Do you dislike the hold the internet has over you? If so, you should live at this apartment! My WiFi has been out for eleven days (almost two weeks), and there's no end in sight! So if you want to disconnect from modern life, this is a great place to do it. It's also perfect for getting over your fear of bugs and cockroaches! I see cockroaches practically daily (and my roommates and I keep the apartment fairly clean), and have started to use killing them as an opportunity to unleash my rage at the fact that my apartment has been without WiFi. I've taken to hissing insults at the cockroaches as I squash them, feeling the life drain out of their worthless bodies. They aren't paying rent, so I evict their souls from this overpriced apartment we call life. If you really hate sleep, this apartment is great as well! With beds that will squeak and shake every time you move, you won't have to worry about quickly falling asleep again! It's great, because the legs of the bed will also be tilted perpetually at a sixty degree angle, also allowing you to be afraid that the bed will fall apart as you sleep. Essentially, if you want an apartment that will build your character, this apartment is perfect. With cockroaches, internet outages, and squeaky beds, you can be sure that you'll come out of the apartment a more resilient individual than you came in.
Appliances are old and break down all the times. Oven took for ever to cook anything even after they ‘fixed’ it. Washer would not empty water. All throughout school year, the dryer took hours to dry the lightest laundry loads. A/C broke down on move-in day and couple times throughout the year. Service people took for ever to come fix issues. Management and billing are a total mess. They kept asking us for rent and utilities 3 months after my son officially left while collecting the same from the new tenant who was subletting the unit. The property manager would never return calls and kept having receptionists collect messages they would never address. They kept sending threatening emails even after I asked them to stop. Sadly but fortunately, I had more luck with the collection agent who called them to explain we shouldn’t be charged. They then stopped asking for rent but insisted on having us pay for obscure charges to which their receptionists perpetual explanation was: « it’s part of the ledger ». When we asked what those charges on the ledger represented, they had no answer. Beware. Beware. Beware.
DO NOT MOVE HERE AT ANY COST!!!!!!!!!!!!!!!!!! I have never came across a management team as indifferent as them. When I first moved in, the carpet in my room was so dirty, the couch was thousand years old, the shower was thousand years old. There were bed bugs on my bed. The ac was not as effective in my room as compared to other rooms in my apartment. Our dryer broke down and it was replaced after 2 months .. TWO MONTHSSS!!!!!!!!!!!! There were cockroaches in our kitchen. It was so disgusting. We used to call pesticide control every month and they took atleast 2 weeks to take any action on it. And still after every pesticide control, there were still cockroaches roaming around in our kitchen and they stayed there for 2 years till the time I was living there. One more thing, we asked the management to replace our couch a million times but they never replied back to us. The story ends with them asking us to pay for moving out expenses which includes steam cleaning for the carpet (hilarious isn’t it), for damaging their century old vouch and CA cleaning. Now before signing a lease agreement with them, please keep my story in your mind.
Worst management I have ever experienced. They kept calling me while I filled out the application- after that, they rarely answered my calls. When I had a problem and wanted to speak with someone in charge he was never available- the people working for him didn't know enough to help me. They'll talk to you when they want to, not when you need it. They are horrible.
Not only was I getting incorrect information from staff left and right about any deals that were ongoing for these apartments, but once I had finally signed a lease the manager and staff made absolutely no effort to attend to my issue despite my several calls. The Niche listed the wrong contact email for me on my roommates' move-in emails which I am assuming is the email to which my move-in information has been sent because I still have not received an email. Somebody else is getting my emails and there are two days left before move in and I have called ~7 times since I realized 2 weeks ago that the email was incorrect to inform them that I STILL have not gotten any of my move-in information via email unlike my roommates. Every time I call I am told to check my spam inbox (there's nothing there) or "let me speak to the manager" and then I am told that the situation will be fixed and I will get the email (which I never do). And then when I called to speak to the manager myself today I am told that they are unavailable because they are busy. Of course they are busy, now there are two days before move-in! But they were the ones who dropped the ball in sending me the correct information in the last 2 weeks that I have been bothering them about it when I first realized the email was wrong to begin with. That isn't on me! And this isn't just an immediate problem regarding move-in either; if the email isn't changed I will not have access to any future emails pertaining to apartment news, my building, rent, community involvement, etc., etc.

