We’ve lived here for 2.5 years and it’s been great! The new management team seems to be very helpful and making improvements. Diane has been the one constant, and she is so wonderful. Friendly, helpful and genuinely cares. The issues we’ve had have been addressed promptly. Location is great for us. Highly recommend Bluewater!

The complex has beautiful grounds and a pet-friendly community. I really enjoy the walking trails that allow shade and different scenery than the sidewalk. Another benefit is the trees block all road noise so the community stays peaceful.

I love my apartment itself and the maintenance team is wonderful. I've really enjoyed living here and the community and folks who live here have been wonderful. The only downside is having to chase the front office for simple replies which is honestly exhausting. Getting in touch with management is next to impossible most times and their communication in general is severely lacking. Overall a great place, as long as you don't need the front office for anything.

This complex is amazingly awful. They gave me the wrong apartment even though I made it clear exactly what I was looking for. Garbage disposal was broken when I moved in. Dryer was taken apart when I moved in. Gym equipment has been broken since I moved in. Cars park all over blocking residents that pay for garages from being able to access them. I have emailed, called, and walked into the office countless times. Management does nothing to resolve the issues. Corporate does not return calls or respond to emails.Please move anywhere else. This complex is horrible.

I have not rented here however I went in with the impression the application fee was 50 as quoted on website when I went for a walk around I got told it’s now 75 to actually find out it’s 250! I get told they hold apartments for 48 hours I told them I was very interested and after viewing on Saturday I told them I would let them know on Monday once I heard if I got a job just to get a call from the apartment letting me know everything they said was not true and they don’t hold anything and they already rented the apartment

When I moved in I thought the place was great, though it's misleading that they call it "luxury" living in "brand new apartments" when they are anything but. Phase 1 was built in 2017 and Phase 2 in 2019. None of the apartments are brand new. Residents have all sorts of mechanical issues with appliances (I have had my dryer fixed twice and my light switch stopped working totally). The workers in the office are nice as pie before you rent and treat you like you're a burden once you live here. Since moving in (when they had maybe 60% of the apartments filled) they have hurried to offer incentives to fill up apartments. Well this would normally be fine but once you experience the atmosphere with all the new move-ins, you'll regret living here. They say that they perform background checks but who knows. From speeding vehicles to loud trucks/vehicles revving their engines at all hours, you really feel at home here. From the cops being called out to deal with issues to the trash pick up (that they charge $25 a month for), this place isn't worth the headache. Your rent says one thing and then they tack on "administrative fees" etc. and you end up paying more than you thought. A lot of the older residents here are great...but the new ones have ruined what was once a peaceful community. Blasting music at all hours, yelling outside. They will chalk this up to a disgruntled renter when I've been anything but. I clean up after other dog owners, I've fixed the gym up after some local kids destroyed a skateboard and ruined gym equipment. Heck, I even took inventory of the broken machines in the gym (which is almost all of them). I want to love the community I am in...but if the staff doesn't love it, how can anyone else? I will say that the only blessing about this place is the maintenance staff---they are friendly and get things completed in a timely manner. Then they have the audacity to charge more each year. A neighbor moved out and bought a house in the community near the complex because they were raising rent to the same price as a mortgage. Pay more for less service and for a hectic environment. The office have not been able to keep staff either. Must be some people making it a terrible environment to work in.
You Are not allow to have visitors because there is not parking for them. If they park anywhere in the property their car will be tow. -They have a new contract with a towing company that is taking cars legally parked. I have neighbors that had complained to the front office about it and the office staff has laughed on their face and told them that it was their problem and no the apparent complex. I have lived in this community for 2 years now and everything was great, up to recently, but now I regret resigning my lease. Like any community it has its pros and cons, during my first year I was willing to overlook some of the limitations of the property because it was fairly new and the onsite staff was very friendly and professional. Unfortunately the customer service has declined because of “Company policies” or at least that’s the answer I get from the new onsite team. Pros: -Big open concepts floor plants -Beautiful Exteriors and many green spaces. -A great gym for an apartment complex -Valet trash -Car-wash Cons: -Creative parking, since there are more units than parking spaces people have to be creative and create their own parking places. People park on the grass, undesignated streets, even the car-wash. -Leaving or coming in to the community in the morning and afternoon is near impossible since you can only make a right turn in to Savannah highway during rush. -If you pay the rent late because their system is down they will add a late fee to your account. You can ask to get it remove but they will treat you like they are doing you a favor and not fixing a mistake on their end. Also since in the system now you appear “to be late” their system will revoke your “Privilege” to pay via E-check forcing you to use a credit card and forcing you to pay an extra 2.5% on your rent. (I will be updating this review as my new lease progresses)
Been living here for almost 3 years. At first it was great the property team made things fun and interesting. The place was kept up and they even did regular events like game nights that made this feel like an actual community. Things have slowly gone downhill since. No more events, no more upkeep, a car wash amenity that was down for almost 6 months. Poor landscaping and upkeep. Last night I was pushed over the edge and will not renew. I have parked in the same spot for all my time here. Last year they started towing, I confirmed over time with 3 different people that the spot I was in was fine. The old assistant property manager, one of the last property managers, and the head maintenance guy. Our neighbors brought to our attention last night that they had just seen my car towed. I went through the process and got it back. I went to the office this morning to see why this happened and how I could get my money back for this misunderstanding. I was met with excuses and told that “the last property manager didn’t do a lot right that’s why they aren’t here anymore”. The email that was sent to the community did not specify anything about the type of spot I was in (unmarked but not blocking anything or causing any issues) This used to be a great place to live, now I can’t recommend this place at all.

