Situated in western New York on the cusp of Lake Ontario, Rochester holds the title of the state’s third most populous city. Touting a distinct blend of history and innovation, Rochester is filled with historic buildings turned modern lofts and apartments. The University of Rochester as well as Rochester Institute of Technology both contain leading research programs, lending to the city’s educated workforce and prospering future. Prominent figures like Susan B. Anthony and Frederick Douglass once called Rochester home.
Even though it’s a fairly large city, Rochester still holds a small-town vibe. Rochester offers several community events that are widely attended, including the Lilac Festival and the Rochester International Jazz Festival.
The Strong Museum, Memorial Art Gallery, and the George Eastman Museum all feature special exhibits that inspire curiosity. Scenic views await at Highland Park, and residents adore their day trips to the Seneca Park Zoo and Seabreeze Amusement Park.

Property Ratings at Blueberry Hill Apartments
We've been living at BBH for 2 years and we're very happy. We live in a 3Br2B unit that is spacious and well built. Management is friendly and the maintenance orders get answered right away. The outside is well kept and the snow is cleared like clockwork.
Property Manager at Blueberry Hill Apartments, Responded To This Review
Thank you so much for your kind words! We’re thrilled to hear that you’ve had a positive experience living at Blueberry Hill for the past two years. It’s wonderful to know that you find your unit spacious and well-built, and that our team has been able to meet your needs promptly!
The parking is terrible. You won't be able to park near your building. Snow removal is poor. The neighbors are loud. Don't choose to live here, you will regret it.
The appliances are really old and need to be replaced. I know when my neighbors are doing laundry because their washer tries to bust down the wall and enter my place. The lease termination clause is expensive and complicated so you're trapped if you don't have enough money on-hand. Finally, their was a fire in one of the buildings but no effort was made to inform other residents about the cause.
Property Manager at Blueberry Hill Apartments, Responded To This Review
I'm sorry you feel this way about the community. We do have some older appliances because they are still working perfectly fine. However, many of the units also have updated appliances as well. I apologize for the issue you were having with the neighbors laundry, but neither you or your neighbor ever contacted the office to let us know of the issue, and I cannot resolve an issue I am unaware of. If it still persisting, please don't hesitate to reach out to us. As for the lease break, I 'm sure you can understand that no apartment community will just let you break a lease without any repercussions. We offer two options to break your lease, and one route is very inexpensive. If you still need to do so, you should stop by our office and just discuss it with us, we would be happy to help. Lastly, I'm sure you can understand when we had the fire here, we were focusing on the occupants who were in that building and doing our best to make sure they were taken care of. With the way it was on the news and it being a tight nit community, I was under the impression that every tenant was aware of the fire and that it happened. if you had any questions about it, you really should just call the office, we are more than happy to discuss the property and matter of public record with you. I hope I have addressed your concerns and this response was helpful. -Alison Vecchio, Community Manager
I have lived here for nearly 3 years. The staff is great and so are the neighbors!
The first thing you'll notice when you enter an apartment building at Blueberry Hill is the clean, cavernous lobby with it's vaulted ceiling, wide stairwells, and large windows that let in plenty of natural light! And when the door opens to your apartment, the 10 foot high ceilings and large glass windows again offer you that wonderful sense of spaciousness, which is a rare find in apartment design anywhere else! The modern wall-set fireplace and lovely tray ceiling in the dining room add pure charm to the smart layout of this apartment, which makes full use of every square foot of floor space! With amenities such as off-kitchen laundry, available extra storage, upscale clubhouse with swimming pool, plus concierge services, you simply have the best of all comforts that a complex can offer you! While many homeowners spend their weekends working on the yard, painting the house, cleaning the gutters, or fixing their plumbing, you'll be out enjoying the carefree lifestyle that renting at Blueberry Hill offers!
