lived here for two years and it was awful. roaches and spiders everywhere. I tried to walk out my apartment one day but couldn’t because a large spider web with a BIG spider was completely blocking my door. maintenance is useless. they come in unannounced as well. one day they BANGED on my door, I thought someone was trying to break in and then they proceed to unlock my door without announcing who they are at all. I was terrified, I was a woman living alone. don’t move here!! not worth it!!
Bloom of Buford is a NASTY apartment complex. DO NOT MOVE HERE ! They have RATS !! And don’t care about it. I have caught about 4 rats with my own traps. Because once I figured out it was more then 2 and the leasing office wasn’t help I moved me and my child OUT ! I told the leasing office. And the lady told me “ oh we have those all the time” like EW she said that too proud ! I told her I have a small child and they could be bitten and this lady told me “ I don’t care you can’t sue us” Please do not move here !! They will take your money and run !
DO NOT MOVE HERE. The pictures posted are NOT indicative of what the actual apartments look like. There is black mold and mildew that is prevalent throughout the apartments, not just within single units. The "management" is rarely available, and never available to talk about safety issues. If I could give less than a 1 star, I would. And I am so sorry to write this review. The apartments on the outside are cute, and they do have such potential, but right now (and they have been for years, from what I understand), they are a health disaster. No help or fix from the management at all.
DO NOT move here they have roaches and mice and don’t care about it. They literally do not care about you they just want your money. The apartments are not worth the money.
I wouldn’t recommend this place to anyone even if they were homeless! The grounds are poorly kept and there’s garbage everywhere. It’s not safe, management never resolves issues, the people that are starting to rent here don’t care about rules and neither does management. They are completely unaware of laws and allow people to cause problems. If I ever see stonekey group listed as the management company for any apartment, I will run the other way because they clearly have no idea what they’re doing! It’s like someone woke up and said let’s buy an apartment building and they did it the same day with no research. I’ve had 99 problems and stonekey group is ALL OF THEM!!! The absolute slums!
Any review over one star is a lie. There is a laundry list of problems with this place. I have lived here over a year and in this year the things I have seen... if you end up living here this is what you can look forward too. A front office that won’t help you. The units are awful that’s why they only show you a staged one. My garbage disposal brakes weekly but it never gets replaced. I am a very clean person but no matter how clean my apartment is the roaches come. Also, you need to be safe in this complex it’s very unsafe after dark.
This complex is awful everything from the staff to the apartments units. The staff is nice till they get you under contract then they try to hit you with any fee they can find. It’s always nice to drive into the complex and have a mountain of trash blocking the road. Which brings me to the maintenance crew that never fix anything I went without a.c the whole summer but they swore it was fixed. Also, if your scared of bugs be ready to fight cockroaches on a nightly bases. Spend a little more and save yourself.

Even with the "cheaper" rent the place is not worth the money. There are roaches that they swear they come out and "spray for" that literally never go away no matter how much you clean! The main reason for the abundance of bugs is the fact that there are opening all over the unit. Cracks have formed in the walls, I saw roaches crawl into a hole in the living room carpet, the A/C is definitely not secured all around so the entry points for these bugs are endless. Not to mention my fiance stepped out of the shower and the bathroom floor cracked open. When you request service they come into your house with absolutely no warning at all whether your home or not. Neighbors walk up to your window. The pavement to the balcony is cracked and caved in. Seriously, don't do it.
I've lived here for a couple years and not sure why exactly. Since the new property manager took over the cost of everything seems to increase, yet the quality has absolutely declined. Thumbs down on the landscaping, (used to be a thumbs up), trash area always looks horrible, laundry facilities have broken appliances usually and they won't have an actual repairman come out. I'm a good tenant who has never had a late payment but my complaints continually fall on deaf ears. That's why I'm leaving a review here. They'll say "Ok thanks for letting us know"... then go back to whatever they were doing not even sounding like they care. It's true that other places in the area cost more, but they're nicer and its probably worth it to just move there!
