Property Ratings at Boardwalk at Alafaya Trail
Compared to everywhere else, this complex is severely lacking. I lived there two years and my dryer never worked, took 3-4 times for one medium sized load, my roommates and I ended up hanging up lots of stuff to dry, dishwasher never worked, just splashed your dishes with gross water and the soap wouldn’t even get washed off, sink was broken so often We had a plunger in the kitchen. Basically no appliances worked well and when maintenance did come around, they’d barely help, leaving it all broken still and say they’ll put in an order. My roommates and I called the office every month to fix our dryer and it was never fixed. But don’t worry, you’ll definitely get overages every month! My roommates were all seniors and one fall for two months they all went back home and I was hardly there and kept the a/c off cause the winter was cold enough I didn’t need it, and still! 14 dollar overages for everyone! The amenities suck, the “hot tub” is a lukewarm pit that is always full of soggy leaves and half dead bugs. If you ever wanted to feel like Shrek in his swamp, try boardwalk! Also your fridge, pantry, and bedroom closets are horribly small. Some furniture has been replaced recently, some off it looks like goodwill has better stuff. The carpet and “wood” floors are old, stained, and falling apart. The water pressure in the shower is weak and for two months I didn’t have hot water in the shower even though I told them on move in, ended up googling how to fix it myself and bought some tools from Home Depot. Pros: the pool ( not the hot tub ) is kinda nice, close to campus, quiet. Cons: literally everything else!
I moved here on a whim without visiting or anything first! I have enjoyed my time here! The apartments are good and fully furnished. It's not brand new or anything but they try to keep it updated and maintained. We have brand new wood flooring in the main area. The maintenance guys are quick to help and friendly, haven't had any issues besides a fix for the toilet once. I love how close it is to campus and shopping. Target and everything else is just down the road. I think it's a great place for anyone coming to UCF!
These apartments have the largest bedrooms, each with a queen bed and your own bathroom. It's also one of the safest communities to live in. There is a free shuttle bus to UCF.
I lived at boardwalk upwards of four years. I've had some great roommates and some horrible roommates. Ones that barked and howled throughout the day. And some that quietly studied in their rooms. It doesn't matter what group of roommates it is however one thing remains the same. The ungodly amount of hidden fees that they charge you and claim is fair. I had to change rooms at this apartment complex twice. Each time I had to be charged move out fees for something that was broken before I was moved in. This is because management hates to look at their own move in inspection sheets. Not only this, most roommates that I have had got overages every month due to the set electric being way too low. Do you have a gaming console or a computer? Be prepared to have an coverage of TEN dollars a month per person. Im sorry if it sounds like I am ranting here, but they just hit me with a move out bill two months after i moved out for items that were on my move in inspection sheet and all they did was claim that it couldn't be helped because it went to collections already. I enjoyed my time here, but it was through veiled glasses. In total over the time that I've lived at this apartment. They have probably overcharged me in the area of 500-600 dollars. Remember folks, cheap is cheap for a reason.
Boardwalk was great tbh. I only moved out because I wanted to live with new friends in their house. The office was always super friendly and helpful. Maintenance got everything done sooo quickly. The rooms are HUGE compared to any other apartment complex. All the bad reviews are old and are mad at Boardwalk for things beyond their control. Definitely would recommend.
Do not live here. You will have overages every single month for no reason. I swear they make up the overage charges. The coast monthly is not worth the tiny apartment you get. Front office staff is not helpful at all. Cable and wifi goes out almost every time it storms. Bedroom walls are super thin. Ants in the kitchen.
The internet speed they provide is unbearably especially at night when everyone is home. They say it's unshared internet , but that's a load of crap if it slows down when more people are home. Even retirement homes have better internet connection then this college apartment filled with students who need the internet speed the most.
