Property Ratings at Block 24
Block 24 apartments have been my residency for the last 4 years and regretfully I resigned a lease at the end of august due to just having a baby. No one wants to move a month into postpartum. But I definitely did… just due to literally having almost died during labor, we decided that moving was out of our realm. Two months into my time being postpartum I was awakened at 8 am after cluster feedings which entails breast feeding every hour or less on demand. This man told me they needed access to my bathroom for HVAC units to be replaced so sure okay I do this, then two other men walk in while I’m breast feeding to cover my entire Living room in plastic and blocking off access to my kitchen .. AC turned off in 100+ degree weather.. and precede to destroy my apartment. 3 holes taken out of my ceiling… dust everywhere they covered my dog in plastic… they did not tell me any of this would be taken place. They simply said they needed access to my bathroom. It got SOO hot in my apartment I had to vacate due to having a two month old and no access to my kitchen. THEY KNEW I WAS HOME. TONTI MANAGEMENT WAS THERE. When I came back after a couple hours near the end of the day it still wasn’t finished and I had to vacate again due to how hot it was and the mess they left in my apartment. To say I felt violated in my own home doesn’t cover it. Then not only two weeks into working again at half my hours because of being post partum they towed my vehicle - the only vehicle we have- due to registration being out. From my assigned parking space. So imagine paying $350 to get your car out… on top of you and your spouse missing a whole day of work because you happen to work together: we were out over $600 in a day due to them being sticklers on towing, which they obviously get a kick back from. And they do nothing, they don’t care, they simply gaslight you. “I understand why you’re upset” doesn’t get you very far with pissed off tenants. There is something you COULD do and refuse cause you know you’re wrong. But I digress, cannot WAIT to move. Do not move here if you want to feel heard, want clean grounds, a clean pool, nice amenities and working gates. They only care about their money. Period.

Oh no - we're sorry to hear that you've had a poor experience and that you felt the need to depart from the community. Thank you for raising your concerns here, though, so that we can look further into them as we want every resident to love where they live.
This place used to be great. I stayed for the location and closeness to a park and rec center. I cannot wait till the last 3 months are over and I am out of here. The last 5 years this place has been going down quicker than an avalanche. Managers don't last more than a year and each one is worse than the previous one. Rent keeps going up but no building gates work so anybody can just walk to your apartment because there is no fence around the property and the individual building gates have not locked for years but hey we get charged $25 for trash pickup that happens only when the sun is shining. Little bit of rain and the trash is left to rot in the hallways overnight- it adds a really nice odor during hot summer days. Nobody ever monitors the swimming pool so kids that do not live here are being noisy till 3am, people are blasting music even though they're not supposed to. The last straw is that these brainiacs decided to change HVAC units that are still working just fine in July, in the middle of summer of 2023 when we have had a streak of 100 days for weeks now. Your apartment will be without cooling the entire day, good luck working from home and if you have pets I guess they will just have to fry. Any person with at least 2 brain cells would schedule this for fall or early spring. If I ever questioned if I should move, no more doubt. Richardson has lots of new gorgeous apartments that rent out for way less than what I am paying now and I will not be left without A/C.

Wow, this is lovely to hear! We're so happy you received excellent service and are enjoying your residency. Thank you for the fantastic feedback!
Have lived at Block 24 for a year and a half and it’s easily the best complex we’ve lived in. Never any problems with parking, the office staff is super helpful and very nice, and every time we’ve needed maintenance have gotten same day service.

How wonderful it is to hear how much you're enjoying Block 24! We're so pleased to have you as a resident and appreciate the kind feedback. Take care!
Wouldn’t recommend to anyone. Leasing office lies about fixing things or getting your apartment move in ready for you which is their job… don’t let them trick you into leasing. It’s like they didn’t bother to walk the apt before giving us the keys! Number of things needed to be replaced due to being broken dryer, fridge, dishwasher, blinds, doors wouldn’t close. Front door needed to be resealed, water pressure need to be increased, black widow was living on the patio in a giant web. Took 2 weeks to get exterminator out so hope you like killing your own pests. Empty flower beds all across the apartments blows dirt on your patios daily. Was told a case was opened with corporate but I’m starting to doubt that and will be reaching out personally as I never received a follow up. Maintenance is good but they shouldn’t have been in & out of our apt for days out of a month to fix things, ridiculous.