I understand the only appeal to this complex is how cheap it is but please do not sign the lease to live here. Between the awful, disgusting building and the rude staff, nothing about this place is worth your time. Save yourself time and effort and look for a place with truly nice employees and better interiors.

This place is one of the worst places to live at! The hrs to pick up packages are terrible, everything breaks in the apt. My fridge btw has been freezing stuff since i moved in 1.5 yrs ago and it still hasn’t been fixed. There are literally roaches in every crevice of every section of the apt. The beds squeak like no tomorrow no matter how tight you tighten them. Just don’t rent here. Don’t make the mistake I did.

Management was horrible from the start! The apartments weren’t ready to move in at scheduled date! Most parents were complaining about the condition of the apartments. We were only showed a model apartment, professionally decorated. We were NEVER ALLOWED TO SEE A REGULAR APARTMENT. There’s a roach infestation and maintenance crew loves to watch TV and eat lunch in the apartments they’re paid to repair. We called for service and returned to food all over the coffee table an the television on. My husband and I had to clean and paint prior to moving our child in!! We had no time nor budget to rent another place at the time. Stay away if you can afford it!
The persons that run this place are awful and they lie to the students and make everything so difficult to them , I strongly don’t recommend
I have been living here for one year. In summary: Pros: Apartments are newly renovated, laminate floors throughout common areas. New appliances, new furniture. Staff is really friendly and nice. Utilities were included in the rate - not for next year (2019) though, which is a bummer. The pool area is great. Cons: A/C units are very loud (specially for D rooms that face them). Old carpet on bedrooms. Showers are old (they were not renovated). Wifi is slow and at least once a month there is a day without connection!!! Overall I believe is a good place to live, I would recommend it.
I had to move to this apartment complex after a tree fell on my house last fall due to Irma. My lease started in November and it was terrible from start to finish. The management at The Niche is terrible and multiple times when I had issues with my rent or anything that involved the office staff I would be told one thing but then my roommates would be told something different. In my 9 months at The Niche I never spoke to a manager once, even after receiving an email from him asking me to come to the office to speak to him. We had a broken dryer that took them THREE weeks to finish and my toilet, even after being "fixed" several times, wasn't fully functional through my entire lease. The only reason that I've given them a 2-star rating is the apartments themselves are decent enough and the amenities (pool, gym, volleyball court, etc.) are nice. However, it's still not enough to make up for the inevitable hassle tenants will have with the staff. Do yourself a favor and stay away from this complex.
I want to point out the highly unprofessional approach by the new management - it is creating more problems than not and worse. I have been living in this Community of 2 years now - and I renewed my lease on October 2017 under Peak Campus Management for a higher rate - Are these renewal contracts valid if the management has changed? How is it fair that the other potential residents will pay almost $60 monthly less than what I have to pay. I made many attempts to get clarification on this issue - but I never got any response to my emails.
What do you expect in an apartment? A nice pool, a volleyball court, a gym and a study area? Well thankfully that’s all provided here, and all of these amenities are very nice. However, I still would not recommend living here. As a busy student, I look for the bare minimum in housing: a good place to sleep, eat and shower. I spend most of my days outside of my home, either on campus, at work, or at others’ houses. When I get home, I expect to sleep well, and unfortunately for the past year I’ve lived at The Niche, I have not been able to get consistent rest. Neighbors would utilize the pool after-hours, blast music at any moment of the day/night, and have loud conversations I can overhear while in my room. I’ve been woken up at different times of the night, going anywhere from 1am to 6am, because of the aforementioned disturbances. As a light sleeper, it becomes incredibly difficult to have a good night’s rest multiple times a week. I’ve been sleep deprived, formed bags under my eyes, and have been increasingly cranky and irritable throughout this entire year. The residents here have no respect or decency for other residents. Sign here only if you care about amenities more than your mental and physical health.
I really miss the old management! I have been living here since 1.5 years and I hate to give 1 star to a business, but this one really deserves it. I reached out to the leasing office multiple times through different channels before putting the review but they don't care at all. Since it seems they care about the public reviews here, I thought maybe I should reach to them here. I was happy with "Campus Club" before the new management arrived. The management is horrible. I didn't have a simple lock on my door for 40 (yes, forty) days! And once they fixed it... well... see the pictures!! They came to clean my shower and bath and they damaged the shower head and made my carpet dirty with muddy shoes!! They changed the lock on my door only 2 weeks after they changed all the locks and gave the new keys! I came home at 3:00AM after a long day at work, I found out my lock has changed!!! I ended up paying over $150 to spend the night at a hotel! The new bed, dresser and desk are downgrades not upgrades! Utility is covered up to $40/ person but if they can't find you a roommate, expect an overage of $90 on top of that $40 every month!! Conclusion: I have been living in average student houses like this one for the past 6 years. For the amount I pay, I don't expect too much, and in my reviews I gave at least 4 start to most of them. But this one is really awful and I am here only because I signed the lease with the old manager. You won't be treated as patron (as they claim) or as normal people (as I expect). You will be treated like a club guard treats drunk college kids! Trust all the recent reviews and find another place.