At Blueberry Hill apts. I enjoy living here. I feel safe living here. I had to move due to the loss of my Mother and Brother who were living with me in a house we rented. I was both their caregivers. And my choice I took care of them both refused to put them in a nursing home. I lost my Mom @ 96 yrs. old then a few months later I lost my Brother @ 69 yrs. old. .It has been a hard road but I had to move could not afford to live where we were by myself. And I needed to try and move on with my life. Blueberry is an outstanding place to live. When and if I need something done to be fixed or whatever it is they are right there for me. It's also a dog friendly complex which I was not giving up my dog seeing she is 14 yrs. old. and I love her dearly. They take care of the grounds and it is so clean and very friendly neighbors. I'm 63 yrs. old so I'm staying here I just renewed my lease. I'm on SSD and this is not a section 8 complex. I'm struggling financially but I have to feel safe where I live and am never late with my rent. To win this rent for life could put me back on my feet and be able to breath and try to enjoy my last yrs. I have MS so it's a struggle. But am doing it somehow. I rate this complex very high and would highly recommend this place to anyone. To have my rent free for life would be a God send. I'm all alone now except for the little time I have with my dog Roxey. To pay my rent I have gone without many things I need not want need for myself. But as I said I feel safe here. Please to have this happen for me would mean so much to me. I'm still struggling with the loss of my Mom and Brother............to much to handle so close of loosing them both in a few months of each other. I'm not looking for sympathy just a break in my life for once. Thank you so much
Big living room with a gas fire place! I live in the 2 bedroom unit and is more than enough space. Nice walk in closet. Up to date washer, dryer, dish washer, stove, and refrigerator. You can't beat the space for the price. They plow snow well! They allow pets. The office associates are really nice and helpful. Maintenance will respond fast to your request. Walking distance from the park and stores. People are nice here and NO CRIME! :) I just wish they had a workout facility and Verizon Fios for internet.
We have lived in this 3BR apt for ten years and have no intention of moving. Spacious open floor plan, all appliances (inc. w/d), great location, and the staff are always ready to help. With all landscaping and snow removal included, and a lovely 10x10 deck (w/ a gorgeous wooded view!), this is ideal for us and our three growing, active children. We are proud to call Blueberry Hill our home!
I am downing sizing and to this complex and apartment living but the grounds are kept clean, the staff is very helpfull. The apartments are spacious and you have your own full size washer and dryer. It is truly a place to call home
Very clean. The staff were very pleasant and helpful. I would definitely move here given the opportunity. The location is good. It would be convenient to get to work from there.
There does not seem to be a concern over the continued downwaard trend of conditions. The drive and parking areas need to be regraded and re surfaced. Shrubs were removed from building entrances but the stumps remain. White panels around reapmps are damaged. The swimming pool has needed repair but lack of it has caused major issues. It remains closed so far this season.
Extremely outdated!!! They want your money and do not care how the units look. They will not work with the residents at all!!!!!!

Thankfully there is new ownership, who are doing updates to the property.
This could be a very nice complex if they lived up to their advertising. The landscaping is full of weeds. Trees and shrubs are removed when dead but not replaced. Shrouds around the decks or ramps are full of holes as a reqult of string trimmers cutting into them. The swimming pool has been closed more often that open during the month of August due to lack of life guards (an annual problem). Side walks and steps have cracks or raised portions creating tripping hazards. The club house is only available night and on Sunday since it is used by the office staff during the day The office staff has excuses for all of these items. Nothing changes
My husband and I have lived here for 8 years. The only reason we are leaving now, we are moving out of State. Karen and the whole staff are amazing. If there is a problem (in 8 years two problems), they are fixed immediately. The grounds are kept up very well. We have had a great 8 years here.
My wife and I had an unexpected move to Rochester. Blueberry Hill office staff were friendly, the apartments clean and looked great. I moved in for six months in a 1br while our house sold and then we transitioned to a 3br. The staff made it all easy, and handled all my questions and concerns with professionalism and friendliness. The apartments are very well maintained and the few items that required maintenance were handled promptly and verification of permission to enter. The maintenance staff were professional and friendly. They are close to grocery and department stores (about 1 mile and sidewalks the whole way!) I would recommend anyone looking into apartments to check out Blueberry Hill.