Block 24 is a well managed property with a variety of convenient amenities.
I will be moving in soon and I have been driving through this property almost every night and I'm impressed Its very quiet even on weekends I just see residents walking their dogs and I have asked some of the residents if they are happy living here and they say yes. I know I may seem weird but I just need to make sure where I pick as a home that I make a great decision as I have had some bad experiences, I am now extra cautious. the leasing staff are very nice and they went above and beyond to help me. I've done my research and I'm ready to move in!
I'm a current resident of almost a year and I only have great things to say. I'm going to renew me lease. The leasing staff are great, the maintenance is great, its quiet here and I'm happy!
This is a very nice property! It’s quiet, clean and they do a really good job on taking care of it here. I love walking around with my dog and just relaxing in the evening time. I’m happy here!!!
I moved in 2015 and I will be moving at the beginning of this next year and I will miss it here. It’s quiet here, the office staff are great, great maintenance and residents. I have enjoyed living here and I highly recommend Block 24.
Where shall I begin…. I lived at Block 24 for 5 years. The first 2 years was amazing! They went above and beyond! Slowly I noticed the great staff members were leaving one by one. Within the 1st & 2nd year I had to call RPD on two suspicious guys passed out in a stolen car! Then the pool issues began. My 3rd, 4th and 5th year at Block 24 the issues began as in teenagers having sex at the pool! People jumping the fence only to vandalize the pool before they left. Every weekend the cops would get called because Block 24 did nothing to secure the regulations and safety of the tenants. They simply did not care. At this point I noticed the pool was “closed due to a maintenance issue” more and more. You might be lucky to get 1 weekend per month. “We are waiting on a part” 2 months later still waiting on that part. Now I am into year 5… my car was broken into 3 times (parked in my assigned spot). My next door neighbors car was stolen. Then the neighbors allowing their dogs to climb in and out of their bedroom window to relieve themselves. One of my biggest issues was the guy living out of his garage and people coming in and out all hours of the night. Ironically, his mother works in the Block 24 office. Let me just say, I met and made amazing friends/neighbors! I had the BEST neighbors! We grilled and all of our children went to school together, played together. The pandemic hit! The winter freeze hit! We all stuck together! We helped one another through this very tough/sad time. It felt like a huge family! Then March 2021 came.. it was time for me to renew my lease. Which I had planned on doing. Ellen personally drove to my apt and left a note on my door (she had no clue I was in my kitchen and saw her). I have a letter from Block 24 saying my lease is up and they are not letting me renew and we have 60 days to vacate. I drove straight to the front office crying and asking why? I had to make an appt with the new apt manager for her to tell me “we don’t have to give you a reason.” You and your 2 young children have 60 days to get out. Wow. Talk about devastation! My boys were crying! My neighbors were in disbelief! We were all so sad. This was our home & family. On a happy note, we visit and stay in constant contact with our Block 24 neighbors. We loved them and miss them terribly. Its been 4 months since we moved. Life is very different. The only thing that still weighs on my mind is “this is how Tonti Properties treats their committed residents.” -Stephanie
I had new neighbors move into the apartment upstairs several months ago. After moving in, they started making an unbelievable amount of noise. Not typical noise due to moving around the apartment or closing of doors/cabinets, but instead repetitive banging on the ceiling that is so loud at times that it shakes the walls and light fixtures in my apartment. In addition to this happening during the day, it consistently occurs between 3:45AM-10AM, and 4PM-1AM. I have been awoken many times during both weekdays and on weekends at 6:30AM due to this noise. Because management has no official way of filing a noise complaint, I was forced to send an email through their website (no direct email is provided to residents). Management NEVER RESPONDED to this email. Several weeks later I called them. They said they would take action but nothing ever happened. A couple weeks later I approached my upstairs neighbors, who said they were contacted but “had no idea” what they were doing to make noise (so