Appalling to say the least. The first unit was filthy. The unit had an older stove and there was so much build up you couldn’t see the burner pans. The shower had mold 4 ft up the walls. The toilet & bathroom sink were equally disgusting. The carpet was severely stained. We refused this unit. I asked about room inspection and was told they are conducted quarterly. We have pictures of the room condition. We thought our experience was the exception, but there was a roomful of angry parents/students. We were offered a renovated unit. While this unit was cleaner, but the list of mx problems was ridiculous. The metal frame bed was partially assembled (hardware hand tight). The living room sliding door only opens 1 ½ feet. The kitchen GFI outlets were painted over. The laundry room & bathroom door outer panels were splitting & separating. The dryer duct connection was too short and had to use duct tape to attach the dryer duct. The bedroom door hinges had stripped screws & laundry room door hinge was snapped off. The bathroom had a light bulb with broken glass but the bulb base was still installed. The smoke alarm in the living room chirped repeatedly (wired wrong). No smoke alarm in the bedroom. There was a 2 foot scratch on the new floor. The “renovated” unit issues were called in (3) times and the majority of the mx was cleared without performing any mx. We were provided a phone number to check status that was never responded to. Management also gave keys to individual assumed to be a roommate only to find out they had no record of the individual having a key. There are fundamental problems at every level. The onsite managers have minimal authority as it appears to rest with a regional office. I can’t begin to explain the level of incompetence it takes to have apartments with this many mx problems. Like many of the other reviews on this & other sites, we’re locked into a one-year contract but we will be moving out when our time is up.
The new management never respond to any of your communications. The leasing office staffs - most of them are students working as part time, cannot handle or solve residents issues. Number of visits to the office without any outcome. Don't get attracted by renovated furniture & appliances. International students "beware of signing the lease". You will end up with bitter experience. I regret for signing the lease here and I would never recommend this community to anyone for various reasons.

This has to be hands down the most disheartening, exhausting, infuriating, dissapointing, annoying, and inconvenient experience of my entire life. And this was before I even moved in. The staff at the niche were completely unprofessional, unhelpful, and unpleasant. It took FOREVER just to get my lease in and to get a response from anyone (email or phone). Roommate selection was an absolute joke. They didn't even bother to consider what I wanted, even though it was in the form. I felt like I was kept in the dark the entire process. I wish I had never signed here and definitely won't be resigning. Soooo many broken promises!