I would give this property management team negative stars if I could. DO NOT RENT FROM THIS COMPLEX. I woke up this morning to find that my car had been towed from a legal parking place that I was legally parked in. When I go to the office to inquire if my vehicle had been towed, they have been towing vehicles like crazy here for some reason, the office staff was completely unprofessional, unhelpful, rude, and condescending to myself and my girlfriend. Even when I asked for her supervisors information she was very snarky and told me not to even bother calling her today because she was driving. It is such a shame that this team has ruined this complex for me. The property itself and the amenities are amazing but I cannot in good conscience recommend this place to anyone because of how I was treated by this team. Furthermore I am shocked at how the sterling management group have allowed this to continue after I know several complaints from other tenants have already been filed against this management team. AGAIN DO NOT RENT FROM HERE AND BE WARY OF ALL OF THE STERLING GROUPS PROPERTIES

Great amenities. Excellent maintenance staff, requests are handled very quickly. Beautiful complex. Only issue is that it can be difficult finding parking. Would highly recommend living here

I love living at Bluewater! The neighborhood is so social and friendly and Marc and Tevin are amazing! They both go out of their way to make living here the best it can be. They always say hello and make small talk when they see residence around the neighborhood and even more than that, they have made changes to the complex for the better. Marc has added activities and contests that we love and Tevin has been so quick to fix any issues and has even pointed out something in my apartment that needed fixed when here for a different reason. They both go above and beyond and help make Bluewater what it is
Just recently moved to the area, these apartments are located in a good location. Only 20-30 min from downtown, Folly beach, or North Charleston. We've only had a couple minor maintenance issues, and both were resolved within 48 hours. I've also been able to enjoy all of the amenities provided, and they have been wonderful! With 2 large dogs the dog park, and the variety of walking paths have also been great! I have also had zero issues when it comes to parking.

I have lived here for almost two years and couldn't imagine renting anywhere else in West Ashley. It's close to downtown, John's Island, and James Island. Grocery stores, restuarants, and even local breweries are nearby. The neighborhood is safe and beautiful. I enjoy sitting on my large back patio and taking in the gorgeous low country sunsets.

Where to begin with Blue Water at Bolton’s Landing…. First of do not rent here! We moved into Blue Water In November 2019. We had chosen a unit in the phase 2 construction and our unit had never been lived in. The day we moved in; the apartment was a disaster! There where bugs in the refrigerator and the ice maker didn’t work, the dishwasher did not run and was disgusting with bugs and soap and food left in it. The stove did not have drip pans and the garbage disposal also did not function. There was not a single appliance in the unit that functioned properly, even the washer had soap caked in it. The apartment itself was filthy, such as the cabinets and floors. I should not have to clean a brand-new apartment upon move in. Additionally, the counter in the kitchen is barely attached to the counter and wobbles (we have been here for months and it still has not been fixed). The mirrors in both bathrooms, the glass is sagging and about to fall out and the light in microwave went out and took a month to get just a new light bulb. Maintenance of any kind takes weeks to fix anything or not at all. On top of all the issues with the actual unit, our neighbors are always playing loud music day and night. We have complained about the noise to the office and it is still an issue, so we have just given up on that front. There was even one night in the building across from us a resident was blasting their music with the door open and having a raging party will 2 AM. My final complaint is getting in and out of the complex, to take a left onto the main road you must turn right and then make a U-Turn and during rush hour it is a pain. We would have never rented here if we knew that, but we had not visited the complex because we where moving from out of town. Overall my advice is do not rent here!!!!!
Living at Bluewater has made my transition from NJ to SC a dream. I love my apartment and the location couldn't be better. The office has gone above and beyond to help with any issues and concerns i have had. I would recommend this complex to anyone looking for a new place
