Property Ratings at Blue Hills Studio
This place is OK/good at best, only because of the price given the area. Some people don't know how to be courteous neighbors and are obnoxiously loud. Super inconsistent hot water seems borderline criminal but as people have said, they pay for the water so I guess to each their own on how they feel about that. Other then that, all the units are weirdly different. Some are updated, some are old; some outside lights work, some don't; some look like they have a screen at the entrance, most don't. etc. etc. Whoever they hire for maintenance and build of the units doesn't really have much eye for detail though. Also someone said there is plenty of parking, but there really isn't. TBH, I don't think every car is a resident's car... seems like way too many cars vs. the units available here...
Been in the complex for a week and it's been great. The apartment itself has been renovated and everything was super clean when I moved in. The manager Susan has been super helpful throughout the whole move-in process. The area is also very nice. It's close to Trader Joe's, Target etc. and also has easy access to the 85. Overall a great place to live.

I moved here site unseen from San Diego and I absolutely love it! The property Manager Susan is wonderful and very helpful. She has made my experience here great! The location of Blue Hills Studios is exceptional, right off of the 85 freeway, close to a beautiful park, library and fire station. The parking is plentiful and spacious and the community is very peaceful and serine. My favorite part about these studios is the closet! For a 400 sq ft apartment, the closet is HUGE! The cons: it takes a long time for the water to get hot, and while showering, the temp fluctuates a lot, but the cost of water, trash and sewage is included in the rent, so there are no additional fees.

I have had a great experience living at Blue Hills Studios. The property manager, Jay, has been helpful and attentive to any issues that come up. I have recently noticed some upgrades happening around and within the units as well. The area is safe and quiet and our neighbors are very nice. The parking lot is convenient, especially for an area where street parking is the norm for apartments. Also, there are no bugs/insects. The apartment is 400 sq ft but is generous on storage, specifically a sizable walk-in closet. I have rated the apartment as a 4 due to the building being poorly insulated (it gets very warm inside during the summer and very cold in the "winter"), but there is a wall unit for A/C and heating component. Also, there usually is an issue with one of the washing machines in the laundry room (broken or very dirty inside the machine). Lastly, we are not allowed to keep things on the outside balcony due to being a second floor tenant. The apartment is very close to a nice park and library (2 blocks), and plenty of food/grocery options. I definitely recommend living here.