Of all the apartments I've lived at, and that would be many, Bloom at Buford is above all of them. The staff is literally bends over backwards to help with anything I need. Tonya and Jocelyn are amazing!! Maintenance is absolutely amazing!! Of all the apts I have lived at, this one is amazing!! The office staff, Tonya and Jocelyn, are amazing!! They bend over backwards to assist in all my needs. I highly recommend living at Bloom at Buford apartments

I’ve lived here since July, and it’s goinh down hill each and every day. I would NEVER recommend this place to anyone! Especially People with kids! My walls, cabinets, bathroom, windows and so much more sweat! There is MOLD in these buildings! My children are ALWAYS sick!! My bathroom floor basically has a hole in it, you feel like your going to sink in one day. Everything is falling apart! DO NOT MOVE HERE!!!!

Please do yourself a favor and skip this apartment complex, you will save on the headaches. My husband and i needed a place asap and this property had a lot of vacancies (red flag) so we took it. In our year of renting, we have had the worst pest control. The doors and hinges arent properly built so no matter how much bug spray you put, bugs are literally everywhere. We open the fridge and theres cockroaches. No matter how many work orders placed, the issue never went away. When it rains, the ceiling has leaked on occasions. Management decided painting over it was the best solution. In our year, we have seen a total of 12 move outs within our section with maybe 2 move ins. It appears the tenant retention is slim. Maintenance is nonexistent yet we pay a monthly fee for it. WATER CUTS OFF REGULARLY. Every 2-3 months, there is water pump issue and the whole neighborhood is left without water (or muddy brown water). This issue wont get resolved until 9 to 3 days later. Water issues every couple of months is ridiculous. In one month, we actually had the issue twice within a week apart. The people here deserve better. The “cheap” rent isn’t worth it and I wish i had seen any reviews before moving in. Please do yourself a favor and skip this place.
I just moved to this unit and it has been the worst experience I've ever had. The A.c. is not working, no hot water, wet paint, the carpet is wet burned and with stains. The apartment has a terrible smell, the kitchen cabinets are messed up, the bathroom cabinets also in bad condition, the sink is broke, leaking and stained. This place needs serious renovations. I definitely do not recommend this apartment complex.
The place is nice. That's not the problem. The problem is how dumb the girl in the office is. She doesn't seem to know what she is doing or where she is. She is too dumb to function. Jasmine is her name. She really is just too much. So much that I took the time to make an account on this so I can let the world know to watch out when you have to deal with her. She is not too bright and has no sense in her head. Also, the speed bumps are a bit much. But I'd rather go over them twenty times before I deal with her one time.
I have lived here for a couple of months and I know that the staff has worked hard to make our lives as pleasant as possible. My move to Sable Pointe was perfect, and I could not ask for anything more. Today, however, I am truly impressed by the effort I saw the maintenance guys using to clear some trees that had fallen around the property. We had a significant storm last night, that knocked down 2 trees, blocking us and our cars in, and both my husband and I needed to leave to get to work at 11. I went out around 8:30 and saw the 3 maintenance guys AND the manager, IN DRESS CLOTHES, working with chain saws, rope and tools IN THE RAIN to clear the trees away. I asked if they thought we would be able to leave around 11, and the manager said that they would do whatever they had to do to make sure we could get to work. Understand, these were HUGE trees. Healthy, tall, full of leaves. So they were definitely heavy. And these guys DID IT!! They made enough room for me and my husband to be able to leave right on time, and now no one is blocked in. Great job, guys!! Keep up the awesome work!!
I lived here for 10 horrible years, the apartment was falling apart, usually, I had to do repairs myself because maintenance wouldn't fix the problems correctly, the a/c never worked properly and there was tons of mold! The a/c leaked for 3 days straight and soaked the carpet during one of the hottest summers and totally stopped working more than once, maintenance is a joke, they make you think they're working hard picking up trash every morning but they don't actually know how to do their job. Hot water heater busted and flooded the laundry room at least 15 times during my stay, at one point they removed a huge section of the wall behind the washing machine and left it open (a baby possum found it's way inside and alerted me to the chunk of missing wall as it was behind the washer and I didn't see it)! Section of the wall where the leak kept happening was full of mold and they didn't even bother to remove it. A/C vent was covered with mold more than once, had to figure out how to clean it myself because maintenance would come out and not fix the problem. If you have noisy neighbors don't even bother reporting it, they don't care. Drug deals galore and if your neighbor threatens to kill you like mine did they don't care then either. They gave it a fancy new name and some cosmetic changes but don't believe the facade. Stay far away from this overpriced previously condemned neighborhood!

