I moved in several years ago when the building was still managed by Bozzuto. Since Comstock took over, the building has steadily gone downhill. However, the maintenance issues are reaching a point where the building is not delivering on basic care. The elevators are regularly out of service and a few weeks ago, none of them were working. The first hot day of the year, we discovered that once again the air conditioner is not working in the common areas. It didn't work in the common areas last year, or the year before. The temperature in some of the common areas in April 2024 has already risen to 80 degrees. And probably most egregious is the flood today. We got an email that the sprinklers had gone off. No mention of the impacted apartments, the cause, the remedies, etc. Through a little bit of research between neighbors, it was discovered that 4 of the floors were impacted. However, the management didn't bother to clarify this for anxious tenants or discuss the remediations they were making. In fact, the apartment manager went home without sending any follow-up communications to concerned tenants. The building is very close to the Rockville metro, the courthouses, fabulous grocery stores, and Rockville Town Center. The concierge staff is outstanding. However, none of these great attributes make it worth the financial risk of being stuck in an elevator on your way to an important meeting, having your belongs ruined by a broken sprinkler system, or being unable to use the amenities you paid for because the building is overheated.

This year has been nothing but a very pleasant one, living at the Blvd Forty Four. Again, Monique and her team have been the best to me. Mamadou continues to be good to us all. The units themselves are wonderful. Amenities and front desk staff are top notch. BUT I have never smelled so much marijuana since college....the stairwells and resident parking area reek like a hotbox on a daily basis. Often the smell of pot wafts into the units from either the street or from the hotel next door. Yes, it is a non smoking building, but be prepared. Many residents complain, not much can be done. Otherwise, the community is lovely.

We was looking a place in Town Square and BLVD 44 was the right choice. The management was very attentive to us and tried to help us with all the details to close the contract and how to move-in. Living at BLVD Forty Four has been truly exceptional because of the 1) staff and 2) community. I cannot say enough how professional, positive, productive, and personable all the staff have been from the amazing Regine, Shaa and management team, to Sam and the operations/maintenance team, Concierge team Mamadou and Monique, and the housekeeping team. Everyone is so responsive, and really makes living here feel at home. Not to mention, all the fun events and parties hosted by the BLVD Forty Four Team. I lived at Blvd 44 for a year and really enjoyed the experience. The management was responsive and competent. They always answered my email within 24 hours. The maintenance staff was courteous and competent. The environment was quiet. You won’t hear your neighbors next door. They have a club room on the 15th floor with a spectacular view and lots of sunlight. The concierge staff was helpful and friendly. I never had any problems with losing my packages. The apartment itself is right next to the Rockville town Center. You can walk to Dawson’s Market to do your grocery. There is a Walgreens, CVS, Starbucks, Giant, and post office nearby, all within walking distance. I lived alone but never felt unsafe. I would stay in the same apartment if not because I was moving across the country. I cannot recommend this place highly enough.
A new management company took over a few months ago and things have been downhill since. Minimal communication or introduction when they took over. They fired all the old concierge and parking garage staff. Light out in our hallway for weeks. Changing the rent payment systems multiple times. And my email never made it to their list when they took over the residents so I don’t receive any important emails from them. It feels like they are just trying to tick the boxes of what a basic management company should do but they don’t actually care at all about the residents, most of which have been here long before they took over.
Before moving in, beware of the clothes dryer. It will destroy your clothes with strings and buttons. The management staff also did nothing to help our situation, so we decided to move out and move on.

Five stars for the apartment homes and the building and one less because of issues with the resident parking garage! The community is very very well maintained, and each apartment is modern and bright, we’ve lived here for 2 1/2 years and find the personal touches to service, even in a large high rise, to be a nice plus. The parking is a nightmare on the worst days and dreadful on the best, not a direct “fault” of Bozzuto but rather a product of the fact that the secure resident parking starts on level 4 of a garage that also provides public parking on levels 1-3, and unfortunately demand is far greater than supply of spaces in the public area of the garage. Gridlock ensures at multiple times of day when the public garage space is full! PLEASE PLEASE fix the parking!

The Upton has a prime location--easy walk to Metro, and all the restaurants and shops around Rockville Town Center--plus a comfortable, well-maintained building--plus a staff (leasing office, concierges, maintenance) that work together as a team to deliver an outstanding residential experience. The Upton sponsors free all-tenant social activities about once a month, often in the 15th floor club room, that provide a great opportunity to meet your neighbors. They also partner with local businesses to provide discounts by showing your Upton resident card. Upton residents are diverse demographically and tend overwhelmingly to be as friendly as the staff! We have lived here since May 2018 and love it!

The Upton is a new apartment complex in the Rockville area and is conveniently located across the street from the Metro Station. There is a skywalk around the corner that takes you safely and directly to the Metro and it has been great for catching the trains on time. The community also has a very engaging and attentive staff. Maintenance requests seem to have a turn around time of 24 hours, you get a personal phone call and email when packages come in. The team will do whatever they can do provide exceptional customer service and continue to provide an inviting environment. The concierge, Orlando Nunez, has especially been great at fulfilling residents' requests.