they had changed nothing). Over the following weeks, after reaching out to management twice, I was to be awoken almost every morning and had difficulty sleeping almost every night because of the noise. Once I was woken up at 3:45AM due to noise and was kept wide awake until almost 6AM. At this point I filed a complaint with the police and went to the office as soon as possible. A couple days after this I had heard no word from management, so I wrote a follow-up email, to which they did respond via phone and email. During the phone call, I stressed that my preference is to change apartments. The person said that while possible, there are fees for changing units. I was also told to just keep filing complaints, that eventually they’ll get to where they won’t lease to the other tenants once their lease is up (which does nothing for me.) The manager later asked me to more clearly define the noise which is fine (although I had explained it multiple times already). They also told me that I could transfer and the rent price if I were to sign another 11-month lease. The way the said it, it sounded like I’d have to sign a new 11-month lease and pay that apartments (more expensive) rent. At this point it feels like my only reasonable option is to move away from Block24. This place is nice, but it’s not worth having such bad neighbors, especially where the only “solutions” are to either wait until their lease is up or for me to pay a fee and increased rent for the chance of peace.
I knew I made the right decision to move here from the moment I walked into the door. The staff was inviting and warm and throughout the tour I saw neighbors using the amenities and walking around. This place just really has that community feel to it. It is centrally located so everything that you could need is close by. Plus, its close to the highway without being too close that its noisy. I rarely have an issues but the maintenance team is quick to come if needy. Great place to live!!
I toured this property trying to find a new home and they were great! The office staff was really friendly and was very helpful. It's a stressful time for me as I try to find a place to live and they made the process easier. The property was very clean and the unit they showed me was excellent! Great experience and I'll be leasing here.
I recently moved back into Block 24 after moving out last year. Block 24 employees are so welcoming and nice! Ellen helped me again to get my second apartment. I love how animal friendly the staffs are, and how quick maintenance is when it comes to repairs. I would definitely recommend Block 24 to friends and family.
I have lived at Block 24 for 3 years. The property is well maintained. My only maintenance issue was handled within 24 hours. Ellen has been awesome in helping me with my three leases. She suggested I move into an upgraded unit with wooden floors and granite counter tops. I couldn't be happier with the decision. A previous review mentioned an extremely high water bill. My water bill has averaged $18 per month over a 3 year period. Sounds like someone has a broken meter.
Just recently moved in and so far everything is great. Very spacious rooms. Grounds are well kept. Ellen is wonderful! We moved from out of state and Ellen was a huge help during the whole process.

Admired this place for awhile as it’s modern, clean and 4 minutes down the road from my office ??. Leased here and they didn’t disappoint. Staff is super cool. Ellen is legit and has been hella helpful all throughout. Lofts are gorgeous! Close to a ton of shops & local restaurants so that’s always a plus. I’d definitely recommend.

Thanks for this awesome review! We're so glad you chose Block 24. Ellen and the whole team are here for you if you need us.
I have been living for past 2 years. My water bill used to be $60 This apartments now charges $100 plus for the water bill. Seems they are trying to adjust the rent bill with the water bill. Make a right decision before moving here.
I lived here for 9 months and loved it! I had to move due to a job change way across town but I wish I could’ve packed up the apartment and taken it with me. The lifts are incredible and trendy. The biggest you’ll find for the same price as a 700-800 sf apartment. Ellen at the office is super sweet and got me everything I needed to feel comfortable and at home. I would highly recommend the lofts.
My girlfriend and I moved in a month ago and we are so happy with Block 24! The staff has been so attentive to all of our needs, especially Ellen! We are so grateful to have her and all that she has done for us! From fresh new paint on our cabinets to brand new carpets and getting the exact unit we wanted! Would recommend block 24 always!!!
