots of suspicious activity here at night, lots of vehicle break ins. Spoke to an LPD officer who said there's a lot of vehicle break ins here also. Seems to be a lot of homeless people staying in and frequenting the area lately. I have called the police on said people multiple times when they're obviously under the influence of drugs; staggering and stumbling, talking to themselves and inanimate objects. Recently I have noticed the smell of Marijuana in the hallways/stairwells. Maintenance and grounds staff are very nice and provide excellent service. Received poor customer service from previous manager, complained to corporate. Corporate seems to care but I believe they're unaware of a lot of the issues until a tenant contacts them. A lot of the problems could be solved very quickly if there were a fence on the Northeast side between Black Sand and Waterbrook.

I’ll start with air conditioning. We received an email stating they turned off the air conditioning so the units do not break & will turn them back on when the weather is warmer. It has been well over 80 degrees in our apt a few times, even when we open the windows (as recommended). This has never happened to me or my roommate at any apt before. Air conditioning still not back on. Secondly, there have been a large population of homeless people digging thru our trash, walking thru our apartment complex with one of them just yelling random curse words at the top of his lungs. Third, it took them probably a week to really plow us out of the last snow storm. Cars had snow piled at least 3 feet, if not higher, behind their cars when they plowed the roads. Sidewalks weren’t completely done for weeks & mostly due to it being melted by itself. People were falling outside & it wasn’t safe. Office staff can be rude depending on who u get when u call & be careful not to upset the staff. They do not care about you & wont even try to pretend they do. The pool is too small & can be very packed on hot days. 1 small pool for all these people. No gym. Someone killed themself in the complex and a few neighbors said the people were fighting constantly, cops were there all the time and management didn’t do enough because it went on for months with everyone complaining. I didn’t deal with it personally but I heard enough to know they probably should have been kicked out. Walls are thin. Let me repeat, WALLS ARE THIN! You will hear everything! Carpet in hallways are super old. Internet sucks & is expensive. It’s thru their own company & you cannot go thru another carrier. You can easily spend the same amount of $, or less, for a way better place than this. Lease is up very soon, will be gone, thankfully. Don’t do it, just don’t.

They are not too bad looking or space wise just cheap quality. The main door has a gap so you can see, hear,smell through the door when people are cooking or smoking. The windows inside the apartments are not well insulated, you can feel the icy cold air coming in despite it being shut tight enough to where it won't push down any further and in the worse cases the windows ice over on the inside as well. You're allowed two pets no matter what when I think we should be allowed 2 dogs or 2 cats and one of the other animals. Can't have certain breeds of domestic animals. Very pricey place for what you get. Parking policy doesn't make sense when you live there and have to move your vehicle every so often. The list goes on.

I have been a long term resident at Blacksand apartments and use to absolutely love everything about living here. It hasn’t been until recently that I have been absolutely baffled by the horrible management and response to something that was out of my control. Things have changed this past year or so and it hasn’t been for the better. 1. The internet is absolutely horrible and the rates keep going up, not too mention you can’t get any other provider. 2. Management has changed and is nowhere near as good or as understanding as the last was. 3. Paper thin walls. You can hear everything. These are just a few of the reasons why I wouldn’t recommend.
If I could have left less than 1 star, I would have. At first, the apartment seemed great for me. Perfect location for work and the complex seemed to be decent. On the 6th of July, I found out that I am moving to a new city for the Military. I provided my 30 day lease termination notice that day, which would put the 30 day mark on the 6th of August. The management team informed me that I will still have to pay for the full month of August, rather than a pro-rated amount for the mere 6 days I will be occupying the apartment. I made sure they were aware it was for the Military, but they informed me there is no way around it and that I will have to pay for the full month of August even though I will only be living there for 6 days. I understand policies are set in place, but when it comes to Military moves that does not seem like the right answer. This forces us to have to pay for two leases, a new down deposit for the lease in the new city, and moving expenses all in one month for a move that was not at the choice of the individual. I would not recommend this complex to anyone, especially those in the military.
Unsafe: Peoples cars are being broken into weekly and trespassing on my property. Targeted: and Bullying if management gets moody. (They'll ask if you're apartment is okay but you're scared to tell the truth because of retaliation in the past and moderate present.) Expensive: Very High rate compare to location a crummy area on North Side. Appliances are cheap as can be break down a lot they'll fix it BUT takes a long while and may comeback for revenge. Not pet friendly: Cats are welcome with a high fee rate and high deposit NO DOGS ALLOWED. (snoopy would be displeased.) I asked about the discount for long tenants and they replied with you're place is cheaper than what it'd go for. (Since I been living here so long the rates went up faster. So Because supposedly it goes for a higher amount I don't get my BIG DISCOUNT OF....20 dollars. After OVER 8 years. Pathetic.
This apartment is in a great location in Lincoln; easy access to stores and interstate. Landlords are amazing and makes sure you feel welcome and everything is up to your standards. Maintaince is quick to fix any and all problems! Love living here and great for an college student under a budget!
