Property Ratings at Blackthorn Apartments of Greensboro
My experience living here has been disappointing and seems to be worsening. Rising safety concerns and low value for the rent paid are huge drawbacks. There seems to be an increase in mailbox, car, and apartment break-ins, and pkg theft. SAFETY: Recently, the mailboxes were broken into SEVERAL times, leading to stolen items like my debit card. Mgt hired a security company to address the increase in car and apt break-ins. There is suspicion that the thefts are by people from the neighboring complex, but that has not been proven. Some residents have installed cameras in their windows pointed at their cars for security. In June 2024, police raided an apt in the complex at 2 a.m. I am afraid to be in the parking lot at night, and fear stray gunshots during the day on the side near the other complex. FedEx drivers cannot leave pkgs due to our theft rate. LOCATION: The complex is right next to 840. Truck drivers park by the entrance, blocking views and making left turns scary. I was told that Mgt didn't request a traffic light during the planning of 840 (like the nearby school). It's hard to exit during busy times with no light. NOISE: 840 noise usually fades away, but hotrods and trains can be very loud. Refrigerator trucks parked at the entrance are noisy and sometimes run all night. There have been issues with people swearing/blasting music in the parking lot and being noisy (and smoking p**) on the stairs; Mgt slowly addresses this by not renewing leases. AMENITIES: Gym equipment is outdated/broken; the TV was stolen so many times they won't replace it. The pool won't open this year. In a letter, Mgt said that was due to vandalism, and that they don't have to provide advertised amenities. We think it's closed because the worker who maintained it quit. There are only 2 picnic tables. The office won't accept pkgs. CLEANLINESS: Staff picks up trash daily, but residents litter and trash eventually blows into the buildings. Removing the cigarette trash cans led to more litter. The playground has lots of dog waste. Buildings are power-washed only once a year. Hallway cement and stairs always look filthy. REPAIRS: The maintenance staff does a great job! But, expensive issues, like leaky windows, doors, and ceilings, are never fixed and rent is never discounted for the hassle. PROPERTY: It is well-maintained. Some plants have died; it looks neglected in places. RENT INCREASES: Rent went up ~$300 in 3 years, making this less of a value than safer options.
The amenities listed are not available. The park is literally one swing set. The laundry room and gym have not been open for a year and a half. You cant go into the office although covid is over and they closed the pool mid july to punish all tenants for one tenants actions. The floors and walls are paper thin but they have postings about not being too loud. I can literally hear my neighbor if they are having a phone call(not yelling). Alot of dead bugs in the hallways. Management does not power wash or maintain those areas. Just ones that can be seen driving through.
I have been living here for a little over a year and I have enjoyed my stay ! Never had ANY issues with noisy neighbors! My husband and i were actually just talking about how much we appreciated the peace and quiet here. Also we have NEVER seen any roaches. The rooms are nice and spacious, management is very professional and helpful, and the 24/7 maintenance is great. The only complaint is sometimes the water heater causes a “bumping” noise when using the hot water. Definitely recommend though.
I have lived in Blackthorn for over a year now and I absolutely love it unfortunately they only reason I’m moving out is due to moving to another state!! It’s quiet the staff is friendly and maintenance comes right away!! Overall it’s a great place for a great price with cable included and washer and dryer! Only down side is they don’t have a balcony!! If I ever moved back to gre I would definitely moved back if I don’t find a house!!! 2017-2018 Resident
Overall it was a nice place to stay besides noisy neighbors & that I’ve seen multiple roaches for about the first 3 months of living here. Also, when it was time to move out they tried to keep my deposit after I cleaned everything and said I left my place filthy. Make sure you keep all documents & take pictures because they do not keep documentation of certain things such as an exit check list. I didn’t receive a letter or anything stating they were keeping my deposit nor could the manager give me reasons when I called. She took word of maintenance. Basically it was my word against maintenance and eventually they gave me my deposit back because of no proof.
I've lived in Blackthorn Apartments since April 2015. The size of the apartment is fine for me and other than some loud music from my neighbors at night I haven't had many issues. The problem is with several cracks in my drywall. I haven't been able to hang my curtains or any painting due to the fear of making the issue worse. They have sent people to my apartment several times and the problem still hasn't been fixed. The last time I put posted notes beside the issue areas because I thought the maybe the office wasn't providing them with the correct information and the problem areas still weren't fixed. Then when I went to the office to let them know it still wasn't fixed, the office manager laughed at me about the posted notes and said someone was coming out to do an estimate on Monday...that was over a week ago. I will not be renewing my lease in May. If it's this hard to get them to fix this issue, I can imagine if I had a much more serious issue happen. Please don't be fooled by the great special...there are better apartments out there.
Between August 24th and August 30th, the maintenance staff of Blackthorne Apartments entered my apartment without written, verbal or digital notice. On August 30th, My fiancee and I arrived to clean apartment H (building 4221) and remove the rest of our personal belongings. Our lease was scheduled to be terminated on August 31st. Upon arrival, we discovered that many of our personal belongings were missing. Two items, a painting and a dresser drawers, were placed in the hallway outside the apartment's door. While we assumed that the belongings were improperly identified as "abandoned property." We filed a report with the police, in which we stated that we felt "we had been illegally or improperly evicted." We also stated that "items were missing without any explanation or notice." We inquired with the police as to our rights in this situation. They informed us that if the items were not properly stored in a clean and dry place, we were entitled to "press criminal charges for larceny" as well as seek "civil restitution for our missing items."
What I truly love about these apartments is that they are gated , there is not a lot of traffic passing through and very well kept with lots of places to go that surround it . very quiet too . I've been here about six months after selling my house and truly didn't know what I would get . So it has been a great choose for me .
