Property Ratings at BLVD | Reston Station
Concierges range from fair to great. Maintenance responds quickly ½ the time and completely ignores you the other half Property Manager is always agitated and angry. She makes living here unpleasant. Amenities are closed-off more than not. You’ll be ignored if you try to complain about this.
I made an appointment to tour a unit. The parking situation sucks. Had my car hit while I was waiting. I met with my leasing agent who just said "wait here" I was on time and sat around for 20 mins while she was on her computer. Didn't even say HI. Just "wait here". I got up and left. She asked why. I told her I don't want to give me money to a place that doesn't want it. Terrible attitude! BUT, I wasn't about to leave without seeing the apartment. The mgr. showed me 2 units. I was struck by the smell of weed in hallway. Just an awful experience.
Automatic doors, amenities, and elevators are constantly or permanently out of service. The administration does not attend to the maintenance reports and do not propose solutions. The construction behind starts at 6:00 am and sometimes even on weekends. It is not a quiet and clean place to live and the security of the area is not good. A few thefts were reported in the Blvd Reston Metro Plaza (2021 and 2022).
As a former resident of BLVD Reston I would strongly recommend that any prospective tenants pursue other options. If you enjoy modern services such as food delivery or ride sharing prepare for misery as there are no dedicated spaces or procedures for these drivers. If you anticipate receiving timely action from a responsible business, I have bad news, prepare to wait, follow up, wait again, ad nauseum. If you hope to keep a view from the unit you're touring, best of luck, their management company has obscured proposed structures or 'forgets they were going that high'. Lastly, hope against hope that they don't owe you money - you'll be lucky to ever see a red cent, my security refund check bounced.
Great apartment complex on top of a metro stop. Location is so great, next to the highway, restaurants, cvs and Starbucks. There’s a bike trail very close as well. The move-in experience we had with Kecia was great! So kind, welcoming and great. We got the apartment we really liked with few great perks and a deal in summer 2021. The building is very secure, has great parking garage, bike locker with water sink, ev charging for electric cars. The grounds are very safe, secured, there are double key entrances to the garage, no car can leave without a key, so there is no random cars going in or out. Same goes with concierge! Food delivery are sent to exact floor they need to go to, elevators are automated and no one can go around without a key fob. The people that leave 1 star reviews are overly dramatic and don’t consider everything and just focus on one incident that can happen at any place. I had nothing but good living experience here. The construction is outside, yes, how can this building control that? It’s coming to completion and this is brand new block that Reston is building. The apartment unit is very quiet, modern, great finishes and perfect layout we wanted for 2 bedroom. The building has a beautiful terrace, courtyard, WiFi in all spaces and very accessible location!
The biggest reason we decided to live here was for the view. Sometimes, we wake up and it's like being in a cloud. The windows that we have are floor to ceiling. There is, what I think to be, a hawk family that flies around! We have the view of a city and a more wooded area, it's amazing. The staff is also always nice and responsive. The location has its ups and downs. We are just a could of steps from the metro (don't even have to cross a street) and there are a couple of stores in the Plaza area as well—like Founding Farmers, CVS, and Starbucks— but beyond the Plaza, there is only a bike/walking trail and office building. So if you want to walk around someplace like a down town, you'll have to drive/take the metro, which isn't bad.
This is the worst apartment I've ever lived in, from a support perspective. The property is beautiful and so is our unit (despite only having 2 small windows). The issue with this property is the maitenance and staff. My A/C has been out for nearly 2 weeks. I go to sleep and wake up in 80+ degree temperatures daily, I've come to live with the feeling of sweat dripping down my back. I have to literally STALK maintenance and the concierge desk to get any help. Even when I do get in touch with them, I'm told that they will "get right to it" but they never show up. Over the last 13 days, we've called/emailed/showed up at the desk/opened tickets in over 100 instances. In these 100 instances, we've had maintenance show up to repair the A/C only 3 times. 3/100 success rate for getting responses on maintenance tickets. Yet, the A/C continues to go out 1-3 hours after they "repair it" every single time. I've requested to speak to building management multiple times, but apparently they are too busy. Oh - and don't try to use your lease terms to bring them to action. The lease specifically states that A/C outages do not constitute as an emergency. Don't move here, I wish I didn't.
I do not recommend this place. The leasing office staff are terrible. One person will tell you one thing, but you will get a whole different response from another. They continuously screwed up my rent. One time they told me I owed money when in fact they owed me. Do not move here
So lived here for a while and I have to say it's a nice complex tons a of features and amenities. However, think about the logic of x months free. If I said you get one month free on a 5000 dollar apartment does that mean that you now have 5000 dollars? The answer is no...BLVD is incentivising for the sake of filling the building by manipulating you to think you are getting a "deal". There's no real money ever being negotiated with, it's just an abstract value placed on the unit. Any savings you think you will have will be paid in full with the lease renewal which will be from 10-15%. Just consider what is real; your money in and money out, you only get paid a finite amount every month and won't be given 5000 dollars to spread over the lease term to lessen the cost of rent. Like I said it's a gimmick and just be prepared to move out at the end of our lease Aperture is nice and there are lots of other complexes in Reston that don't play this game. FYI typical price increases for rent are on the order of 2-5% not 10-15% like I have seen here. Lastly, my comments are from real data from friends I have in the building whose leases are up all of which are moving because of the increase; my claim to this is just look how many units are available for BLVD vs any other building.
It is easy to get sold by the interior of the building. I will give them credit for that. It looks nice. The unit are OK, too. That being said, as some of the other reviewers have already mentioned, you will not be able to sleep during windy days due to the vibrations noise coming from the balcony railings. Your unit may not have a balcony, but if you are above, below, or next to a unit with a balcony, you will hear the noise even if it slightly breezy outside. It will interrupt your sleep, dinner, movie experience, or whatever you prefer to do without an annoying noise in the background. And it will go all day and all night even if it is a little breezy outside. I strongly encourage anyone considering moving into this building to think twice. You may not hear anything when touring the building or even after a few days of moving in. But you will eventually hear it.
1-Too expensive for what they offer (not worth it) 2-Good luck getting good night sleep or have a quiet day having the Fire Station equipment running out every hour with screeming sirens, day and night. 3-The building is very noisy when it's windy; howling noise throughout the building. 4-If you like snobby people, this is the place for you; staff, management and residents. It's for an upper class of snobby folks. 5-Residents with pets feel entitled to let their dogs relief themselves all over the building, including elevators (ewe). 6-Parking is like shark tank. 7-High turnover of employees that are clueless. 8-When you send a request or ask for assistance relevant to building, you are ignored until you get mad. 9-If you like the smell of other residents food, this is the place for you. People cook and vent odor to hallways. Management do not frown on violations; they are scared residents will move. 10-noise, noise, noise....snobby people noise. They pay a lot, they feel they are entitled.
I so regret moving into this place, the leasing officer Kevin Yoo is deceitful, when you confront him, expect him to try to make your experience here miserable... If you have no issues to confront, you might be ok... but God forbid if something doesn't work in your apartment and needs to be fixed, or you want light in your living room, or windows that open etc... If you have visitors they pay for parking ... etc... etc...
This building is beautiful, my husband and I toured last weekend and reserved our apartment! The construction is not finished yet but what is finished is stunning. The leasing staff did a great job with walking us through the building. Can't wait to move in!
I work in DC and live in Herdon. Can't wait to be able to not to have to drive to the new Metro Station. I reserved a 1 Bedroom today and got a great Special. !!! Tom. S