I would like to say this property and more importantly the staff especially Ellen has been nothing but nice from the time I applied up and to the time of meeting her and moving in. I absolutely love Texas, it has been a dream of mine to move here and I’m finally here, not only has the staff been nice but i just received a brand new face for my cabinets in my apartment which make it look elegant and the hardwood floors are nice as well. Thank you for making my apartment experience great!
Been here a year now can't wait for the next year now that Ellen is back. Gem I tell you. Always willing to take on any issue with a smile. Thanks for being so awesome. Pool party next week :) This block is better then Melrose Place.
I moved in a month ago and I’m glad I did it’s so quiet and peaceful. Judy was so helpful and friendly with my moved she’s so sweet. I had an Maintance issue and they solved it so fast the Maintance people are so nice and helpful. Thank you I m grateful I found my home.

We're so glad that you found your home at Block 24! Judy and the whole team are here for you if need anything at all. Thank you for the very kind review- we appreciate it.
I was looking for a place to call home. In November, I drove by to scope out the property. I stop in and talk with Felecia who was very polite and willing to answer questions that I had. Also, she took me on a tour of the property showing me a Apartment an a Cottage. I really appreciate Felecia taking the time to assist me in helping me choose what home would be best for me. In December I moved into my Apartment. I am very please and happy to call Block 24 my home. Overall, the office Staff and Maintenance are very friendly and courteous.
I decided to lease at Block 24 last November and do not regret it. What peaked my interest was the great reviews online, but after meeting Ellen and the rest of the staff here, I was sold. Plus, after spending much time looking for an apartment in Richardson, this place is most definitely the best bang for your buck. I have friends that live at other complexes in the area who either pay more or about the same and are always shocked at how nice my place is in comparison. You cannot go wrong here!
I have lived here for 8 months and have really enjoyed it. Ellen was a big part of my decision to rent here. She is very professional and friendly, always. Ellen guided me through the process with patience and knowledge. After living in a home this was not an easy transition but she made it easy and enjoyable. Maintenance is very quick to fix and friendly. The grounds are kept very clean and all the amenities are very clean. I can't say enough about Block, but I will be here for a long time. Very nice community and other residents are just great. Block Rocks! and thank you to all the staff.
the people are very kind and professional the customer service is totally nice the person who is in front is called ellen she is very helpful and attentive hopefully everyone had the professionalism that she has we are feluces to live in block 24
Ellen was my leasing agent and was so amazing helpful moving into my place. She bargained my monthly rent down for me, got me the unit I wanted, and even worked her magic and had my deposit waived after a not so perfect rental history. Ellen is awesome and I'm super excited to be in my new apartment which was absolutely spotless when I moved in with a nicer washer and dryer than I expected. EXTREMELY PLEASED :]
I moved in about a month ago now and it's been awesome. The apartments are well designed, the amenities are nice, and it's in a convenient spot. What really sells the apartment is the staff. Ellen helped me from initial tour to getting moved in and went out of her way to help me get everything settled. She did an excellent job with conveying everything I'd need to know and made me feel completely comfortable with moving in. All of my (minimal) concerns have been addressed promptly, and professionally, and all of the staff have been great. 10/10 would do this again- it's the apartment equivalent to finding true love.
I have a 2 bed/2 bath apartment that I just moved into at the beginning of the week. Since then, I've asked the leasing office many questions, and they've been extremely helpful. Also, when I've submitted maintenance requests, the problems have been fixed the same day! This place is very quiet, big, and clean.
We love our loft! We have been here for almost a year now and everything is great. Ellen helped us find a wonderful home and we couldn’t be happier. The rest of the staff is great as well. Highly recommend The Block!!
if I could give "The Block" more than five stars I would!!! I'm I'm new to the neighborhood but with all of the amenities and the great location and the fabulous restaurants and so many things to do...I have to say hands down it's the best!!! The entire staff is AWESOME!! They deserve 10 Stars! Theyre so attentive and punctual, not to mention super welcoming and friendly and with the cookies and coffee bar they provide-they sure know how to make you feel all warm and fuzzy inside. If you want VIP treatment well look no further. I definitely can call this lovely place home for years to come!!