I signed a lease with them recently and the office is so unorganized. First, one of the employees told me that my friends and intended roommates signed for the upgraded floorpan, so when I went in to sign my lease, I signed for that floorpan. Later, I was told that they actually didn't sign for that floorpan, but I could still be their roommate, I would just be paying for the upgraded one when and living in the non-upgraded one. We went in to get this issue resolved, and we were told that nothing was guaranteed. When they sent out roommate listings, me and one of my friends were listed together, but the other two weren't. We complained, and now she is listed with the other two but they said they still haven't found a fourth person for their apartment. Hello, I am the fourth. Ive emailed them with no response, called with no answer, and I'm not currently in Gainesville but am considering making the drive because it seems as though the only way you can resolve issues with them is in person. I am already regretting signing with this company and if there was a way for me to terminate my lease without being fined, I would.

Pet-friendly and affordable, but management was unprofessional and disrespectful (before AND after the name change). They frequently entered apartments without notice, they were misleading when describing the quality of the apartments and amenities, and they were often condescending when interacting with residents that aren't fluent English speakers. I moved primarily for these reasons

When I first arrived at my apartment there were old appliances, mold on the shower door, and broken blinds, all after they said they had done an inspection and cleaned my apartment for move in. After asking to fix my toilet multiple times because it randomly makes noise they never came to fix it. The roommate selection process seems to be random even though a paper of interests was filled out to try and get a good match. I was wrongfully charged a fee that I should not have incurred and had to call to get this fee removed. Then "renovations" started and took place while I was still living here. They asked multiple times that we "not inconvenience them" while they renovated by moving all of my belongings off of any property owned surfaces and caging my pet for an entire day, which seems inhumane. They told me they would charge a $100 fee every day I did not comply. The workers turned my AC down to 50 degrees each day, even though I asked them not to (as this would cost me more). Even after the "renovations" were done, my "wood floor" is scratched, the refrigerator doesn't fit well in the kitchen and isn't connected properly to make ice, and there are electrical wires hanging over my stove. Now that they are charging an outrageous fee, I feel that anyone looking here should VERY STRONGLY reconsider where you would like to live. This company/apartment complex only cares about themselves and NOT the comfort of the tenants living here.

A lot of places in Gainesville are terrible so I would say that the campus club is one of the best, for the price and the space. There are some problems with the appliances but the key to getting new appliances is to complain when you move in. They will replace most things including your mattress. The pool is big but I don't think it is heated so I haven't gone in it yet. The service is usually fast and no one is mean. Cox internet can be spotty and so can the cable but it is fine. The people at the office are nice and there are many opportunities for free food (breakfast, pizza, and chipotle but chipotle goes fast). Campus club is almost first on the bus route which is 100% necessary because the next bus stop really fills the bus up. Campus club is also a walk away from Bento, Relish, and Chipotle WHICH IS GREAT. There is construction going on across the road which is annoying but I usually cannot hear it. Also, don't get an apartment in the back because that is a long walk to the bus. Building 6 is a good location for me.

I love how affordable this place is! They have free printing and free coffee for residents. Plus they have events that basically give away money, saving me a ton. I can walk to chipotle or target. The bus to UF is really fast. The staff is very friendly and helpful. I would recommend this to my friend.

Great student housing for a really good price! It's located close (walking distance) to everything you need and it's only a 15 min bus ride to the UF campus.

I lived here for a year and I don't have any complaints. Maintenance comes quick, great location, decent prices. I would definitely recommend this complex to any student.

Campus Club is a great first apartment for students. It's offers a lot of amenities thats fits in with the college lifestyle.
Worst apartments. Very old apts, not even in good condition. Headstrong people in leasing office.They are not cooperative. No amenities provided. Once you lease agreement, then they show their real face. Never go to Campus Club. I did mistake by coming to campus club. Bedrooms are stinking. Molds in the bedroom and in Bath room. Broken furniture. DONT COME TO CAMPUS CLUB.
Campus club is very nice for the price and the apartments are rather large, but what makes me really love It here is that they are always very helpful with any issues you have, they have the best customer service in the business, all the employees even know every single resident by name. All In all, its the best student living in Gainesville.