Parking is terrible, if you live in the back you will end up parking near the front part of the complex at night, even then, the parking spots are too close to one another. Internet and cable cut out randomly, mainly after midnight. Security doesn't do their jobs adequately, even when they're actually there. Front gate was supposed to be activated, everyone has a key-card for no reason. Although the exit gate has been fixed multiple times, doesn't do much good when the entrance gate is wide open. Pool area is terrible, which is why nobody parties there, even though its college housing and that's usually what college kids do. The hot tub was a luke-warm, half-full puddle the last time I went. Apartment lighting is terrible, always dark and depressing, not a good study area, or living area for that matter. Bedroom doors are made of cardboard. I can hear my roommates as if they were in my room. If you move here, buy a box-fan and keep it on max speed to try and block out noise. Get a place up front so you actually have parking. Not worth the $600 a month, even for college housing. I can't wait to move out.
I moved into Boardwalk Apartments on Alafaya 8/15/16. Since then it has been a nightmare. I lived here over the summer and was told I had to completely clean my apartment and make sure everything was move in ready or I would be charged. Moving in I expected an apartment with clean living areas and working appliances. The first thing I see is the stove pulled out of it’s place, blocking the entrance to the kitchen with the door missing. I was forced to buy food for 2 days because I could not cook on the stove. The shower rod in my bathroom also broke on me while showering. I called boardwalk multiple times to handle these issues, and my roommate also went in. After 2 days of complaining someone came in and pushed the oven back into place, plugging it in, still without a door, leaving us with a major safety hazard. My shower rod was also still broken and on the floor. My roommate and I went in to speak with someone about the problem, along with another friend of ours in the complex and her oven door was also broken and she moved into a DISGUSTING apartment. When we went in we immediately brought our concerns up to one of the leasing agents, I believe her name was Allison, and she was immensely disrespectful. We made it clear that we were upset that we were being forced to pay $585 for the entire month of August and yet the rooms still weren’t move in ready. I asked to speak with one of the people in charge and she wouldn’t let my friend from a separate apartment in to speak with him as well, just me. He was polite and said they’ve had a lot of maintenance orders but ours would be taken care of. When I went back outside and my friend asked to speak with him Allison said no. My friend asked Allison why her apartment wasn’t move in ready and Allison proceeded to laugh at her. I also asked about the security gates being broken, as we were under the impression that we lived in a gated community, and she just told us “yeah they’re broken” and they’ve been broken for some time. My friend then asked if the amount of work orders/time to have work orders fixed was usual and Allison told her “To be honest I’m not going to answer any more of your questions” and then turned to her computer and proceeded to ignore us and refused to turn to us. I have never been so disrespected by a customer service employee in my life and from reading some other reviews about boardwalk this seems to be the norm.
The apartment is in a great location right next to campus. Be prepared for a college crowd. Lots of partying but if you live in the front building it stays pretty quiet. The management is terrible and they will lie and cheat you into giving them more money. They charge for overages that they can't explain. They are not helpful at all maintenance takes forever to come and when they fix things they usually just make them worse. For the price of rent its still worth it the rooms are huge. They are horrible at matching random roommates though so come with friends!
Charged 3 months after moving out because of their own mistake!!! Also charge whatever overages they feel like each month. I lived at Boardwalk for over 2 years and after graduating in December 2012 I looked to move elsewhere. I had 6 months left in my lease, however the management notified me that they had found a sublease for me and I could move out of my room by Jan 3, 2013. I came back to Orlando on Jan 1 and moved all my belongings to my new house by the 2nd. After signing all the papers I left Orlando thinking all was said and done. Only to receive a letter 3 months afterwards stating that I was being charged for a months rent because the sublease that THEY found to take my place decided that he/she did not want to live there. This is absolutely ridiculous and I do not understand how this makes any logical sense. Along with this bogus charge, Boardwalk charges you whatever overages they want each month. There's been months when all the roommates are out of the apartment and we still receive overage charges. Do yourself a favor a look elsewhere. There are a ton of great places in the area.
Management is horrible. I would not even recommend this complex to my enemy. Find somewhere else. Not worth it.