I'm currently in the process of moving in. Just signed my lease and let me tell you I'm beyond ecstatic that I'll be living here. The staff are accommodating, wonderfully pleasant, supportive, knowledgeable, fun, professional. A In customer service! The grounds are beautifully kept. Definitely can tell this company takes pride in their property and residents! My move in date cannot come faster.
I have lived here for over a year now and have been very happy. Friendly staff and nice looking apartments. Highly recommend.
Lived here three years. Nice homes, great space, garden tubs. Best thing is the office and maintenances staff. Work hard to get issues resolved. Parking is rarely an issue. Great playground for kids and gym and pool.
I moved into Block 24 half a year ago, and I haven't regretted it since! The apartments are aesthetically pleasing, the location is great, the amenities are impressive, and the office staff run a tight ship. I especially want to commend the maintenance crew, as when I had issues with my washing machine and heater, the crew resolved them immediately and with the utmost professionalism. In short, I highly recommend Block 24 to any prospective renter.
I love block 24!!!! Everyone is wonderful in office, and just great living maintenance is great the whole block is unique. Thank you for making a great little community of apartments.....
Block 24 staff and community is by far one of the most comfortable and safe communities I have lived in while in the DFW Metroplex. The management team, Ben, Judy and Ellen, just to name a few go out of their way to accommodate the residents and always deliver stellar customer service with a friendly and hospitable smile! I am not only proud to be a resident, but I am their biggest fan! If you need a safe, luxurious, High end, pet friendly place to live, you would be more than pleased to join us! Thank you block 24 for a magnificent experience!
Literally put in a work order for my sink being clogged. He was at my apartment 20 minutes later. It's the only request I've put in so far...but that's pretty impressive!
It's close to work and I have some good neighbors. The office has been very gracious and helpful. Im glad I decided to lease here.
I moved here a few months ago and so far I love it. The maintenance is fast when you need something fixed. The people in the office are all welcoming and friendly. I never hear my neighbors and love my apartment.
I have been living here for two months. I wanted to have the total full experience before sharing. I absolutely love living here. My leasing agent Ellen was very professional and directed me to exactly where and what I needed. Everyone in the office are so friendly and helpful. They all seem to work well together. The manager has addressed two concerns of mine quickly and beyond my satisfaction which brings me to maintenance - WHOA !!!! Ellen told me they were good but they really are on top of it. All of my work requests after move in were fixed so quickly, it was great. Five stars for sure. I’m really impressed and very happy in my new home. Thank You Block 24
I’ve been living here a little over a year and half and can honestly say I have no issues. Complex is quiet, safe, plenty of amenities on the property, another plus are the spacious apartments. Everyone in the leasing office is always helpful and any maintenance issues are resolved within a quick turnaround.
I’ve lived at The Block going on4 years now and have never regretted my decision to move here. The apartments are quiet and the staff is very helpful. Any time I’ve had an issue in my apartment they have fixed it quickly. David
The units are nice, the complex is great and the staff is friendly. Sadly this does not do enough to overcome the fact the walls are paper thin. Any noise the neighbors make can be heard as if they are in your unit with you. Then any noise you make the might happen to disturb your neighbor leads to pass aggressive notes being left on your door telling you to keep it down. I wish I would have gone elsewhere. I now can no longer watch tv after 8 on a Saturday because it disturbs my neighbors.
The office staff are really good and friendly, especially Ellen who made our move extremely smooth. They are very prompt in addressing the service requests and till date (has been more than 6 months already) I have not faced any issues. The apartment is really nice, spacious and updated.
I went today to see about this facility and the unit I was shown had roaches in the sink and on the floor. The place is old and not well maintained from what I could see.
I have lived at Block 24 for a number of years. The staff is awesome. I plan on staying until I purchase a house.