I know it's not easy, because I see the running around you guys do, and I am sure you don't get the thanks that you deserve, but I've lived here long enough to know good management and efficient maintenance when I see it. I have only had one issue in my apartment and you guys took care of it the same day. I'm sorry there are negative reviews of the apartments. Hopefully mine will be the cherry on top to end your week. I can't help but laugh when I walk into the office now. The pictures of the property show an older building, maybe even an apartment as the office, but when I walk in to chat with the staff, I can look up and around at some awesome decorations and remodeling. The pictures on the website here don't do the property justice, and there is absolutely NO WAY to know just how kind and helpful the staff is based on reviews or google. You just don't know until you do what I did, and actually come to the office. I moved here in late February, and my apartment, unlike the one I moved from, was PERFECT!! I didn't have a laundry list of issues that needed attention or repair, there were no surprises, and I got EXACTLY what I first saw and was told I would receive. On top of all that, the property manager even called me a couple days later just to check on me and make sure that I was happy with my apartment. He gave me his direct phone number, in the event I needed to call him, and I have his email address as well. The fact that he runs the office with an open door policy speaks well of him, given that I've seen property managers dodge their residents when there is a hint of a problem. I'm excited to take my 4 grandchildren to the big Easter Egg Hunt that the property is doing at the park down the street from here tomorrow. Thank you for helping me make my new apartment my home. This is a great cozy property to call home. I applied about a month ago and was approved, but then my school and work situation changed, forcing me to have to cancel my application. The team inside the office was very understanding and worked hard to make sure that I did not have to pay any unnecessary fees even though I had to cancel my apartment, which I was scheduled to move into next week. If anything changes, I will be glad to go through the process again, but for now, they have my appreciation for what they already did for me.
I have only lived at this complex for a week now but so far my experience has been great. The front office leasing staff have been polite and tentative to my needs. Celenia is a sweet heart and it's been a pleasure having her as my go to person. The maintenance staff have been on top of filling work orders in a timely manner.
I feel compelled to give some high praise to your staff on this beautiful property, most specifically the Manager, Collin. Collin has been the most pleasant manager to work with in my many years of living in an apartment. He has been happy to greet me when I come in to the office (which is rare because of my bad hip.) He speaks clearly and concisely without being condescending, and his manner of communication demonstrates his intelligence and education. His professional demeanor speaks well to the quality of the staff you have here on the property. In the interactions that I've witnessed between Collin and my neighbors, I have seen that he is able to speak to each resident individually and does not deliver the rote greetings and mindless responses to our questions or concerns. As a retired teacher, I have had to work with many people, parents and children alike, many who lack some of the extended courtesies that Collin and his staff have demonstrated to me regularly and effortlessly since I moved in a couple of weeks ago. (A prime example was when Collin came to my apartment in the pouring rain to pick up my rent check because I was immobilized with a bad hip.) The maintenance men, Edwin & Josh, have been very kind to me, greeting me as they walk past me, and even picking up the garbage bag that I leave in front of my door that I would have taken to the trash later in the morning. Please know that if the staff changes, I will be disappointed, as the team here could be the poster team for the industry. I look forward to my continued interactions with Collin and the rest of the employees, and my continued residency here at Sable Pointe.
When new Mgt company came in, they spent a lot of money on outside cosmetic improvements and a nice new leasing office to impress potential renters. Don't be fooled. These units are outdated, poorly maintained, and not worth the rent they are asking- particularly with no amenities except laundry.
Most of the buildings are falling apart because of the mold and bugs. Outside lights are a joke, burnt out or don't come on. Stray cats everywhere, people hang outside all hours of the night, some even sleep in cars. One dumpster for entire place with trash over flowing (rats). Residents throw chicken bones, trash and leave dog poo outside near walk ways (not even near dumpster). Cracked tubs, mold, floors falling in, cabinets/shelves that aren't attached, ACs moldy & hardly work. Did I say MOLD - even police know about the drug dealers that come & go at this place.
The personnel in this apartment complex are rude, especially the manager. The company needs to improve people skill and customer service. Apartments are definitely needs a lot of improvement. Been having mold problems, they covered by covering with paint or with boards. But never take care of the actual problem. Don't recommend this place to anyone.
My apartment is very old and need lot of renovations to be done for residents to enjoy
