Property Ratings at BLVD Commons
Renters beware. I made application here and paid 2 application fees as well as a $500 hold deposit. My application has been denied due to poor credit caused by 18 months lost of income during my Cancer treatment as well as a layoff during Covid 19 outbreak. Now the company will not return my hold deposit for 30 - 45 more days. This dramatically affects budget for immediate housing needs while they earn interest on my money.
When we first moved in 4 yrs. ago, everything was well-kept, the mgmt./staff were very friendly & helpful. That all changed when the mgmt. company changed after the 1st year. The conditions of the property/customer service has steadily gone downhill. The elevators are regularly broken.The trash chute in our building has been broken for over a year. They have residents place their trash in the small trash room on each floor. The elderly lady who cleans the building must now move all of this trash, every weekday morning, on each of the 5 floors, to the main trash dumpsters on the 1st floor. On the weekends, the very small trash rooms on each floor get really filled with trash, and the smell is terrible.Many of the residents have seen rats and roaches on the first floor. The building is never secure, as the front door is often broken. The back door is often kept open, which means anyone can come into the building. There’s been at least 20 false fire alarms over the last 2 yrs. We are on the top floor, and a year ago they must have placed A/C units or some type of vents directly above our unit.It continuously sounds as if there’s a helicopter on top of our apartment.Our water pressure is so low that it takes me 5 minutes to fill up a large pot of water. The staff rarely answers the phone, and many times they close the office early without notice. The financial business manager is the only professional and kind person they have there right now. My biggest complaint is how I was treated by the new property manager this evening. Due to ongoing construction, there is no close available parking lot to access the leasing office. I needed to drop off rent before the office closed, & as I was parking in the 1 available spot close to the leasing office, I was given the death stare by 2 men as I was parking. When I got out, I was asked if I was a prospective resident. I told him that I was a current resident. He very rudely told me that I needed to park elsewhere, as those spots were for potential renters only. I told him that I have a back issue right now that doesn’t allow me to walk without pain, and that I just wanted to quickly drop off rent. He was extremely rude, and he also had another guy standing by the cars with his arms crossed, to help him, “enforce,” this new policy, which has never been enforced before. I was completely shaken by how I was treated by this new manager. I will not be renewing my lease. I would not recommend anyone to live here for now.
Set your expectations very low, actually don’t have any. Just choose a different community.
Stay AWAY! This place has been horrible since we moved in. I haven't even lived here a year and I believe I've seen 3 different property managers. I've never heard of Comstock and I can see why the turnover is so high and they can't keep people working here. Where do I start? -Parking- You are basically parking with all of the retail parking. The spaces are small and getting a close spot is horrible, especially on a Friday night. Bringing in groceries is a nightmare. -Elevators- They are SLOWWW. They often only have one elevator working because the other is blocked off for a move and no one is moving in. The leasing staff obviously doesn't monitor this. -Packages- Sometimes they notify you when you have a package, sometimes they don't. -Hallways- these apartments are in hallways. The hallways often stink. There is no air circulation ever. The apartments also don't have a balcony. Trying to lug your groceries half way across a retail parking lot, wait 5 mins for an elevator and then all the way down a stinky hallway is the best! -Not kid friendly- this place is not kid friendly. The park is some weird metal contraption. They do no resident events for kids focused anything on kids, it's all adults. Utilities- We pay almost $100 for water and $100 for electric for a 2bedroom apartment. That is absurd! I paid less living in a 4 level town home for water. I called to complain and they did nothing. Pest Control- I saw the pest control guy several times in one day and happen to ask him some questions. Apparently there is a roach infestation in the building I live it. Great!
This is the worst apartment I have ever lived in. It was great when I moved in two years ago, but then Blackfinn opened and the apartment management changed. Things have gone downhill from there. All of the long-term residents who told me how much they loved living here have moved. In the month of January between our building and the building across the street the fire alarm went off 15 times, usually at 2 am. At one point the alarm across the street went off for more than 3 hours because the fire department was not given the shut off codes. Last year the alarm in the building went off at least once a month for 6 months. The alarm has gone off so often the fire department has started sending fewer trucks in response. The complex is not maintained. One of two elevators in the building was broken for 2 months last year. There is dog poop everywhere. The patrons of Blackfinn puke on the sidewalks and it isn’t cleaned up. It takes at least 2 days for the maintenance staff to respond to any requests. Then when they come, they try to get out of doing the work if it is more complicated than changing a lightbulb. You have to make sure you are in your apartment so that they can be talked into doing their job. Even then, you have to complain to the management to try and get the work done. There is no security. People will just open the door to the lobby if you knock. The loading door is left open and anyone can walk through to the lobby anytime they want. This is especially troubling with all of the drunk patrons from the bar. The lobby of the building has already been vandalized. Blackfinn will blare their music out of their outdoor speakers till they close at 2am. You have to call to ask them to turn it down. The residents have filed multiple complaints with the Loudoun County board of supervisors and called the police. Don’t bother complaining to the leasing office. You will be told it is “a commercial issue” and they won’t do anything. The management has been notified of these issues, but have taken few actions. They claim that since there was different management before none of these issues exist. I am counting down the days till the lease ends!
I wish there were a 0 star option. It started off very well, when we moved here in 2015. In the last 6 months: 6 fire alarms, none because of a fire Dog waste on sidewalk, grass area, parking area, and wherever you can imagine, it is there. Blackfinn customers puke regularly outside, and no one cleans up... for weeks There is literally dog waste 1 foot away from the dog waste bin... it has turned into the worst place to live. Management promises everything, and has delivered nothing. Also, for all the added dog waste, they will increase your rent by $200 every year. If you move here, good luck.

- You can hear everything and everyone from every apartment adjacent to yours. Do the math. - In the parking lot, there's a dearth of stop signs. So you are always running the risk of getting rammed. - No street lighting in the surrounding roads. At night, when its rainy, driving is very dangerous. - No sidewalks to the shopping plaza next to you. No pedestrian crossing traffic signals. - No automatic auto door open button for many entrance. Old people and kids are screwed. - Mixed commercial and residential parking in tight parking spots. Expect your car to be poked and scratched.

When you drive by BLVD Loudoun Station it's easy to be impressed by the polished facade. I made that mistake and lived to regret it for a whole year. Poor sound isolation between apartments, rude indifferent management, constant appliance malfunctions, stained hallway carpets, foul trash smell, no street lights, this is just the start. And if you are a friend of a friend to any of the sales people, you will get the cream of the crop in terms of apartment options. If not, you will end up paying full rent for a marginal apartment. The sales people will lavish you with attention while you are shopping for apartment. Once you are in, it's the cold shoulder and the curt responses. I was glad to be out.

Well appointed and well laid out units. The staff at the leasing office are always pleasant. And the few retail units that are already here include an excellent burger place and starplex. Easy access to the silver line park and ride too. What's a bit annoying is the lack of a door opener in the apartments and designated parking.
We are living here for past few months. Good managment , neat and clean. Its worth living
